$10M South Park mixed-use project close to starting

A major project in the South park neighborhood of Dayton is close to beginning.

 

The Flats at South Park development, a mixed-use project proposed along Warren Street between Miami Valley Hospital and Coco's Bistro, could break ground by May, said Steve Budd, president of CityWide Development Corp. which has been working the project.

A $10 million South Park development in Dayton passed a key hurdle Tuesday night, ending a months-long standoff about a drive-through on the property.

 

Dayton's Board of Zoning Appeals approved all but one variance for the first phase of the Flats at South Park mixed-use project along Warren Street at Burns Avenue, with a number of conditions to address residents' concerns about a drive-through planned on the north side of the building. The project, years in the works, has gone through a number of iterations.

Damn, that's a hideous looking building. Looks like a university dorm from the 1960s. And we think we get bad infill in Cincinnati...

No argument here.  But this is worse by several orders of magnitude.

I don't disagree that this is a bad, boring basic design...but if you think this is magnitudes worse than half the stuff on McMillan (i.e. Campus Park), Corryville, or Columbia-Tusculum (i.e. anything along Columbia Pkwy), then we clearly have a different set of eyes.

^I'm not trying to be an ass, and I realize that it's great for infill to be occurring in Dayton, basically regardless of design, but this rendering just seems awful.  It's one solid mass of a building, with no variation in height, color, materials.  It's got no articulation of a corner, no cornice or anything at the top of the building, no balconies, and the windows seem very small.  It literally reminds me of the OSU north campus dorms that are now being replaced.

Again, I don't disagree that it's a basic, boring brick design.  The "ass" part was And we think we get bad infill in Cincinnati......which is clearly incorrect.  And for the record, those North Campus dorms at OSU are "magnitudes" better (quality, crispness, texture) than that McMillan/Corryville/Columbia Pkwy stuff.  Bottom line is, it's just a brick box in South Park.  Not offensive, not bad, not good.

Flats at South Park development ready to begin

 

Construction on the long-discussed Flats at South Park gets underway in the next couple of weeks, and developers say it will be the first of several projects that will help enhance and extend the Brown Street corridor north toward downtown.

I just noticed they broke ground on the above project. There's a fence up and they've been moving dirt around.

Historic Dayton cemetery to embark on $3.5M restoration project

 

Woodland Cemetery and Arboretum, which dates back to 1841, will embark on a $3.5 million facelift. The historic Dayton cemetery is raising funds for the restoration and preservation of three historic structures on the cemetery property.

 

The 130-year old structures are listed on the National Register of Historic Places, and the cemetery, itself, is listed as a National Historic District by the U. S. Department of the Interior.

New apartments opening near downtown Dayton; condos coming soon

Leasing has begun for 43 new apartments on Warren Street near UD and Miami Valley Hospital, and developers hope to get to work on new condos next door later this year.

 

The Flats at South Park, located at 619 Nathan Place, are expected to open for move-in March 1, and there have been several commitments from residential tenants, said Bill Hibner, director of construction services for developer Oberer Thompson Co.

New Dayton coffee shop will blend java with jazz music

 

A coffee shop is in the works in the South Park neighborhood of Dayton that will also include jazz music, tea and if things go as planned, a dram or two of alcohol for certain coffee drinks.

The new business will be called Wholly Grounds, and it could open as early as April at 825 Wayne Ave. in Dayton.

Developer alters plan for new residential project in Dayton's South Park neighborhood

 

The developer behind a housing project near the University of Dayton has altered plans for the new development, which appears to be moving forward pending necessary approvals.

 

The Flats at South Park II, also referred to as The Residence At South Park in city documents, is planned for the 600 block of Warren Street in Dayton. The new residential complex sits in a prime area in the burgeoning South Park neighborhood near UD and Miami Valley Hospital.

Developer proposes another new housing project in Dayton's South Park neighborhood

 

A local developer is pursuing another residential project in Dayton's South Park neighborhood, marking at least the third housing complex the company has proposed or developed in this area over the last few years.

 

Beavercreek developer Oberer Thompson Company, doing business as The Flats at South Park III LLC, plans to construct new market-rate housing on the former Cliburn Manor site. The site design and housing product mix will depend on market demand, but will largely consist of single-family homes using "urbanist" designs compatible with the South Park neighborhood, according to city documents.

 

In order to proceed with the development, the city of Dayton must first approve the sale of 4.68 acres of property located at 200 Burns Ave. The ordinance also empowers the city manager to execute the agreement and quit claim deed associated with the proposed project.

 

The Dayton Department of Planning and Community Development is in support of the agreement, which will be considered by the Dayton City Commission at a meeting tonight, Dec. 16. Since the ordinance is associated with a real estate matter, city officials are requesting it be passed as an emergency with two readings at one meeting.

Plan for 60-plus apartments, homes near downtown Dayton gets key approval

 

A plan to build over 60 apartment units and dozens of homes near downtown Dayton gained a key approval Tuesday. The project, if given the final OK, would be the third phase of a successful mixed-use development.

 

Dayton's City Plan Board Tuesday approved Beavercreek-based Greater Dayton Construction Group's proposal to build a mix of single-family homes, townhomes and flat-style residences in the city's South Park neighborhood. The plans must now get final approval from the Dayton City Commission.

 

The project, according to site plans, is the third phase of the Flats at South Park, which is made up of two apartment buildings with both residential and commercial space. The Flats at South Park I is over 52,000 square feet, with more than 1,265 square feet of first-floor retail. Phase 2 added 51 more apartments, bringing the development's total to 94 rental units.

This $1.8 million restoration project at a historic Dayton site means more space for events in 2024

 

A historic site in Dayton will soon reveal the final product for its almost $1.8 million restoration project. The site is expected to flourish with events over the course of 2024 and beyond.

 

The Woodland Cemetery & Arboretum at 118 Woodland Ave. in Dayton, is set to host the grand opening of its completed restoration project in May. DBJ took an early look to get a sneak peek inside the cemetery centerpiece, the Tiffany Chapel, as final touches finish.
