New ‘upscale’ condos proposed near downtown Dayton, UD

The developers of the Flats at South Park project want to build about 30 new condos just down the road from the Brown Street business district .[...] The hope is to start construction on the building in the next six months, Hibner said, adding that the units likely would appeal to employees who work at the University of Dayton, Miami Valley Hospital, GE Aviation, Emerson Climate Technologies and others who want to live near but just outside of downtown.

“It kind of tests the waters of being near downtown but not in downtown,” he said.

Well THIS is big news.

Good Samaritan Hospital to close

good-samaritan.jpg

Good Samaritan Hospital, the fourth-largest hospital in the Dayton region, will close.

Premier Health officials announced the decision Wednesday at their Dayton headquarters, dealing a blow to the city of Dayton. The move comes as Premier Health embarks on its 2020 strategic plan, a series of initiatives to position the health system's future.

Premier said Good Sam's services will stay in Dayton once it closes at the end of this year, shifting to nearby Miami Valley Hospital.

Sad to see this, but I can see why Premiere would want to concentrate and expand Miami Valley, especially as they take part in the redevelopment of the old fairgrounds site.

Northwest Dayton has some great neighborhoods and architecture; I hope another strong anchor can be found for the site.

We all know a Save-A-Lot and Dollar General is coming to that site LOL!

"You don't just walk into a bar and mix it up by calling a girl fat" - buildingcincinnati speaking about new forumers

^But will it be as amazing as the Dollar General at Third and McGee that has a liquor license?? I think not!

“To an Ohio resident - wherever he lives - some other part of his state seems unreal.”

Hopefully many/most of the positions move to Miami Valley instead of the Englewood faciltiy, otherwise that's a significant blow to the City's ability to collect income tax from those employees.

Good Samaritan Hospital: Potential for senior care facility?

The impending closure of Good Samaritan Hospital raises questions about future usage of the property, including opportunities for redevelopment.

Makes sense.  When they closed St. Elizabeth years ago, it wasn't a long period when they converted it into whatever the hell it is now.  BTW, oen of the best skyline shots of Dayton is from atop Good Sam.

I hope the redevelopment is done right. Between this and the ghost town that is Northwest Plaza, this section of Dayton is in big trouble.

Officials plan redevelopment of 200-acre site in Harrison Township

The area has a rich history as an entertainment district. A sizable portion of the property was once the home of an amusement park, and later transformed into a shopping plaza before it went vacant.

City leaders continue focus on downtown Centerville

centerville.jpg

Downtown Centerville, also known as the architectural preservation district, is a significant area of focus for city leaders.

The good news for the city is there are several mainstay tenants that help anchor the downtown area, including Panera Bread, City Barbecue, Graeter's Ice Cream and a few small businesses that help create a mix of local establishments and national chains.

The vacancy rate is also low, and a few new arrivals such as The Gene Group Inc., a real estate agency, and two new tattoo shops, Aisle 9 and Wise Guys, have complemented the vibrant restaurant scene.

The Funk Music Hall of Fame is now open a few days a week. Unfortunately the early reviewers have been a little underwhelmed, but hopefully it can grow into something special. Funk is my favorite genre of music, so I'm particularly excited to visit soon. What a great idea to showcase a part of Dayton culture that is authentically unique to Dayton. A yearly funk festival and a stage near the museum for traveling funk acts would be a great way to capitalize on this asset.

http://www.dayton.com/news/local/just-long-awaited-funk-museum-now-open-dayton-president-tears/60a08xpJMOnWZE5EEdyLUJ/

Cincinnati Magazine had an article last year about the efforts to make the museum a reality and a brief history of funk in Dayton and Cincinnati.

http://www.cincinnatimagazine.com/artsmindsblog/is-dayton-the-world-capital-of-funk/

^Maybe the Museum can partner with the Levitt Pavilion being built two blocks away?

“To an Ohio resident - wherever he lives - some other part of his state seems unreal.”

^I was thinking the same thing.  And many of the funk artists still live in the area, as opposed to, say, Los Angeles.

Good Samaritan Hospital redevelopment gains momentum

A new initiative to redevelop the Good Samaritan Hospital campus and surrounding neighborhoods has gained momentum in recent months.

The city of Dayton, Premier Health and CityWide Development Corp. have launched Phoenix Next — a project involving the creation of a strategic investment plan for the re-use of 13 acres comprising the Good Samaritan site, which is closing in August, as well as adjacent properties in the northwest Dayton area. The strategy builds on the 15-year-old Phoenix Project, which has already produced $20 million in investment for these neighborhoods by the three groups, along with an additional $45 million that's being leveraged from private entities.

