First Interstate Properties, Ltd., hopes to build a 135-room Hyatt Place and a garage on the north side of Legacy Village. The buildings would replace a parking lot and would link to walkways opening onto the lifestyle center's main street. Discussed in concept for years, the hotel project comes amid a flurry of new investment and repositioning at marquee East Side retail centers. But the Legacy Village update, unlike proposals brewing in Beachwood, Orange and Woodmere, doesn't involve more stores. Plans show a six-story hotel and a five-level, 355-space garage on a 2-acre site, east of Dick's Sporting Goods and Arhaus Furniture. February 28, 201510 yr It's about time. I guess they finally realized that they couldn't sit by as other shopping destinations along the I-271 corridor were making themselves more attractive. Still need a little more, I think.

March 1, 201510 yr In all the time I worked over there, I always thought that area could use a hotel. I always figured if one came it would be attached to Beachwood Place, and was surprised when their expansion didnt include one. The mall and really the whole area is a huge regional draw for out of town shoppers. Not just all the international visitors from the Clinic, but theres a ton of people who make day trips up here from PA, southern Ohio, Buffalo... Im sure the hotel there will do good business with them, as well as the business travelers the article talks about. Now about getting the rapid extended up there so I dont have to drive from downtown anymore...

March 1, 201510 yr I worked on the development & construction of Legacy Village. The hotel in question was always part of the plan. When we built the development back in '03/'04, the utilties (gas, water, sewer) were stubbed up in the NE corner off the Richmond entrance. Back then, the plan was for the hotel to start in a year or so.

The carriage house and quarters were going to be restored and used as part of the hotel. The garage was going to be underground. That was scrapped when the economy crashed. A couple years ago, they looked at putting a boutique hotel on that property. This proposal is much different than any of the hotels they've looked at building in the past.

The entire development is zoned office and commercial while historically it was single family residential. There's a small sliver of land adjacent to LV that was developed into housing at about the same time LV was built but First Interstate did not develop that.

For some reason I always thought that residential was part of some "phase 2" that never happened because of the economic downturn. Maybe it's the office space I was thinking of that never happened.

No. Note the eastbound track would be built next to (or in) the eastbound lanes of Shaker Boulevard, and the westbound track next to (or in) the westbound lane of Shaker Boulevard. Since Beachwood itself is 14% black and 7% of Asian ancestry, and other nearby suburbs are even more integrated, I suppose you mean economic segregation. Or cultural.
March 9, 201510 yr I mean all of it. Those numbers change dramatically just a few blocks to the west in some areas. That park is no different than Beavercreek requiring air conditioning at bus stops. RTA is charged with serving the entire county as best it can, which includes maximizing everyone's access to retail and employment centers at the county's edges.

And in regards to the second comment, that ship has already set sail.

And in regards to the second comment, that ship has already set sail. That's kind of what I mean. Ironically, Krumholtz blocked it when they may have been interested. Now, they aren't, and to be fair they have their reasons. It's not about race, and quite frankly it's a copout to even imply it. It's about spending $35 million dollars a mile and then having to fight the property owners to get any kind of decent stop placement. It's about two entities whose current customers and target clientele (of all races) would oppose it loudly. Economic "segregation" is inevitable, and cultural "segregation" is understandable, and even sometimes a good idea.
March 10, 201510 yr First of all, we as human beings often talk ourselves into believing barriers are more impenetrable than they really and without doing any due-dilligence to determine if such concern is even justified. And second of all, this is all conceptualizing about a dream transit project. At this time it nothing to do with Legacy Village. Council publicly discussed the deal only in a brief hearing before Monday's meeting. The only resident to speak asked city officials to explain the legislation before the vote, and council's bond counsel gave a short description. November 29, 20177 yr Great news for Legacy, I was waiting for this to be officially announced. Surprising its going to take 15 months to build it out though. I hope the smoothie shop sticks around in there somewhere.
March 25, 20187 yr Couple shots of the Arhaus construction site. Its my first time seeing it under construction, so I can't really say if it's moving quickly or not. The Chipotle that use to be in the site is down by Starbucks, and Tropical Smoothie Cafe is just completely gone.
March 26, 20187 yr They have been doing demo of old spaces and then foundation work (Old Apple, Smoothie, Chipotle, former Ecco, etc.. everything other than Bar Louie and Brio) for about 2 months. Steel started going up in last week or so... finally taking shape. Note: original leasing agent for Pinecrest, who helped sign all the major tenants, moved to Steiner (Easton developer) last Fall and appears to have stayed local. Pinecrest lost momentum after she left - losing some to Van Aken, for sure. Steiner leases for Legacy Village - and it wouldn't surprise me if some original Pinecrest targets ended up at Legacy...
