Hotel is topped out. Driving down Wasson towards Rookwood and seeing this pop up as well as the the new “Wasson Tower” really changes the feel of this part of town.

I hope this is a sign of things to come for Rookwood. This site is just begging to densify... and hopefully get replotted to improve site access.

A great location for a subway stop on a line that would run below Madison...

The much-vaunted "Wasson Way" has become a showcase of cheap fence offerings from Menard's.   Chain-link.  White Vinyl.  Sold by the pound.  

 

 

While I agree it is not the best-looking. I am assuming that was put up by the developer behind the single family homes being built there - as the fencing is facing "out" from the new homes. 

^These homes were announced about three years ago, and a number of people, but one woman in particular, went completely berserk on the Enquirer's "Cincinnati Politics" Facebook page.  The conversation got so out-of-hand that I had to quit the group.  Even after I quit the group, for several months I received threatening direct messages from the crazy lady.  

 

The "problem" was that the old fence was going to be taken down, enabling patrons of RP McMurphys to once again park on their side street and defile their landscaping.  

 

The horror!

The fencing might not look great but Wasson Way gets used a ton and has been a huge success in the Oakley and HP neighborhoods.

It certainly succeeded in blocking light rail from ever being built along the corridor, which was the motivation for Cranley backing its funding.

I’ve seen people walking with those little pull behind shopping carts. So they have been using it to walk to get groceries at Kroger instead of just driving over. A win in my book.

Hyde Park's Springer School to start 18-month renovation, its largest to date

 

Hyde Park’s Springer School and Center will start construction this month on a major expansion project on its campus — the largest renovation in the school's 51-year history and part of a $20 million capital campaign still underway.

 

Springer, which serves students with learning disabilities ages 6 to 14, will break ground May 18 on a roughly 24,000-square-foot addition. The new space will allow for additional classrooms, tutoring areas and gathering centers for professional learning.

 

Additional planned improvements aim to ease traffic during arrival and dismissal times and beautify the campus.

Ila Apartment. I still think the missed an opportunity by not putting at least some retail/restaurant space.

Seems very shortsighted to have nothing that integrates with the Wasson Way bike path.    A cafe with outdoor seating.  Or I dunno, maybe a Bike shop.

Part of these decisions likely depend on the type of financing they use for the project. Some will not allow mixed use. Sometimes it is just an easier lift to not incorporate mixed use at the beginning. The project can always be modified later too. 

I have been told that there will be a RedBike station installed in front of the Ila apartments later this year. Hopefully that helps getting that area more integrated into WW in the long term. With the price point of the apartments, it's obvious the tenants can afford to rent from RedBike on the regular.

Yeah that 1-story leasing office-type thing looks prime for a corner commercial use down the road.  Knowing the NIMBYs were coming hard after "Wasson Tower," I bet they wanted to make sure the main purpose of this got built quickly, with hopefully an eye to the future as well.  If zoning changes are needed for that, it's not like the NIBMYs have a sound argument against it.  What, are they going to ask that this gets torn down instead of adding a comemercial space?

Appears the developer likes to style it in lowercase "ila" which is kinda obnoxious but also somehow better than title case where the capital I and lowercase l look indistinguishable in most sans-serif fonts. Seems like a pretty horrible name on multiple accounts!

It could again be a matter of financing and loan program they are using. Some loan programs are for housing only and do not allow any commercial/office or other retail in the project. In order to get it built as economical as possible, the financing may only let them do residential at this time. Maybe when it is re-financed it can open up other possibilities.

In Sanskrit, Ila means “earth” or “speech.” In Greek, the name can mean “from Ilion,” the ancient city that was the site of the famous Trojan War.

My guess is that this project was already thin as is, and they couldn't justify building more structured parking. They're parked about as tight as you can be for how large these units are/how wealthy their renters will be, most of whom will have two cars. As Dev said, usually pitching retail as a component would help a project like this get built because the neighbors would feel like they're "getting something" out of it but since it was already zoned PLK didn't need to.

Springer in Hyde Park to open Cincinnati's newest high school amid $19M expansion project

 

Greater Cincinnati will get a new high school when Springer School and Center in Hyde Park officially opens in August 2024. 

 

Springer’s board of trustees unanimously approved the creation of Springer High School in October following a two-year exploration study and a myriad of meetings and open houses with parents and community members. It’s just one element of the school’s ambitious expansion of its scope and services. 

