Just looking at the Google satellite view of Summit County, it still looks like there is a ridiculous number of golf courses for the population we have, especially for a sport that the younger generation seems less taken with. As for whether townhouses are appropriate for the site, I'm not familiar enough with this site to comment specifically, but just generally, I'd agree with yanni ... what's wrong with letting as many people as reasonably practical live bordering a fantastic park? Is it just because people want to keep riffraff out, so that only the good and upright folks able to afford $600k+ single-family homes get to live on the park? Because there are plenty of those in old Northampton Township (now part of CF).
April 4, 20196 yr That would be a shame because that golf course links the Sand Run metropark with the Gorge metropark into a contiguous green space. What makes this urban park special is how the cleveland Metropark is linked With Guyahoga National Park that will hopefully link up with Sand Run south of Botzum, provided it isn't developed. This network of linked parks is a major asset and shouldn't be broken up with housing developments which can't be reverted back. I'm all for developing the periphery just not within one of the best urban parks in the country.

April 4, 20196 yr I suspect they will allow the first tower to proceed and hold off on phase 2 depending on how well phase 1 goes. I wouldn’t expect many families to go into these towers so it shouldn’t affect the schools directly by putting much more burden on them while not giving them any money.

I'm guessing the main market for these apartments will be young-ish professional singles and couples w/o children, and empty nesters who will appreciate having easy access to Rt. 8 & Akron/Cleveland, as well as the amenities along Front St/the Riverfront, as well as access to the Natatorium, Portage Crossing and what remains of Chapel Hill nearby. The "return to downtown" trend seems to be filtering out to Akron's suburbs, at least those with a downtown to work with.

I agree. The whole town is an eye sore. I wish it was part of the CVNP and they're continuing on the same path. And I agree, if you do develop it should be low density with large minimal acreage for well to do people that preserves the green space as a wild life corridor. In eastern suburbs of Cleveland where I live the Cleveland Metroparks of North Chagrin Reservation and South Chagrin Reservation is separated by places like Hunting Valley among others that preserve the rural character of the valley. Not the one that was still operational last season. They are in close proximity to each other. I still have the same thoughts however and push even more towards development as it is even closer to the commercial area.

His last Falls project took a decade though, so I want to see some further progress before I get too excited.

This project has already been defined and the city will sell him air rights. I would expect he has already created conceptual designs and may already be working on architectural drawings, certainly massings by now. He’s got the opportunity zone from the state and is just needing tax abatement from the schools and it can be ready to go with getting approvals from the city. I can see movement on the first parking deck happen as soon as by the end of the year. I just don’t see any impediments at this point.

The one impediment is the same issue they had at the State Rd. project, funding. Developer driven has to make those numbers work. State Rd. had anchors sign on early, but they couldn't get enough lined up to start construction. Then, they ended up losing some of them. Stark has a huge portfolio of accomplishments, but remember, everyone is still waiting for Nucleus to start....

That is probably the fastest growing system in NEO, which is a combination of Peninsula and North Hampton township which the Falls merged with back in the early 1980s. There are so many developments in the past 3-5 years alone with new apartment complexes, townhomes, and single home developments going up all along State Road. It could rival Falls high pretty soon with its falling enrollment.

April 16, 20196 yr ^I suppose it is similar. The thing that hurt the valley development was the Portage Path bridge being rebuilt over the Cuyahoga 10-15yrs ago. It seemed to take 3-4 years for that to complete. Any momentum the valley had was halted for 6-8 years. In the next month or so there is a plan to be revealed to get a CVSR train station stop by Liberty Commons. It is the Merriman Valley small business plan to push the city and other organizations metro rta/metro parks/ Summit county/city of Akron to try to make it come to fruition.

Maybe its too easy of a sell for a 15yr so he’s pushing for other things by asking for 30 and then try to get other concessions from the city once that is shot down. So we’ll see.

The tax abatement is only 15 years, which both Cleveland and Akron offer currently. The 30 year time was for a TIF which I'm confused as to why they would need when it's adjacent to a $10 million public improvement project which has shown has sparked retail in the area.

Likely Stark is spread a bit thin between his projects(515 and Nucleus) and the Falls is pushing him for some progress that was likely quietly negotiated for to build those when the Front street update was complete. Its pretty much complete. Hard to put much focus on this project when having an active build going and still working on an even bigger more tenuous project for financing and approvals.

September 23, 20213 yr ^My mom said they needed more parking and decided to build a new dairy queen. They knocked down the house next door as well. I’m assuming they want much more patio space to handle the team sports that come through. Farmers Rail has been open about 2 months now on front st and they fixed and updated the old broken vertical neon blade sign that says “Levinsons” with a smaller “Farmers Rail” underneath. Their patio seems to be busy most weekends.

This is the block bounded by Chestnut, 2nd, and Front in Cuyahoga Falls, right by HiHo Brewing and the end of the Glens Trail through the Gorge Metropark. That whole southern stretch of Front St. in the Falls should have been a major redevelopment target for years pre-pandemic; things must have stalled just long enough for the pandemic to stall them even further.

June 26, 20231 yr I don't know anything about firefighting, and I'm sure having the fire department running something like this is as safe as it gets.... But putting a burn tower across the street from a Summit Metropark forest that merges into CVNP seems weird. Will Smokey the Bear at least be on duty? Maybe the risk is so minimal it doesn't matter.

Maybe the risk is so minimal it doesn't matter. its just for ff training, but yeah it needs to be watched and kept secure from tik tok adrenaline seeking trendoids. if its built by the station so they can keep an eye on it that would be best.

April Helms Akron Beacon Journal The Humane Society of Summit County, which is currently on Darrow Road in Twinsburg Township, will move to Cuyahoga Falls. The new building will be on West Portage Trail, near the Akron line. The facility will be on nearly 10 acres of land, much of which will remain undeveloped. Summit County's dogs, cats and other animals in need of help and a home will soon take up residence in a new place. The Humane Society of Summit County is planning to build a new 25,770-square-foot building at 75 W. The plan cleared the city's Board of Zoning Appeals on Wednesday, with the stipulation that measures are taken to screen the gas station from abutting residences.
