Another one likely to become apartments. Weren't we just discussing the possibility for this building?

 

The 75 Public Square building appears set for sale

Another old building downtown is about to sell, this time the 15-story 75 Public Square, with apartment owner Frank Sinito as the likely buyer.

 

The eye-catching Italianate building on the square’s north side is being marketed by Beachwood-based Cleveland Retail Group, which reports on the CoStar online realty data service that the building is under contract. Building owner Daniel Dzina has owned the building since 1996 through North Point Properties, LLC.

 

The building is home to a bevy of Cleveland law firms, and tenants already are getting notices of the pending sale. One tenant said her company was not told anything about needing to relocate, which she would resist because she said she loves the old building’s design and proximity to Cuyahoga County Justice Center. She discussed the situation if she were not identified by name.

 

Meantime, Sinito, owner of Independence-based Millennia Cos., on Aug. 15 formed two limited liability corporations with names that would be suitable for buying the building: 75 Public Square LLC and 75 PSQ Investment LLC.

Ugh... I'm getting sick of all these conversions. Please build new buildings or rehab old empty buildings. Too many empty parking lots and abandoned buildings still exist.

With the amount of parking lots and Class "C" building around the CBD, there wont be any or very few new builds, until most/all of the class "c" space is converted.  This includes parking lots.

Ugh... I'm getting sick of all these conversions. Please build new buildings or rehab old empty buildings. Too many empty parking lots and abandoned buildings still exist.

What suitable old, empty buildings are there downtown? I can't think of any.

Other than the old Huntington building at 9th & Euclid, what empty buildings exist? It's only a matter of time before Optima converts the old Huntington Building. As for parking lots, tax credits make the restoration of historic buildings too profitable to ignore. And once these existing buildings are converted, the pressure to build an office building (probably with new apartments too) will be too much to ignore. This is a market-based reordering of downtown buildings. True, tax credits are essential to these renovations, but the buildings are being renovated into housing, not Class A offices. The reason is the market for housing is so much stronger than offices. But the amenities that are be added downtown to serve housing will also make downtown a more attractive place to work, too.

 

Let it play out over the coming years. 75 Public Square is just the latest domino to fall into the housing category. There will be more.

It may not be a conversion, I believe the developer was searching for a building to relocate his HQ or perhaps it will be a mixed use

^That's a good call. Going back to the article about the Garfield building purchase Millennia indicated they were looking at additional properties to move about 200 employees from Valley View and would need about 30k sq ft for that and also adding:

 

"We're in the market for a building that could be a mixed-use building with both offices and apartments," he said, declining to identify specific properties. "That's how excited the Millennia Companies is about downtown."

What's the name of the building just north of this building with the one facade having no windows? Didn't that building recently get sold as well?

75 Public Square office building sold to Millennia Cos., slated for apartment conversion

 

CLEVELAND, Ohio -- Another downtown office building is set for conversion to apartments, this time in a deal that plays off the planned makeover of Cleveland's Public Square.

 

The Millennia Cos. of Valley View purchased the 75 Public Square building Friday in a $4 million transaction, property records show. The acquisition comes as planners are working toward a fall groundbreaking for the Public Square project, which will create more green space in the heart of downtown.

^ Good to hear that we'll finally be seeing some new residential on Public Square. Here's to hoping that the offices choose to stay downtown.

^ Or that if the offices here (and others that get displaced by recent renovation plans) get spooked by rising rents opposite tightening downtown availability, they look at options in adjacent neighborhoods rather than fleeing to the suburbs.

 

I think this is probably my favorite building downtown ... Have always been in love with how slender it is :D

Always loved this building.  It's stately but kind of quiet and off to the side overshadowed, to a degree, by its larger, boxy International-Style, newer future home for 75's original tenant, the Illuminating Co., to the west and the historic Old Stone Church, to the east (esp. with its restored spire of a few decades ago)...

 

The developers don't appear in a rush to convert and, as Michelle notes, their application for tax credits and subsidies even though their shooting for 16-24 months for completion.

Apartments directly on PS North and South.  Now is only we could add some condos/apartments on the West.....but where?  ::) ::)

I guess I should finally put my fantasy of buying and converting this building to a boutique hotel to rest. :)  I think it's my favorite downtown building too.

