Comcast Spectacor has presented plans in recent weeks for a massive mixed-use development at the South Philadelphia Sports Complex, the latest effort to maximize the land where sprawling parking lots sit.
The proposal comes as the Comcast Spectacor-owned Wells Fargo Center risks losing the Philadelphia 76ers as a major tenant and searches for additional ways to keep the team at the sports complex.

The master plan calls for 500,000 square feet of office space, 460,000 square feet of retail, a 5,500-seat concert venue, 2,000 multifamily residential units and 500 rooms across multiple hotels, according to materials from the presentation with a neighborhood group reviewed by the Business Journal. The development also calls for 10,000 garage parking spaces.

Renderings viewed by the Business Journal show the new development taking up a portion of the 22,000 parking spots sitting adjacent to the Wells Fargo Center, Citizens Bank Park and Lincoln Financial Field.
Comcast Spectacor, owner of the Wells Fargo Center and the Philadelphia Flyers, has a contract with the city to lease the 47 acres around the Wells Fargo Center and serve as the master developer of the land off Broad Street, Interstate 95 and the Walt Whitman Bridge.

The developers pulled out of this one....citing financing.😐

https://www.inquirer.com/news/philad...-20240415.html

National Real Estate Advisors told The Inquirer on Monday that the difficult construction financing environment partly led the company to decide against taking part in the plan to turn the historic building at 18th and Vine Streets into a hotel and a new African American Museum. The developer, one of two involved in the project, had also planned a parking garage and 30-story residential building at a neighboring site.

I hope not. While the surface lot parking around their current three arenas isn’t ideal it’s somewhat efficient. Stadiums / arenas don’t belong in center cities and grouping them together and accessible by transit is somewhat of an above approach for a U.S. city

PHILADELPHIA - A massive 2026 in Philadelphia is getting even more exciting as Norwegian Cruise Line announced Wednesday it will launch from the Port of Philadelphia.

The port has not been a homeport for cruises in nearly 15 years, and the nearest stops since for cruise goers have been Baltimore and New York City.

The Norwegian Jewel, with the capacity to accommodate over 2,300 guests, will homeport in Philadelphia starting in April 2026 through October.

The ships will make two dozen stops in the city during that time, and will offer seven-to-nine-day voyages to Bermuda.

The cruise line says from September to October, the Norwegian Jewel will embark on 10 and 11-day voyages to Canada and New England.

"With all eyes on Philadelphia as we prepare to host our country’s 250th birthday in 2026, the Port will continue to help support and grow Philadelphia tourism to create economic opportunity for our region, workers, and businesses," Pennsylvania Gov. Josh Shapiro said.

The 2026 World Cup really messed up and missed a big epic chance of NOT giving Philly the final. We're the only city to have a direct subway connection to the stadium from the city center and also only city to have a walkable path all the way from City Hall to the Linc. Imagine a parade down Broad St. as a lead up to the final match.

I wonder if mrnyc's jealous about Philly stealing New York's limelight lately. Philly is probably the only major city that right now is more vibrant than pre-Covid while other cities are struggling with bringing people and businesses back and having their downtowns ruined by looting and homelessness. While Philly this summer just cleaned every street in the city with the new mayor's agressive plan to make the city the best in the US and a paragon of good urbanism.

How 76ers' deal to stay in Philly is a defeat for NJ party boss George Norcross

By Nancy Solomon

Published Sep 18, 2024

The Philadelphia 76ers have agreed to stay in the City of Brotherly Love, reaching a deal that represents a defeat for New Jersey Gov. Phil Murphy – and indicted South Jersey party bossGeorge Norcross.

Philadelphia Mayor Cherelle Parker on Wednesday announced an agreement to build a new arena for the NBA team. Murphy’s Economic Development Authority had offered the team an $800 million tax break to build a new arena in Camden, New Jersey, along the waterfront and north of the Benjamin Franklin Bridge.

