“As dirt is being moved at the future site of mixed-use development Astor Park, work has begun to beautify the area as well. 

 

The Pizzuti Cos. and Haslam Sports Group finished work on the first art installation at Astor Park. Artist Alex Dodge was commissioned to paint murals on two bridges on Nationwide Boulevard.

 

According to a release, Alex Dodge splits his time between Brooklyn and Japan. His work is shown at the Museum of Modern Art, the Whitney Museum of American Art, the Metropolitan Museum of Art and the Museum of Fine Arts Boston. 
 

“We are thrilled to have (Dodge) as our first contributing artist for Astor Park’s art program,” said Joel Pizzuti, president and CEO of The Pizzuti Cos. in the release. “We look forward to sharing our commitment to living with art for years to come in the Astor Park neighborhood.”’

In Ginther’s press conference, he announced that the residential portion of AP will start next month and the office and retail portion in the fall. 

 

Fast-growing logistics startup moving to Astor Park, adding nearly 1,000 jobs

 

"Central Ohio's fastest-growing company plans to build the first corporate headquarters in Astor Park, the mixed-use development starting to rise around Lower.com Field.

 

BBI Logistics LLC plans to add 953 jobs and invest $56.5 million in the project, according to an incentive proposal before Columbus City Council. The trucking brokerage also is keeping its office at Columbus Commons downtown, where it's grown to 150 employees in five years, and a 30-person Florida office."

I hope this ends up leading to a quicker build out, with BBI taking the whole first building.

Parking garage at Astor Park

Construction on the other buildings was supposed to start in August but it doesn't seem like they've done much to even show that it's immement. Is there a delay?  I know we are JUST beyond August but I feel like the parking garage and the surrounding building are able to be built concurrently and we've been watching the garage go up since December and the land was cleared and ready last fall when the stadium opened. And does the garage itself feel slow? It's massive, yes, but still seems like it's taking longer than normal. 

 

I feel like there was so much momentum and then things have been slow rolled for the Astor Park portion. They got the stadium and there's no sense of urgency for the rest. I wish they had made this all a much quicker build out.

And labor too, I’m sure. 

 

Pizzuti had a huge delay with the Giant Eagle project too. 

When I was down there yesterday it didn’t look like any work had started on the apartments, but the article claims work has started, with construction on the office building starting next month.

“Fast-growing BBI Logistics plans to more than double its office footprint as it moves from a nearly 50,000-square-foot space at 80 E. Rich St. to a 120,000-square-foot space at the new Astor Park office building.

 

Plans for the move were revealed in Columbus City Council documents this summer, but officials shared more details during a media event Tuesday morning. BBI will make the move in the second quarter of 2024.
 

The office building will include about 17,000 square feet of retail space on the ground floor, which will be managed by Pizzuti. Bosse said there will be a roughly 10,000-square-foot gym in the building for use by BBI and residents of Astor Park. BBI will have its own lobby and secure entrance to the offices on the second through fifth floors, he said. 
 

Pizzuti will break ground on the office building in the next month, Bosse said. The developer has already started work on the apartment building. A Pizzuti Cos. spokesperson didn't respond to a request for comment.”

I'm glad they mentioned the retail space will still be there ... it wasn't clear if that would still be the case after they announced BBI would be buying the building.

Man, that's a tough place for retail unless it's a destination restaurant.

Might be a good way to get the north lot to have a good amount of living. Go tall, then give people a place to go. With the empty lots on the south, they could also be residential builds.

Agreed, it’s tough right now, but I do think it’s necessary for the long game. 


I remember one of you suggesting you’d heard the abandoned building right off the river was bought by someone turning it into a restaurant. I also think the parking lots across the street have the potential to do something like E Fourth St. in Cleveland. Plus, we can hope a bridge to franklinton is built. If something like that happens, and more retail surrounds it, there’s no reason a retail business wouldn’t thrive. 
 

but alone, I agree, it’s tough. Maybe Landgrant (or a similar crew backer spot) could do something cool with it. 

Yeah, hopefully as that part of the AD grows, it’ll become more of a prime retail spot. At the very least, I think a good lunch spot could do well there in a couple more years. I recall reading the long term plan is to develop the parking lots immediately south of the stadium too, so that should help as well.

The Power Plant is now fully leased, along with the under-construction office building across the street. This could end up being a bustling area even on non-game days, if the rest of the development is handled well.

This is great news. Now I hope we hear about some plans for those underutilized lots between the Neil and the river.

Seems like the plan may have always been to have the offices at the light plant. In the article it mentions that deHayes was asked to give a tour of the plant when the road was still dirt. It ended up being the entire browns office stage and Dee Haslam. So I would guess they liked the building and it was already something there.

Yes, that and the lot east of it. And if only they could move or kind of consolidate that ugly electrical substation. Can they build a wall around those? There is another one north of Nationwide Arena and they are like little ugly tumors in the CBD to me.

They should give the substation the smokestack treatment, lol.  Put some yellow lighting in there and some Crew branding.

I could have sworn I remember a plan for them to make it look nicer around there with a fence and bushes. Can’t remember now 

 

Edit: never mind it was proposals for pump stations and it would be east of this just a bit. Maybe eventually they will do something with it.

Ugh, CBF’s development round up now says the office building portion will start construction in December. It doesn’t list a start for the residential, but I would guess it will be around the same time too. 
 

“Astor Park is under construction now, but there is not a set timeline for the project to finish. Plans for the development near Lower.com Field include a five-story, 247,000-square-foot, 247-unit residential building with a mix of townhomes and one- and two-bedroom unit. A second apartment building is planned for a later phase. BBI Logistics will take all the office space in a five-story office building set to break ground in December; that building will also include retail space.”

Im going to keep my fingers crossed that, with the delay, Pizzuti will importing plans for the second phase. Not a fan of the big parking lot in the middle.

^Love the end product of the Municipal Light Plant and it seems like potential occupants do too as I believe it's 100% leased. While Astor Park won't see the commercial component start until December and the residential doesn't seem to have a start date, hopefully they'll be timed to where there will be a consistent buzz of construction activity at the site. Also looking forward to that garage being hidden somewhat by the additional buildings.

There’s a tent set up with red velvet rope on the future site of the office building, looks to be for a press conference. Wonder if it’s for a groundbreaking or to announce Nancy’s hiring?

The press conference was in one of the VIP areas in the stadium, so this must be for something else.

I figured it would be an odd spot for the coach’s announcement. Hopefully it’s for the office and residential groundbreaking.

This is pretty standard for ceremonial groundbreakings, especially during crappy weather.

As a Cincinnatian who likes to creep on the Columbus thread (jealous of quality of projects you guys have) I am really impressed with the design for Astor Park. The area around TQL stadium here in Cincy is going to be redeveloped (demolition has already started) and I hope will have the same quality you guys are currently building (the Nimbys I am sure will complain about whatever goes there).

Just construction pics right now. I was going to run along the river, but there’s a little too much flooding rn 😳 so I decided to check out some of the nearby projects instead lol

As a Cincinnatian who likes to creep on the Columbus thread (jealous of quality of projects you guys have) I am really impressed with the design for Astor Park. The area around TQL stadium here in Cincy is going to be redeveloped (demolition has already started) and I hope will have the same quality you guys are currently building (the Nimbys I am sure will complain about whatever goes there). 

Oh fun stuff I might get to work on when I move down there. I need to go check out the forums over there - I'm not as familiar with the market/development over there as I should be.