 

Will be interesting to see if these guys plow ahead with conversion even if they aren't able to line up the preservation credits. Given the eventual view from the front units, they will probably be able to charge some premium rents.  And while I'm not wild about limited state subsidy going to a relatively intact/inhabited building, hopefully the credits would require restoration of the base facade.

LockKeepers names Public Square as site for first of two new downtown Cleveland restaurants

CLEVELAND, Ohio -- Public Square will see the arrival of a new restaurant next year, when the owners of LockKeepers restaurant open a casual Italian eatery in the 75 Public Square Building.

 

Malisse and Frank Sinito, who operate the popular fine-dining spot overlooking the historic Erie Canal in Valley View, announced plans for two downtown restaurants.

 

Their first new spot will look out onto Public Square, from a ground floor space on the north side of the square.

I’m assuming the renovation has begun? The Cleveland.com article stated late summer / early fall.

Will be more subtle than some of the other projects we've seen, but I'm pretty excited to see that ground floor facade restored.  I love this building.

Does anybody have any information on the final plans for this building besides it will feature 119 apartments over ground floor retail? The picture in the May Co. thread from Nov. 2nd doesn't show a lot of change and I'm impatient:classic_tongue:. Has Millennia filed any plans with the city regarding exterior lighting? also, where would parking be for the tenants in this building? is there enough surface parking in the neighborhood? :classic_dry:

I don't think the details have come out yet with Millenia having been focused on the Garfield/Key Tower projects.  The last few articles I have read about Millenia and Frank Sinito seem to indicate that the 75 PS project will begin relatively soon and we should have more details in the new year.  Keep in mind though that he is also now involved with 925 Euclid which is mammoth building project to undertake and I believe they are under a time crunch for that when it comes to the tax credits.

So this is old news from November 26th 2018 but it wasn't posted yet. So the building has a new name Public Square North 

This now features up-scale apartments and retail?  When was this completed?

For what it's worth, I spotted two construction workers with a third man walk out of the building this morning while I was out walking the dogs.

No permits have been pulled for this property. The last one was in 2018 for electrical repairs.

 

Sounds like Millennia has its hands full right now with other things.

The way it's written is confusing as these are two different addresses/buildings.  

You have to believe that this project just more valuable due to how extremely close it will be to the new Sherwin Williams headquarters.  Couldn't have a closer location if you are a SHW employee.

75 Public Square housing conversion is near

Two weeks ago, NEOtrans was the first to report on a planned $73.6 million rehabilitation of the "new" headquarters of the Cleveland Electric Illuminating Co. (CEI), 55 Public Square. Now it's the old CEI headquarters' turn -- 75 Public Square.

Renamed as Public Square North, the 15-story building is near to seeing rehab work start. Millennia Companies plans a $40 million rehabilitation and conversion of the 1915-built office building into 119 apartments.

"'Old Public Square building's next life may loom'

 

Downtown Cleveland real estate developer Frank Sinito's Millennia Cos. is about to break its long silence about plans to convert 75 Public Square to apartments from offices.

Millennia is on the agenda to appear before the Downtown/Flats Design Review Committee meeting on Thursday, March 19, for final architectural approval of its plans to transform the Italianate building to 114 multifamily units.

Among the multitude of changes, one of the most striking from the outside will be stripping red granite sheets from the building's front entrance. The shiny stone sheets were added in the 1950s to make the classically styled building look modern. The granite will be replaced by terracotta and bricks to re-create the building's early storefronts facing Public Square..."

75 Public Square renovation to start in May

Last November, NEOtrans broke the story that Millennia Companies would start work in early 2020 on renovating 75 Public Square into Public Square North -- a 119-unit apartment building with ground-floor retail. Now, NEOtrans can report that Millennia and its general contractor Cleveland Construction Inc. will commence renovations within 30 days.

 

The 15-story building, built in 1915 as the headquarters of the Cleveland Electric Illuminating Co., will be rehabbed for $40 million. Cleveland Construction has experience in renovating historic structures, including the Schofield Building (see previous story). The same firm also is being tapped for the construction of One nuCLEus Place which could start in summer (see the story that NEOtrans broke here and a followup story).
