Unfortunately a lot of lenders require it be shovel ready before releasing funds. So the reality is that that isn't a realistic request despite it making complete logical sense from an urbanist standpoint.

Hope they have the financing for the new construction lined up and locked in.

 

Yeah, I don't think that we should ever be permitting the demolition of historic buildings if the financing isn't essentially locked in escrow.  But I have little faith that this is what is going on.

 

In general, I would agree with being skeptical... but in this specific case I know the developer, and they did wait until all financing was finalized.

This will hopefully be a great opportunity to revive the cbd portion of main st.

 

It’s so weird to see otr main st act alive and bustling, yet cross Central Park Way and it looks rundown and dead.

 

Otr is truly like a second downtown for cincy.

The gist is that they are NOT going to begin demolition until all financing is in place. They're waiting on some part of financing (possibly tax abatements) from City Council, and won't have that finalized until September or October. So, demolition won't begin until later this fall at the earliest. Donato's is closing because their lease was up and the owners don't want to renew it. So, that's a sign they're confident that a) they'll get the remaining financing and b) demolition/construction will begin relatively soon.

I wonder if Donatos will relocate somewhere in the core. Hopefully near the intersection of 12th & Main.

They are in discussion with Kroger to locate in the new grocery food court on the second floor at Walnut and Court. They already do this in many of the Columbus Kroger marketplace locations.

But...but...

I stand by both of those. I was told they were waiting until financing is complete, and that still appears to be true. Somebody else here said they were going to begin demo in Sept, which - based on what I knew - implied the financing would be complete by then, but my point remains: the developer is doing the right thing here, waiting on demo until all financing is finalized.

Not anymore. Krogers and Donatos have parted ways in Columbus because, from what I have heard at the water cooler, Donotos would not allow specific nutritional information on their products. Krogers now sells their own brand of take and bake pizza at all the local stores I visit.

Right. I was told by someone (not the developer but another person that owns property nearby) that the developer intends to start demolition September 1. The developer is probably expecting to get all remaining approvals and financing in place in the next month in order to start demolition on that date. However dates get pushed back on projects like this all the time, I wouldn't be surprised if that happens here.

7th and Vine, I think that was a typo, I believe it was meant to be 7th and Race which is the McHanh's Store being developed into a hotel, which wjh2 mentioned. Unless I missed something too

7/Vine is the old provident building which has a residential conversion proposal as well.

 

"The proposed apartment building would have a total of 125 residential units, 1,070 square feet of commercial space and four on-site parking spaces. The project is expected to be an investment of $28.3 million."

 

I think a lot of the residents might have a car, but have to pay for parking at work downtown anyways or get free work parking downtown, so basically, they don't really need additional parking or its a wash living there.

There is no reason the CBD main st should be a rugged ghost town (even in the day at times), while a few blocks over main st in otr is hopping and bustling.

It is all the way down. Hopefully it will switch over to construction soon.

Nice they wasted no time taking that sucker down. Rough building on the inside so i am sure it wasnt too hard to take down.

Good to see it finally on their website. Construction should wrap up in May of 2020. Even though there are other bigger projects (Kroget,4th and Race, Fc cincinnati stadium) this may be one of my top favorites. I think downtown and OTR would do well with a lot of mid rise apartment buildings scattered throughout. 

It's also super dense and has no dedicated parking other than a small handful of spaces. 125 units in a building of this size is extreme density. That's a ton of life added to that corner. It should also offer a lower price point for people looking to live Downtown but who can't afford a typically sized studio or one-bedroom.

 

Another dozen or so of these scattered throughout Downtown and OTR along the streetcar route would be extremely beneficial to the quality of the built environment and activate the areas around each stop. Let's hope it's successful so other developers follow suit. I love the excitement around large, skyline changing buildings, but the reality is that these size buildings often add the most to street life.

I recall this project having a potential "sister building" to the north across 8th. Does anyone know if that is still something being pursued?

I believe they are waiting too see how this building does before starting in the second one, but I believe that was when they were being marketed as condos. I hope it comes through though. That would add a lot more to that whole section of downtown.

Is it just me, or does it look as though they have filled the site back in?  The photo upstream showed that they had dug down to the foundations of the old building, now it looks as though they are going to pave over it with an expanded parking lot.  Please, someone tell me that isn't the case.

This will certainly help, but there are structural difficulties that will prevent Main Street between, say, 7th and Central from ever being a hopping, bustling part of downtown, especially in the evening.  The Courthouse is not going anywhere, and it brings with it a variety of uses that will never contribute to evening activity (attorneys' offices) and other uses that are perhaps even detrimental, but will definitely always be located there (say, bail bonds locations).  So I think we can certainly improve it, but there's always going to be that part of Main that can only change so much, given the government offices located there.

My understanding is that they have all the approvals necessary to start construction immediately.

Correct. They should have their financing finalized by the end of the year and construction will begin quickly.

Yikes. That makes me nervous. I thought they had agreed to NOT demolish the building until financing was finalized. 

Jwulsin that is correct. I hear construction is scheduled very soon.

They probably have a firm commitment for financing and will be closing by the end of the year. That would mean it is just a matter of paperwork at this point.

It may have been a situation where the bank would not give the final sign-off for the financing until the building was actually demolished.

That's almost undoubtedly true. Unfortunately a very common requirement that leaves a short period of limbo where a building is demolished and there's not yet actually financing available to start.

There are contractual draws for big projects, unlike a single-family house.  A large project has draws for just the demolition, then just the foundation, then just the structure, then just the outfitting, etc.  This protects the bank from characters absconding with large sums of money, using leant money for purposes other than what was agreed upon, etc. 

 

In the unlikely event that a naïve developer builds something very large with cash, they are in danger of being ripped off at any stage in the process.  The bank acts as an outside regulator that brings some semblance of order to the construction process.

There is already drilling/piling equipment working on site, so they are definitely moving forward.