 

Located at 2121 Madison Road, Springer School and Center caters to students from around the region with learning disabilities including ADHD, dyslexia and executive function deficits. It has century-old roots with the Archdiocese of Cincinnati but became an independent elementary school in 1971. It has a current enrollment of around 200 students in what are now referred to as Springer Lower School and Springer Middle School.

Neighbors object to O’Bryonville Eva Hall apartments, but commissioners OK them anyway

 

Residents near a planned, 19-unit apartment building to be built near the O’Bryonville business district in Evanston balked at the project, citing density and traffic concerns, but Cincinnati planning commissioners approved zoning changes for the project, saying it’s in the city’s best interests.

 

Dial Residential, led by owner Christian Dial, plans a $5.5 million, 19-unit apartment building called Eva Hall at 3020 and 3024 Lavinia Ave., near the business district. The site, which will also have a 25-space private garage, is about 0.149 acres.

 

Dial detailed the project, and another set in Walnut Hills, to the Business Courier in September.

 

“My focus with my company is to build small residential development much like what you see near a lot of our neighborhood business centers that existed in the early 1990s but are not super easy to get done today for a number of reasons,” Dial told planning commissioners.

Yea was a especially for an article written by Chris Wetterich who is probably one of the most pro-urbanism journalists in town. 

 

I'd encourage anyone here to listen to the recording of this hearing. After 20+ neighbors speaking in opposition it was great to see the commissioners intelligently articulate the need for dense housing in the city and vote unanimously to approve this development.

Sold in late January last year to a LLC with ties to the Joseph Family. They also purchased the house behind it on Shaw. Looks like they tried to get a permit to build a 3-unit condo, in addition to a garage with a unit above it. If I'm reading it right, it got denied with a lot of questions from multiple departments asking for more information. That application started back in August but their demolition permit did get approved earlier in March. They also filed a permit to build a 3-story home on the Shaw property, with a detached garage that has a unit above. It is approved but it looks like no one has paid the permit fee yet or picked it up.

Demolition has begun. There's some heavy equipment starting at the back. Yesterday at about noon.

Hyde Park Library to reopen following $5.8M revamp

 

The Hyde Park Library will reopen Saturday, April 13, after it received a $5.8 million facelift – the first major update to the branch in more than 50 years.

 

The renovation included major accessibility and layout improvements. Both library building entrances have been flatted at grade, removing the need for steps, and a new, larger elevator was added. Other features, as requested by customers, include new flooring, paint and updated furniture; increased natural light inside the branch and an updated, sustainable fish tank.

 

The project kicked off in August 2022, and the library closed to the public the following month. The branch relocated temporarily to Hyde Park Plaza on Paxton Avenue, where it operated until March 23 in preparation for the reopening.

New view of the Square

 

Ryan Dean drove through Hyde Park Square every day for a decade. The Loring Group’s now-managing partner would watch kids eat ice cream cones in front of Graeter’s with their grandparents and shoppers pick through fresh produce at the weekly farmers market.

 

But his eye was drawn to the Cooper Building at the southwest corner of Erie Avenue and Edwards Road. Built in 1931, the art deco structure still had its original windows. Dean envisioned the chance to breathe new life into the 35,000-square-foot structure, and his company bought the property in fall 2017.

 

“After settling in the square, learning the neighborhood and how the ecosystem behaved and worked, we saw a bigger opportunity,” Dean said.

 

Now, Loring Group has partnered with two other local commercial real estate developers, PLK Communities and NorthPointe Group, for what is planned as a much larger reenvisioning of Hyde Park Square, one of the region’s oldest and best-known neighborhood business districts.

 

“Everyone on our collective teams loves Cincinnati – this is our home. We all share fond memories of Hyde Park Square, and our goal is to positively impact the city we hold dear,” said Nick Lingenfelter, PLK’s chief development officer. “We understand that achieving this requires change, which is never easy, but to truly make a difference, we can’t stick with the status quo.”

The city started with the new neighborhood plan before COVID. I think it's another example of public planning being fundamentally broken in this country.

Not really, seems more a matter of a council with more chiefs than indians, where nothing seems to get done quickly. We started our master plan 6 months after they did, was completed & approved within 2 years, and our approved plan turns 5 years old this November. {shrug}
