February 6, 20241 yr I think what most people dislike about 5 over 1's is the monolithic feel of the building. The Nicholas across the street tried to break up the façade but it still looks monolithic because the floor plates align and the building height is basically the same. The White-Hanes side of the block has varying heights, varying building widths and floor plates that do not align which I think creates a more human scaled street wall. I sketched the lines below. These buildings were built by different builders over time. I think the modern 15 story will fit in nicely.

This is 100% the type of Urbanism I enjoy, and I completely agree with everyone else's sentiment about the 5 over 1 builds. Having entire city blocks dedicated for a 5/1 with the same floor level and cost saving measures on the façade are an absolute bore. This project has been a homerun besides the elevator on the front side of the building. Who keeps approving these designs?

We're starting to see more and more tall buildings (and redevs) proposed as land becomes scarce. High, Broad, and Gay streets are main hot corridors (esp. high) where the recent projects have all been >6 floors. We even got a seven story in the middle of spring. The dispatch tower is a good sign we're moving in the right direction (and away from the filing cabinet architecture).
February 7, 20241 yr It's good to know we are getting through the 5/1 phase Downtown. It's a often a necessary step in any area that has seen so much demo but the sooner it's over with the better.

The square footage and number of residential units in a lot of these 5/1s in the downtown area are equal to what you would typically find in a 15-20 story tower built on an average downtown lot. We are finally starting to see some of the smaller lots being developed and, as a result, the buildings are going up instead of out.

And I am so excited for it, I wish the city wouldn’t have enabled developers to build entire blocks of crappy 5 over 1 with the same design all the way down. Hopefully we are mostly out of that phase and we can see some decent development happen.

I think the elevator ended up where it is on both Edwards' 15 story towers is because of the parking garage layout. Downtown developers, including Edwards, feel they need to provide parking in order to rent the units. Hopefully at some point there's enough momentum downtown that every unit does not need 1 or 2 parking spaces per unit, or there's a common garage hidden behind buildings that provide units for several residential buildings. I wonder where the developers of the Continental tower at Gay and 4th are providing parking? A good example would be the dead residential project on E Long in front of the garage at Long and Pearl. Seems like this should be resurrected....

I believe Schott owns 150 3rd, and when I was on the CU Urban Living Tour last year, the property manager at 150 told me Schott was planning to build in front of the garage, and add amenities (like pool) for the 150 residents to use….

I get the feeling the view was the selling point, and without that, the details just drop it really far down on people's list. It looks like the HOA is $500/mo, has no parking option (fine for me but a harder sell for most), frankly needs to be renovated/updated and is in a weird spot of downtown. The ares is def on the upswing with Edwards but it still feels like a bit sleepy when compared to 10 blocks north or south. If I were in the market right now, I would love it, but I can see how it would have to be a more niche buyer.

March 28, 20241 yr Exactly. I fall onto the weird side of quite liking that feeling of urban/density having windows that look out at other windows or walls, but it is definitely not everyone's cup of tea. The good news is the unit should still get plenty of light due to the lightwell and being on the top floor. My guess is once the building next door is complete, it'll sell. It won't really be a mystery anymore what you are buying into and construction noise/chaos will be wrapped.

Pictures don’t do it justice. I drove down high for the first time in over a year the other day and was mind blown. I was at the Westin and was amazed how many people I saw walking about. Only complaint is it was like a concrete jungle, the sidewalks were all messed up, and there was no greenery. Also lacked street activation a bit that could be utilized by the pedestrian traffic. Definitely was happy to see life in the city.

Once proposals start rolling in, I’m sure plenty of people in the atlas will complain. I have zero respect for Crawford Hoying though so I don’t expect anything of substance to go on that lot.
