Agreed, and again it makes sense to kind of wait it out and see what people want after the pandemic. That way they can get it right. I don’t know if it is the best place for senior housing though. I feel like there are plenty of spaces for senior housing and next to a stadium isn’t one of them. Feels like a prime location to get some fans to live right next to the stadium and be able to see into it.

December 16, 20204 yr I understand the desire for a tall tower or anything with some height really, on that parcel to the north of the stadium, but I think it's important to consider that that could inhibit a decent view of the stadium from 670. Even if some people who are general urban planning aficionados like the idea, I imagine the club will take issue with it. Highway frontage is prime advertising space and some company is going to be paying millions of dollars for the naming rights to the stadium. I imagine theyll want their name in clear view of the highway if possible. Just something to consider. Has there been any talk of ever doing anything to the south side of Nationwide Blvd across from the stadium, currently occupied by the parking lots that serve the buildings facing Spring St? It seems kinda like dead space right across from the stadium that people will still walk past. If another garage, even a smaller one, could be configured into the plans, like along the immediate backside of the 530 Spring St building, it would be great to have some mixed use or whatever lining Nationwide Blvd, facing the stadium.

I could be wrong but I would think adding a cool exterior design to parking garages can’t be that expensive. Thats my biggest pet peeve with the all concrete garages I see around town.

Yep, and even if it’s a bit more, it’s our taxes and I would be okay if they spent a little more to make it more interesting. upset about the garage on the peninsula for the same reason. It’s plain and boring and doesn’t add to the space.

The 2nd phase of Buggyworks was originally supposed to be more than 20 stories, but it was proposed in 2007, which wasn't a great time.

There have been feasibility studies for a vehicular connection but it would be cost prohibitive. Any north/south connection would need to tunnel under the railroad and 670 and there doesn't appear to be enough run to get a road under there. Another issue is the 670 bridge piers are parallel with the tracks. A surface road would need to zigzag around the piers. That's just not possible with today's roadway standards. Now, 100 years ago it could have been built and we would have had a road with a very interesting character. You could put in an at grade crossing east of 670 ending in a T intersection with a new east/west road on the north side of the tracks. I don't think anyone wants to, or is permitted to put in several at grade crossings.

December 30, 20204 yr $25M state loan for Crew stadium financing is approved A critical part of the new Columbus Crew SC stadium financing has come through: a $25 million, 25-year loan from the state of Ohio. The Ohio Controlling Board this week approved the state Development Services Agency’s request for a loan to Confluence Community Authority, the entity that oversees the stadium. The loan, which we reported that the Crew would seek last year, has a 3% interest rate and has to be paid back in 25 years. In return for the loan, the Crew promises to create 28 new full-time jobs and retain 155 existing full-time jobs at the project site. The cranes were dismantled a few weeks ago. I believe the roof is fully covered now. They've actually started installing the "safe standing" components in the supporter's section. Hopefully we see the rest of the seating installed soon.

February 19, 20214 yr Commission to Weigh in on Design of Stadium-Adjacent Apartments The Pizzuti Companies will present the latest plans for the residential portion of their Confluence Village development to the Downtown Commission next week. The project, which calls for two five-story buildings that together will hold 449 apartments, will get an initial review from the board at its meeting on February 23. In December, the developer presented plans for a five-story office building on the site that were generally well-received. The proposed office building is located on the north side of Nationwide Boulevard – between the currently under-construction Crew Stadium and the Olentangy River – and the two proposed apartment buildings would sit just to the north of the office building. A city-owned parking garage that will serve the overall development has not yet been reviewed by the commission. In addition to the apartment buildings and the office building, a future phase of the development will fill the portion of the property that sits to the north of the stadium. An incentive package approved by City Council last year specified that 20% of the units in the development will be affordable to those making between 80 and 100% of the area’s average median income.

Also, maybe my expectations were off, but did anybody else expect first floor retail? I figured a couple bars/restaurants could do well down there especially as some of the plots to the east along NWB are developed with more condos.