Community planning process reveals possible reuses for Good Sam site

When the community revitalization effort known as the Phoenix Project began 15 years ago, the goal was to strengthen and improve neighborhoods surrounding Good Samaritan Hospital. Now, with Good Sam set to close in August, the 13 acres of land the hospital sits on has become the focal point for the next phase of the project, called Phoenix Next.

Premier Health, which owns Good Samaritan Hospital, is still in the early planning stages of the redevelopment effort, but it has already committed $10 million in seed money for the adaptive reuse of the hospital campus, as well as investment in surrounding neighborhoods. It also has hired Columbus-based consulting firm planning NEXT to facilitate public forums and help create a strategic plan.

Major investments are underway around the Dayton VA Medical Center campus in west Dayton to beautify the area and create hundreds of new jobs.

A lot of movement has happened since March 2017 when the VA signed a Memorandum of Agreement to create the National VA History and Heritage Center, which will bring with it 440 new jobs once completed in phases over the next five years. The National VA History and Heritage Center in part will store historical archives for the VA system, including art, artifacts, records and photographs.

Four existing buildings on the Dayton VA campus are being renovated to create the history and heritage center. The cost is about $28 million, and construction phases will occur through 2023.

One of the most substantial efforts to revitalize west Dayton in the last 15 years has been the Phoenix Project.

Since 2003, the city of Dayton, Premier Health and CityWide Development Corp. have invested $20 million in these neighborhoods and leveraged more than $45 million in additional contributions from private entities. This effort has yielded new development in housing, education, health care, recreation and more.

"The goal of the Phoenix Project is to strengthen and improve the neighborhoods surrounding Good Samaritan Hospital," said CityWide President Brian Heitkamp. A 10-year plan to redevelop a 55-acre site in Harrison Township into a vibrant, mixed-use district was presented to the public Monday night — a vision officials hope can breathe new life into an area that was once a thriving entertainment hub.

The Forest Park Area Plan centers around five key initiatives:

*Extending the parks and recreation spaces that surround the property into one, inter-connected system;

*Connecting surrounding streets to the park and making them safer for pedestrians and cyclists;

*Relocating the township’s government center to the heart of Forest Park;

*Building a village around the center; and

*Creating new housing and amenities so that people will choose to live in the village.

Historic preservation grants help to maintain downtown Springboro

A grant program established last year is helping to preserve some of downtown Springboro's oldest buildings.

Roughly 95 properties within a seven-block radius in Springboro's downtown are designated historic buildings. Springboro City Planner Dan Boron said the historic district is "mixed-use," including businesses, churches and homes.

Boron said the city of Springboro decided to restart a historic downtown grant program for buildings in the district last year; Springboro previously had a grant program for downtown properties in 2001. In 2017, the city received 30 applications for the program, and dedicated $10,000 for matching grants for eight of those properties.

Proposed law could penalize Premier Health if it demolishes Good Sam

A pair of local legislators have sponsored a bill that would penalize nonprofit health networks if they refuse to allow another hospital operator the opportunity to take over an abandoned facility.

Co-sponsored by state Rep. Jim Butler (R-Oakwood) and Rep. Fred Strahorn(D-Dayton), the bill takes aim at Premier Health, which announced it was closing Good Samaritan Hospital in January. The Dayton-based hospital officially closed July 23.

The new legislation would amend the Ohio Revised Code to ensure a hospital with nonprofit status, which includes Premier, is no longer exempt from property, sales and commercial activity taxes if the health network takes certain actions to reduce or cease operations at one of its facilities.

Butler claims Premier is making sure Good Sam stays closed forever by demolishing the structure and placing a deed restriction on any new buyers, prohibiting them from ever building a new hospital with inpatients beds on the site.

"The city of Kettering can confirm that the potential e-retail tenant for the Kettering Business Park is Amazon," said Kettering economic development manager Gregg Gorsuch. "TW Development is currently in negotiations with Amazon for a long-term lease that will bring a last-mile distribution center and several hundred new jobs to Kettering. We will continue to work with the developers in the coming months to make this potential deal a reality."

Dayton Is Building An Entire Neighborhood

DAYTON, Ohio – A lot of county fairgrounds across Ohio are similar.

There's usually a handful of barns, a show arena, grandstands, and the familiar dirt oval for harness racing.

The former Montgomery County Fairgrounds is no exception.

Except that in the next month or two, demolition will begin on the two-dozen buildings that occupy the 38 acres of land just south of downtown Dayton.
