It has no real design purpose but it has financial purpose. Basically double punching breaks up the massing a bit more; it makes windows look bigger from the exterior without actually shelling out $$ for bigger windows. Additionally it also cuts down on masonry costs. Take all those double punches and add up the footage, it'll calculate out to a pretty hefty savings on brick or stone. "Architectural diversity" that conveniently comes with a financial savings.

Those places could have some retail or restaurant space.

February 23, 20214 yr These site plans and renderings are from the Downtown Commission's Feb. 23, 2021 meeting. The Block A and B residential buildings were being presented with greater detail for conceptual review. The meeting ran late though, so nothing was voted on/approved this month. I didn't notice this about the development before, but most of the first floor units/townhomes will have exterior entrances to the sidewalk. The Office Building went up for conceptual review at the December meeting. Here is a more detailed look at the buildings layout/commercial space.

Ya my bad nothing needed to be voted on for a conceptual review, there just weren't many member's around at the end of the meeting to say much about the project. They had seen very similar plans for the development in December (for the office building conceptual review) with not much changing in between. The only noticeable change I saw in the presentation was that they reduced the height of a few sections of the Blocks A and B from 6 to a uniform 5 stories. The Parking Garage should be up for conceptual review next month, so we should be able to get a better idea of how that will look.

March 4, 20214 yr What's really revealing to me, is that in these latest pictures, it shows just how much property is still left to developed in the Arena District. I keep hearing that the AD is "built out", but when you look closely, there is actually quite a bit of land still left to be developed. The "Triangle" piece of land and the adjacent property on the other side of the railroad tracks. The two buildings and parking lots across the street from the stadium. There is also a plot of land just on the other side of the underpass bridge in the NE portion of the picture. It will be nice to see how they bridge that gap between Huntington Park and Crew Stadium. Now that this stadium is really advancing and details of Confluence Village emerge, this land should once again become pretty high value. Wouldn't be surprised to see some movement on these properties. BTW....i freaking LOVE this stadium!! This is going to be an iconic stadium when its all said and done.

The stadium and Confluence Village should hopefully make the remaining surface lots and one story buildings too good to pass up for developers.

March 4, 20214 yr One more thing, from the newest pictures, i am surprised at how well the new White Castle development meshes with the new stadium. I don't know if that is by luck or be design, but overall, it looks good blending in with the new stadium.

We should strive for that!! This is America, we can put something in there that is iconic and brings the "whole dam thing together". It will just take some creative thinking and teamwork. Really looking forward to see how this moves forward. Good analysis. I think you could argue the block between Hanover and Neil is in need of development as well. Those 1-2 story buildings surrounded by surface parking are completely out of place. That area, especially along Nationwide Blvd is begging for some mid-rise (at least) mixed-use development. You could have 4 levels of parking, wrapped by street level restaurant space, and topped with 8+ levels of residential/office space overlooking the stadium. The lot behind Huntington park next to Express is also begging for a high rise mixed-use tower. Again, you would want a few levels of parking for building tenants and the stadiums and concerts venues, ideally topped by a few floors of office space and then a residential/hotel component. Being next to an outdoor concert venue would obviously be a concern, but I figure 4-5 floors of parking decks and 3-5 floors of office space would provide a good buffer to reduce some of the noise once you get to the residential floors. Bottom line - there is still a ton of of untapped potential in the AD and I think we have a good chance of seeing a few more mid-rise/high-rise buildings going up in the coming years.

As you can see, seats are being installed and work has started on the fancy technology under the field that will keep the grass in perfect playing condition no matter the weather. In the last picture, you can get a sense of how much additional club/luxury seating is available compared to the old stadium. If you were ever in the old stadium, you are well aware that there was nothing luxurious about the luxury suites. They were tiny plain rooms that opened up to the main concourse, and there weren't many of them. The new stadium will feature a lot more luxury suite space with its own dedicated area. This will not only help the club with ticket sales/revenue, but it will also help with recruiting potential players. If you walked around the upper west concourse at the old stadium you would often run into players' families, members of the coaching staff, and even players who weren't dressing for the game. It was a very minor league type setup. Having a dedicated private space with all the amenities one would expect in a modern stadium will be very important for keeping players, coaches, and their families happy. Second, these new renderings look GREAT!!! Third, The Triangle is in prime time development status. That massive piece of land could become the center piece of the Arena District. The city needs to really bring it all together with a crowning jewel development there. It just sticks out whenever i see a new rendering. Maybe a couple of 15-30 story builds? March 16, 20214 yr For some reason I really like the way the render looks regarding the roadway along the Olentangy side. Having a roadway there seems to indicate a separation of the parkland and the housing, sort of showing that it is public parkland and not just a part of that development maybe? There will be a canoe/kayak launch area where the one path dips down to the water, right? All of what has been proposed/built so far looks great IMO.
