    The sidewalk in front of the historic Madison's & White-Haines buildings has started to reopen now that the storefronts are complete. A couple photos of 100 N High as well, including from Pearl on

  • I took a walk around the project this morning. Crews were removing barriers on High St and pedestrians will be able to use the entire sidewalk. There looks to be protective scaffolding along the 15 st

Wasn’t able to grab a pic, but the tower crane at 100 N High is starting to go up!

I’m gonna need a pic of the crane asap!

During the Pride Parade I stopped by a couple of construction sites. Here’s a different view of the tower crane base. This also shows all the new windows in the White-Haines building.

I’m still not super stoked on that not being covered by the new building. Is the little alley going to be public use? It could be a cool spot for some little market style stuff, extend Pearl alley market stuff that way. 

Tower crane erection begins today.

I really wish there was a construction cam so I could watch. I'm going to propose a new law that construction cams be mandatory for anything 10+ stories tall. 

Looks like today is the day to set up the crane that will set up the tower crane.

Some sections of it were on site this morning, but they hadn’t started assembling it yet.

It looked like at least some of it is up now.  I could see it peeking over some of the buildings from W Broad as I turned into the Peninsula about a half hour ago.

Definitely eerie. Normally I can see downtown from the hospital. But today it’s just all haze.

It's a shame the commission allowed this to have ground floor parking fronting onto High St

 

But that's my only major quibble, still excited to see it go up and fill in this block

My biggest question is WHY ARE WE PUTTNG THE ELEVATOR CORES IN THE FACE OF BUILDINGS!? 

 

The Edwards project at Broad and Young did the same thing... I do not understand why this is suddenly happening.

 

Anyway, happy this missing tooth is finally getting filled.

I honestly feel like Edwards gets a pass from the commission because of how much he has done to bring back the downtown area. The only project they have done that looks incredible are the townhomes. Everything else looks decent, but could be on a much higher scale of attractiveness.

Probably to make the parking garage work. Architects on this board can correct me, but you need two exits from a garage x' from each parking space per fire code and that pushes the elevators and egress stairs to the edges. It seems the garage could ramp up from the rear creating retail spaces out front. OF course, to avoid this, don't build a garage....at some point this might be a reality but I don't see that happening for years.

There is an interesting article in the Wall St Journal today that sort of touches on this. It basically says that ground floor retail used to be highly profitable for developers but is now a loss leader for many downtown buildings. Most of the ground floor spaces either sit vacant or are leased out at a loss simply in hopes of attracting housing/business tenants in the upper floors. There are are already a ton of vacant store fronts on this block so I'm sure the developers figured adding it here wasn't worth it. 

I can see that. There just isn't that much need for as much retail space with an entire house worth of stuff now consolidated into people's phones then people using the phone to have what remains shipped to their apartment.

That’s because they all want $7,000 a month or more in rent. I get it that they have to make their money back, but if they lowered the cost to rent, small businesses would jump on the opportunity. It’s also hard for a small mom and pop to rent out a 10,000 sqft space. Make these spaces smaller and give some people a chance to actually open a business.

The ground floor space facing arguably the most important street in the city doesn’t necessarily need to be retail to be an appropriate design for the context. They could have used spandrel glass on that portion or used it as an amenity space for the building like the leasing office, gym, or mail room.


Anything is better than visible parking fronting that location even if it’s structured and not surface parking. The problem here is that the commission never actually scrutinizes these projects to the level that they should be. Sometimes I wonder if they look at the downtown design guidelines at all.

 I don't think it got scrapped. I think the discussion is why this portion of the ground floor street front is being wasted on an elevator shaft as opposed to additional retail. There will still be retail space as far as I'm aware.

The ground floor plan posted on a previous page shows ground floor retail on the southern portion of the ground floor. There’s beef with the elevator shaft which is also valid, but may have had building code requirements that necessitated that, then everything to the north of the shaft was parking and circulation which based on the plans and renderings are likely going to be visible at ground level as a pedestrian on High.

It will still have retail but yeah people are talking about the northern portion having a visible parking lot from the first floor.

They hold out for chains that never come. Only chains and people who have no risk aversion (who admittedly do exist in the restaurant sector) are willing to pay that.

Yeah, it’s hidden pretty well and I feel like it will have the 100 N High signage going up it a bit. That may have changed though  

I am *almost* ready to get over the High street GF parking just to see this thing getting built. It is going to be like High getting a dental implant where an extraction had long ago left a big. effing. gap.

Yeah it isn’t great, but I think with them dressing it up a bit, hopefully, and the renovation of the old buildings, it will be enough to not notice it all the way. Still seems like it could have been placed on the north side of the building and wouldn’t have been as noticeable. 

The elevator core is not great, but hopefully won't be as bad as possible due to it serving as a visual break between two separate distinct sections of the facade per rendering, and maybe the strong verticality of it will balance out the blankness(it will make the building appear as three separate taller parts instead of one whole). I admit this is wishful/hopeful thinking on my part.
