Well, I would put Market Plaza as the next project since it's pretty much a ''go''.  Of course City Club Apartments could announce a building on the Hippodrome site and break ground this summer for example ? before Market Plaza starts.

^ Don't get too excited by enthusiastic developers. Projects on empty lots have taken longer to start. In this case you have a fully occupied plaza with leases that need to be broken before demolition can start. And a construction method that's never been tried here. The odds are not in their favor for a fast start, IMO.

Prior post retracted.  Why would enthusiastic developers come in from Chicago and buy this property if they weren't going to do anything with it?  Buyout the leases.  Not a case of local developers like Stark it seems.

 

Anyway, I forget I'm back in Cleveland where vacant lots sit empty in prime locations for x# decades and the mayor appointments an ex-con wife beater turned murderer to a city job at the direction of the local sitting U.S. House Rep and no one cares.  Pretty much sums up CLE City Hall mentality; some things never change lol.  

 

Let's hope 925 Euclid can get moving maybe.

We've seen projects languish for months or one reason or another. It isn't always a city problem, and I'm as critical of city leadership as they come.

Of course financing is often the most obvious obstacle but a city's local City Hall mentality is the core of how any city operates, including development obviously.

 

Still optimistic due to the out of town investor group, its history, and the fact that this project (Market Square) isn't downtown.  Look at the residential development on Detroit Avenue in the "hip'' named Hingetown.  W25/Lorain is at the core of Ohio City.

And there could be developments that we haven’t even heard of that could break ground even sooner ?

Looking ahead a few years....

For the love of god why does the topic of a new Justice Center keep arising as it does in the article linked above? How do we as taxpayers stand to benefit? The justice center serves a simple and utilitarian purpose and does not produce any return on investment.

I'd remove Medical Mutual from the list. Same with Weston/Citymark's Superblock, although that may be divided among the Justice Center courthouse tower and part of Sherwin Williams. Also, things have gone quiet regarding the Dream Hotel and Settlers Point Tower. Might add a "Columbus Bend" (or whatever  they might call it) housing development in there, however.

You Missed the Cumberland/Pace Lakefront Development. This is ongoing but in small increments.

This should be possibly in the started section.

 

Also, Ths Gus Frangos site on E.14 st could be pit in the mystery section. 

 

Halle might be considered complete at this point (honestly not sure what the criteria for complete is).

Question: Which buildings are coming online in 2019?  When? and How many units

will the market have to absorb in 2019?

 

I believe it is Halle, Cleveland Athletic Club and 515 Beacon.

When will the May Co conversion be completed??  I'm thinking 2020??  They are progressing quickly, but 2019 seems too quick to be finished w/ it.

 

Also there are the Terminal Tower Residences that they have been working on for a while.

Halle is complete....Cleveland Construction shut down their operation center and have moved on full time to other projects

This makes assumptions for SW HQ, the city club apartments, and the frangos site. 2023?

It seems that at this point Market Square could be next project underway.  Nucleus, believe it or not, might actually also be under construction in this calendar year.  I for one won't believe it till I see it.

Cleveland is rising up in the O-Zone

 

Last week I sat in a small conference room with nearly a dozen real estate developers and investors planning a cool new project in Cleveland's urban core. I was there to add my two cents on a transportation access component of that project. Seated in the corner of the room was another guy, representing a lending institution that provides equity from one of the many fast-growing Opportunity Zone Funds.

The developers began to discuss how tall the apartment building component of their project should be. They agreed to add that question to their yet-to-be-undertaken feasibility study. The guy from the O-Zone Fund lender said in so many words "Whatever you come up with, let me know. There's going to be more than enough funding for your O-Zone piece of the capital stack."

That's a great article, but one thing- 327,000 sq ft of ground floor retail at the Infinium can't be right- that lot is only 70,000 sq ft.

Here is a list of all the new developments announced in the last 12 months. Keeping the list to projects officially announced and gone to city design review at least once, so it doesn't include the Carnegie W.25th RTA project and the Detroit/Wheat Court midrise KJP scooped a few weeks ago, and a couple historic renovations.

 

I know Dexter Place and Tappen are under construction. Any of the others from last year?

Library Lofts (on Euclid between E105 and E107) has been to design review at least once in 2019 (I believe it has to go back for final) unless you don't count it as a mid-rise (I think it is 8-9 stories on top of 2 floors of the new library.

You caught me before the edit. I forgot about that one. I removed the qualifier low or mid-rise. This is pretty much every new project announced in the last year.

Metrohealth main bed tower and their Urban Community health center on Lorain are both going. 

FYI... 4005 Detroit is being redesigned to fit the height district of that area. And look for that same developer to pursue more projects on the near-west side.

Is the Washington Inn Housing still a viable project?  The negative planning commission vote was pretty decisive.  I really cannot see what they can do to make it smaller to satisfy the Little Italy NIMBYs and still make economic sense.  They had already scaled it back significantly.

I didn't see the Market Square/Harbor Bay Development on this new list @Mendo.  I thought that had received some approval and was moving quickly?

True. The list was meant to draw attention away from the flashy projects like nuCLEus amd Market Square to show how most of the great stuff happening was neighborhood level stuff. I can add it -- it fits the criteria otherwise. Though I think it's farther off than most.

Everything I've heard is that Market Square is closer than most.

Why do you say that? What has changed since the community meeting last October?

Just from what I have heard from someone on the inside.  I don't think they want to compete with themselves there and also the Thunderbird site.

I'm flabbergasted by what a big day this was in terms of news and announcements of exciting projects- and spread thoughout the City, not just in the usual hotspots!

Look for news in the coming weeks about Sherwin Williams, City Club Apartments, UC3/Circle Square, Geis projects, Hemingway projects, Snavely projects, Kertesz projects, Cleveland Clinic projects, and lots of smaller stuff throughout the neighborhoods. There's just no way to keep track of it all. But I'm trying!! ?
