If more suburban projects could be like this, the area would be better off.
November 6, 20231 yr You know a lot of the development in the vicinity is getting kind of... old (>20 years). People were of a different mindset back then -- at least around here.

I'm either living in a city or living rural, but as far as suburban developments go this is like the most attractive one to me I've seen. Get a lot of points for having nice sidewalks and things to walk to. I feel like typically both are not present. Edited November 6, 20231 yr by TIm

Get a lot of points for having nice sidewalks and things to walk to. I feel like typically both are not present. There is a place south of Atlanta called Town at Trilith that does a really good job of this. It’s right across from a massive movie studio, mostly used by Marvel. it is more dense and has a better mixture of home designs. The walking town area is pretty nice also. Hopefully Evans Farm can make it work.
February 25Feb 25 Was up near Evans Farm earlier today with a few free minutes, so I thought I'd go get a closer look at progress across the massive site Random looks at some of the completed projects across the first phase The first phase of SFH seen in the distance from where hundreds of more units are plotted ahead of phase two The Piatt Rd connector is being built adjacent to EF and Jennings Sports Park. Once the extension is complete, Piatt Rd will extend south of Shanahan Rd and connect to Home Rd at the Lewis Center roundabout One of the new fields at Jennings Sports Park can be seen in the distance from the Piatt Rd extension Quick look at the south side of Evans Farm from the Home Rd roundabout
February 25Feb 25 It looks terrible but right idea. I wish they would've taken more, uh, inspiration from West Clay in Carmel or Norton Commons near Louisville. "You don't just walk into a bar and mix it up by calling a girl fat" - buildingcincinnati speaking about new forumers

Some of the SFHs look pretty good IMO, much better at least than a typical suburban product. But the mixed-use buildings... yikes Completely agree with you they had the right idea there, but the execution is awful Edited February 27Feb 27 by NW24HX

I’ll say it in every thread like this, developers need to take inspiration from Town at Trilith in Georgia. It has a variety of home designs and sizes. The retail main strip is pretty well done and it is extremely dense with very little yard for most of the houses.
April 3Apr 3 Nearly 10 years in, here's how Lewis Center's Evans Farm has grown - and what's next What was once an 1,100-acre tract of farmland has steadily transformed into a master-planned community with multiple residential neighborhoods, commercial developments and a mixed-use district that mimics a downtown streetscape inside an unincorporated community in Delaware County. The Evans Farm development in Lewis Center started in 2016 with the construction of 142 homes and accompanying retail space. Today, there are more than 300 single-family homes, another 300-plus apartment units and 50,000 square feet of commercial space. And that's just the beginning. Evans Farm is zoned for 2,100 single-family homes and around 1,600 apartments. On the commercial side, as much as 400,000 square feet is planned for the sprawling development. "We're only about 20% developed, we have a ton of stuff coming on. The next three or four years will take us from 20% to 60%," Zenios said. "That's already booked." Though not part of the Evans Farm development, the newly opened Jennings Sports Park may accelerate the foot traffic in the neighborhood given its proximity and potential for an influx of visitors coming there for recreation, games and tournaments. Zenios estimated that when all is said and done, Evans Farm could have about a $2 billion economic impact. https://www.bizjournals.com/columbus/news/2025/04/03/evans-farm-lewis-center-master-planned-community.html

Wish they would have a variety of house sizes, unless they do and I missed it.
