If TMUD applications are going to exceed money available I hope the genius at the state level reviewing the application and making awards are bright enough to ascertain which projects are "shovel ready" and give them extra credit as part of the process.  Don't want to see projects getting awards where the TMUD is step one in the capital stack and that whole process then drags on for three years.

First they have to solicit applications. Then they'll review them. So we're probably looking at the end of the year for news on the first awards. But the first year will inevitably go more slowly than future years.

Is it even remotely possible that SHW breaks ground before City Club Apartments?

I know that City Club is once again in front of the CPC next week. But when will they break ground?

If you would have polled all of forumers last spring I would bet that City Club would get unanimous

vote as the next project to break ground.

It is nice that SHW and hopefully City Club Apartments will be getting started soon. But nuCLEus is apparently dead, Magellan is on hold, Cliffs is still thinking and there has been no news on Rocket Mortgage expansion.  So what might realistically be next as far as new development downtown?

So $400+ million in downtown development is getting underway, but what have you done for me lately, dear downtown Cleveland? 🙃

 

OK, I'll play... 55 Public Square ($80 million) is also getting underway. Renaissance Hotel re-do ($80 million) is getting underway. Rockefeller in January ($120 million). Flats East Bank phase 3B ($84 million) is planned for 2Q 2022. Somera Road (probably $30 million-$40 million) in design-review. Centennial is a half-billion-dollar project that's ready to go, awaiting a TMUD award, probably in January. Still a few others out there.

Yeah, I know there is a lot of other stuff happening, but I meant new construction.

What about the Bridgework Development? I love that project and it’ll look awesome coming across the bridge or from the shore way.

The project on Bolivar. Outside of downtown an absurd amount of projects seem to begin every quarter. I just drove around the west side with extended family and it felt like there was a new building going up every 500 feet in some areas. 

 

There are alot of projects going on around UC that we don't even really give lip service on here.

City Club seems most likely to start next. Though the way that project appears from outside, I wouldn't be surprised if it either broke ground tomorrow or was canceled entirely.

I believe @KJP has suggested they need it which may bode in their favor as I understand projects that need the credit to close a funding gap have an advantage over others as long as they meet other important criteria.

A lot of these places can't afford to build parking garages without some public assistance. So we're subsidizing the car even the TMUD rules favor projects on regular transit routes. Bridgeworks needs a parking garage. They've tried to find a cheap way to provide parking, including looking at using the subway deck of the Detroit-Superior bridge. But no other option worked. So yes, they need a TMUD.

I hate to tell you but if anybody is dreaming any "such" big announcements in the next 24 days it will have to be just you.

 

"Browns Lakefront" is just beginning (actually I don't know if it has even started) 18-24 months of regulatory reviews (engineering and environmental) before a vision can even be truly conceptualized and Bedrock is a 25 year project.

Now that the Apartments at Bolivar have started the question is what is Next?

Rehab - I would the say the Rockefeller Rehab is next because they are close to wrapping

up their financing. If we are talking about New Construction - I hope it will be Bridgeworks,

I was hoping for Bridgeworks, but based on @KJP’s TMUD article the other day, that doesn’t feel like a sure thing any more.  Counting rehabs, and based on @zbaris87 ‘s comments, I’m feeling like either Rockefeller or Centennial would be next.

In terms of Historical Rehab, it's Rockefeller, 700 Prospect, Galleria/W Hotel and then Centennial. I don't think Centennial is close to starting construction as people think, but i could be wrong

After watching a couple of Cuyahoga council meetings the past few months where they argued with the administration over the jail and county participation in the Lakefront Commission, if seems to me that any consensus on the very expensive courthouse is not going to happen anytime soon and not without another protracted fight.

This is the one and only thread I have started in my nearly 18 years on the forum.  Reading  my original post starting the thread, it has become clear to me how hard it is to predict these things.  For example, my guess at that time (2014) was that the Brinkman Duck Island project was going to be the next development to break ground.  Not only was that not the case, but what we have at that site now-Waterford Bluffs-is not even a Brinkman project.  Moreover, a couple of my possible suggestions, which at the time seemed likely to happen soon, are now completely dead (Nucleus and a second Flats East Bank office building).  Playhouse Square apartment (Lumen) and One University Circle did eventually happen but we are still waiting on the Lakefront which I thought in 2014 was just about to happen-silly me.

You're probably correct.  What you just described is partly why Cleveland loses to other metro areas (an inability to get things done).

If the courthouse isn't next, I'm rooting for Bedrock's development to get kicked off asap.

Is this right next to the Rock Hall expansion? Has there been dialogue between the Haslam's and RRHOF regarding developing the area?

My guess is that any high rise has to be a bit further south, probably in the vicinity of the Ninth Street rapid station and near the proposed land bridge.

No updates on Dream Hotel yet, however there may be one coming soon, not sure if its good or bad news, but i should have an update shortly on that project

@zbaris87any updates on the former weston-magellan site?

Haven't heard anything on the West 3rd site, but that doesn't mean something isn't happening there

i think rehabs are harder and more important than new build, so that’s fine by me and imo still shows impressive forward progress, especially when you keep in mind the topmost goal, getting humans back in cleveland. 👍

for new build the courthouse tower issue is most needed and imo most intriguing. i hope they decide to keep it as close to downtown as possible and of course build it as tall as they dare haha.

My guess is Chester 82.  @KJPposted near the end of June that actual building permits were being issued for the project.

I’d say that an extraordinary amount of things have gotten done in Cleveland in the last 10 years. Look at the skyline, look at the disappearing Class B office space that has turned residential, look at all of the infill construction in neighborhoods, etc., etc.

Yeah, some new construction at 9th & Bolivar would be nice. It would eliminate those parking craters and would be visible from Progressive Field home plate camera.

Well, Rock Hall expansion is supposed to get started next month, so that will be my prediction.

 

Some of the sites listed are shovel ready,such as nuCLEus and the former Spaghetti House lot, others are not.  Funding needs to be determined for jail, courthouse, CSU arena, Browns stadium and others, so those won't be happening anytime soon.

 

I am hoping for something to happen soon at the nuCLEus site.  it sure would be nice to eliminate another huge parking crater in the CBD (which will be even larger once the rickety parking garage is demolished).  And we have been waiting a long, long time for something to happen there.
