Below is an excerpt from a CU report about a 12-story hotel being proposed for 77 E. Nationwide Boulevard.  Also below is a photo of the existing 2-story building at 77 E. Nationwide Boulevard.  According to the report, this hotel proposal is scheduled to be heard by the City's Downtown Commission later in January.  Also according to this report, no elevations or renderings have been submitted for the project yet, only a site plan.  Which means this is almost certainly up for conceptual review only, not approval.

New 12-Story Hotel Planned for Nationwide Boulevard

Local hotel management company Indus Hotels already operates the 179-room Hampton Inn & Suites next door to the Columbus Convention Center, and they’re hoping to double-down in that immediate market.  Representatives from the company are scheduled to present a proposal to the Downtown Commission later this month that would see the construction of a new 12-story 170-room Hilton Garden Inn at 77 E. Nationwide Blvd.

 

The existing two-story building at 77 E. Nationwide Blvd is currently home to the Downtown offices of HER Realtors.  That block of Nationwide Boulevard could be referred to as a “hotel row” for the Convention Center, as it already boasts a Crowne Plaza, The Lofts, Drury Inn & Suites and a Hyatt Regency.

 

Daniel Thomas, who is the Urban Design Manager that staffs the Downtown Commission says that the demolition of the historic two-story building isn’t likely to be a problem.  “I can’t speak for the Commission, but typically when they’ve spoken about demolition, they want to see something more substantial replacing the older building,” he says.  “It’s not a bad building, but the tradeoff is that we’d be getting a 12 story hotel.”

Sounds like a good addition to the convention center area, but I'll withhold final judgement until I see the renderings.

The renderings for the new hotel have been released. I don't know how to hotlink images from other sites, but there are 2 renderings on Columbus Underground.

When I saw the first rendering I thought it looked alright, but the second rendering turned me off. There is a large blank space on the side of the tower and the whole thing is just too plain. Hopefully they will improve on the design.

The rendering of the front façade looks fine. The rendering from the side perspective looks like a typical Hampton Inn sitting on a brick base.

From what I've been reading over at CU, the 12-story hotel proposed for 77 E. Nationwide Boulevard was generally not well received at the January Downtown Commission meeting.  It seems that the Downtown Commission is okay with the overall project in concept, but is not favorable to the protrusion of the bulk of the building over the upper level sidewalk.

 

Basically, it sounds like it would get approved if they redesign it to look like Summit Street's rendering shown above.  That rendering looks real good and seems like a such as simple fix for the project, I don't know why the project developer wouldn't just do it and then move ahead for approval.

A proposal from Indus Hotels to build a 12-story, 170-room Hilton Garden Hotel at 77 East Nationwide Boulevard, that was initially reviewed in January, came back to the Downtown Commission for further review on May 26.  The hotel proposal returned to the Commission with a revised design that addresses some of the concerns raised at the January meeting:

 

- The building overhang that loomed over the upper level sidewalk (and jutted in front of every other building on this block) has been removed.  The square footage previously in that overhang has been redistributed to other parts of the property.  As a result, the 12-story tower portion is wider than the initial proposal.

 

- The initial proposal also would have completely demolished the existing two-story building on the property.  At the January meeting, it was pointed out that this building dates to 1910 and was the first winner of the Columbus Landmark Foundation's James B. Recchie Award for historic preservation after it was restored for office use in 1983.  After the January meeting, Columbus Landmarks' included it on their 2015 list of most endangered buildings. -- As a result, the revised proposal calls for retaining and reconstructing the brick facade of the two-story building into the new hotel design (something that Indus did with their Hampton Inn project at 501 N. High Street).

 

- One item of concern that was not addressed in the revised proposal is a curb cut proposed from Nationwide Boulevard to the front of the hotel building.  This would be the only curb cut on this block and would disrupt extensive landscaping and streetscape improvements completed last year on this stretch of Nationwide Boulevard.  Plus the approximate six-foot grade difference between the Nationwide Boulevard road surface and the first floor level of the building seems to be an impediment as well.