Philadelphia mayor strikes deal with 76ers to build new arena

Associated Press

Sep 18, 2024

The team now rents the arena from Comcast Spectacor, which also owns the Philadelphia Flyers of the NHL, who also play there. Instead, the Sixers' owners want their own, more modern facility, one they could also rent out for concerts and other events.

Josh Harris, a managing partner of the ownership group, Harris Blitzer Sports & Entertainment, has said the Sixers will build a privately funded facility that "strengthens ties within the local community through investments that prioritize equity, inclusivity and accessibility."

Plans Announced for the Last Voyage of Famed Ocean Liner SS United States

After nearly 30 years on the Philadelphia waterfront, a tentative timeline has been set for the final departure of the once famed ocean liner the ss United States. The last voyage to be accomplished on a towline comes almost 55 years to the day that she was removed from commercial service in 1969.

Okaloosa County, Florida acquired the vessel on October 13 for $1 million from the non-profit SS United States Conservancy with plans to convert the ship into the “World’s Largest Artificial Reef,” off the coast of Florida along the Gulf Coast. It was part of the settlement agreement for the lawsuit from the operators of the Philadelphia pier, Penn Warehousing, with the country required to remove the ship by early December.

Towing the nearly 1,000-foot liner is a complicated plan including removing her from the pier. Her air draft causes additional concerns with officials in Pennsylvania and New Jersey determining to temporarily close the Walt Whitman, Commodore Barry, and Delaware Memorial bridges which span the Delaware River. The US Coast Guard and others are involved in the planning and approval to remove the vessel.

Update on the drama with the United States, as the Coast Guard has been delaying the voyage, fearing she is not seaworthy and could break free and run aground.    The entire thing is so sad--I wish she could have been saved.   Would have made a hell of a boutique hotel docked in Philly or elsewhere!

Philadelphia 76ers will not build contentious $1.3B arena

The Philadelphia 76ershave decided not to build a $1.3 billion downtown arena, a surprising move that comes just weeks after the team received approval for the controversial project from the city council.

The Philadelphia Inquirer reported Sunday that multiple council members had confirmed the change in plans. The team has struck a deal with Comcast Spectacor to remain in the city's sports stadium district, the newspaper said, but further details about the new proposal have not been released.

The 76ers, the mayor's office and Comcast Spectator -- which owns the Wells Fargo Center, where the team currently plays -- did not respond Sunday to requests for comment. The team rents the arena from Comcast Spectacor, which also owns the Philadelphia Flyers of the NHL, who play there too.

Good decision. Philly has a vibrant downtown that doesn't need crappy gimmicks that waste a lot of $$$. Maybe Cleveland could learn something, or any other rust belt cities trying to revive themselves. A sports arena is only partially used throughout the year and when it's not active it's just a waste of space. Plus, the 76ers current location is good enough as Philly has the only 4-sport complex in the whole country where all 4 teams play next to each other and has a transit stop.

And, notably, there was planned retail, restaurants etc, all with a SEPTA stop and great highway access, that have never been built (save for one venue) .   Someone should take the Haslams on a tour there.

Not sure whether this is good or bad for Philly, but it could be good for CLE. Hopefully the private funding Josh Harris and the Harris Blitzer Sports & Entertainment group had gathered to build a privately funded facility for the Sixers can be redirected to a big development near/around Progressive field in CLE.

Have either of you heard any rumors @KJP @zbaris87 ??

As someone that lives in the area, many of the PHL council members who have spoken publicly are saying they feel duped.   They expended a lot of political capital throwing their supporting behind the original plan by Harris Blizter Sports & Entertainment to build in a dense neighborhood above an existing train station that closely bordered on Chinatown.   It always made more sense to me to build new in South Philly.   Somehow two competing organizations, Comcast Spectacor and the 76's owners, finally joined together on this new plan to most everyone's surprise.

My interpretation is that because both PHL city and PA state governments offered no funding to HBSE, they got cold feet.

For Philly or Cleveland?

There is a Gateway parking garage in CC that I park in when I am staying in Philly sometimes.  Just curious.
