    The sidewalk in front of the historic Madison's & White-Haines buildings has started to reopen now that the storefronts are complete. A couple photos of 100 N High as well, including from Pearl on

  • I took a walk around the project this morning. Crews were removing barriers on High St and pedestrians will be able to use the entire sidewalk. There looks to be protective scaffolding along the 15 st

I got a few more! I would say I got a couple of quick ones, but I was walking at a leisurely pace on High Street during that break, so I wouldn't quite call them quick. I really like the facade/windows from the south side.

I dont love Rhodes but it is not the worst to me anymore, The Gilbert seems to be stealing that title. 

 

I do love that the Rhodes, of all the buildings downtown, decided it needed "architectural" lighting. It was very much an "oof" moment for me. Anyway, I love these infill projects happening. Yes, I love towers, but these Madison style projects  are just adding so much to the energy and urban fabric of the area.

Would love to see a photo of the condos next door to see if this took away any of their light. I remember seeing people complain, but I’m sure it still looks the same. 

The open parking garage facing High St is my biggest disappointment about this

I get it, I wish they would’ve wrapped it with liner units. I think the garage gets some sort of architectural styling and/or screening.

Yeah, it has windows or something if I remember correctly.

Garage covering starting to take shape. It looks like they are going to almost be like windows, so hopefully we don't see much of the parking structure.

I believe they'll be a perforated metal mesh set within a window-like frame with mullions.

That’s not what is shown in the renderings though 

It was in the September 2021 Downtown Commission package.

Eh, not a huge fan of that crap, but it does look like it would hide the cars better. It’s weird because I found a CU article from 2021 that shows that rendering but also the one that shows windows, so who knows what the end one actually is.

They really missed the opportunity to make that public art a large mural over the elevator cores the entire height of the structure. That would have been awesome!

Looks like the top unit in the Atrium Lofts is listed again. It clearly shows that there is plenty of light still. I get it that it might be weird for the windows from 100 to be right there, but still looks great.

Parking on the ground floor is really the most egregious issue here IMO. That could've easily been a small shallow retail space and not impacted the overall garage layout or number of spaces

That's exactly what is going in. The streetfront will have the residential lobby and a shallow tenant space for a restaurant or similar.

Did they change something, because the entire left half of the building was parking on the first floor and the restaurant space was on the right? 

This makes it look like the parking is all the way up, or are the small diagonal lines implying that will be a shallow opening?

In the construction plans I've seen, the tenant space has grown toward the fire command room to capture more of the facade and the parking has pulled back to the right.

Few shots taken today. Can't wait to see the facade start to go up! Side note- even though parking is above ground,  they seem to be doing a great job of hiding it with the windows.

I love that he is bringing stuff, but a high end Mexican restaurant probably isn’t what is needed.

Just personal opinion, high end Mexican food has never been better than a taco from a food truck, so it just doesn’t make sense to me. I hope it does great though

I'll personally take whatever commercial tenants we can get downtown right now. But I see what you mean now. Understandable. 

What IS needed is a downtown pharmacy like a CVS or Walgreens.

We did have a CVS on High Street across from the 5/3 tower but that was a victim of the pandemic I believe. The DG that opened about a block away from that CVS probably cut into its sales as well and probably didn't help matters. The High+Gay area would be a great area for a CVS/Walgreens though. 

I'd love to see it but seems unlikely, as drug store chains are hurting in general right now

 

The ground floor retail space in the 34 N High building (owned by our favorite slumlords the Tonti Organization) actually used to be a CVS. When Woolworth's closed all stores in 1997, Arshot redeveloped their building at 109 S High and CVS relocated into that space before ultimately closing for good in 2022

I've always envisioned a 30+story building with grocery on the first floor in that giant parking lot.  Maybe one day!