 

As a result, there was general agreement among the Commission that further design revisions would be necessary for this proposal to proceed and asked Indus Hotels to return at a later date.

'Upper-upscale' luxury hotel approved near convention center

Columbus will be getting a luxurious addition to the hotel scene with a Canopy by Hilton planned for 77 E. Nationwide Blvd.

 

That’s the message Chris Brock, Hilton Worldwide's franchise development director, brought to the city’s Downtown Commission Tuesday morning as panel members considered final approval of a plan by Indus Hotels to build a 12-story, 168-room hotel at the site of what is now HER Realtors’ headquarters.

The design has really improved since this was first proposed, glad it is moving forward. And that bar on the top floor will have some great views!

A small update on this project from the Dispatch today,

 

David Patel, president of Indus Hotels, said Hilton has instituted an extra approval-process level for the new Canopy brand, which means that the Canopy across from the convention center will break ground no sooner than December; that would point to a summer 2018 opening.

I drove by this site yesterday and noticed there is finally work being done. The site was cleared a couple months ago but then had been sitting idle. As of yesterday, construction equipment was onsite and drilling was taking place. Hopefully a crane will be in place soon and we will start seeing some vertical progress.

I drove past this site about 5 days ago and noticed the base of the tower crane was in place. Does anyone know if the crane has gone up since then?

Drove past today; concrete is poured but still no tower crane.  My guess is it will be up by the end of the week.

I work a block away, here is the view from my office with the "proof" you are requesting on the crane haha.  Further in the distance you can see the progress on The View on Grant taking place as well.

Tight space complicates Downtown Canopy hotel project

 

The Canopy by Hilton hotel being built across from the Greater Columbus Convention Center is a good illustration of the extra mile that developers are willing to go to build in a cramped space such as the area of Downtown adjacent to the Arena District and Short North neighborhoods.

 

David Kozar, principal of Indus Hotels — which is joining with Schottenstein Property Group on the project — estimates that building the 12-story, 167-room hotel will take about 25 percent longer than it otherwise would because of the demands of building between two buildings Downtown.

 

Canopy is a new, upscale, boutique brand from Hilton. The Columbus property will be the first of its kind in Ohio and one of the first dozen slated to open in the United States.

Although this isn't the Market Tower thread, it was reassuring to read at the end of this article that we will get more news on the tower in early 2018, and the height won't be reduced to a mid-rise building.

Downtown hotel tops out: Get an early look at the new views

Downtown’s Canopy by Hilton topped out Thursday as it hones in on a projected opening date.

 

On Thursday, developers Indus Hotels and Schottenstein Property Group gathered on the 12th floor of the still-under-construction building at 77 E. Nationwide Blvd. to celebrate the milestone. The 168-room hotel now expects to be done around May 2019, said Indus Hotels President David Patel.

This is a great infill project, and actually a bit taller than I expected it to be. It looks like it is actually taller than the  Crowne Plaza hotel to the West of it, which I didn't expect.

 

Hopefully we can get Market Tower and the new Hilton under way by the end of the year, but with the rising construction costs, I'm becoming a bit worried. I think the Hilton happens no matter what, but Market Tower has me worried. Hopefully we get some news soon.

That's not the final siding. If you look at previous construction pictures you will see that the entire building looked like that until they put paneling on it.

It's kind of odd that they didn't finish it before dismantling the crane. It seems like having the tower crane would have made it much easier, though I know it's pricey to rent them.

That's good to hear.  I was also wondering if that pink color was the final finish.

 

Didn't think it was (based on the rendering) but you never know if some value engineering got approved without being reported!

Nope, the pink isn't here to stay. Looks as if they're planning paneling in the silver/gray color spectrum. Also, according to the website they're targeting an August opening and provide bikes to all guests at no cost during their stay. Kind of random but cool way to get people out and exploring the city.

I would assume the metal panels can be installed using an aerial platform or telescopic boom lift. Much cheaper than a tower crane.

Walking to work this morning I figured I would snap a shot so you all can see how it works into its surroundings.
