A Columbus developer is proposing a 25-story "vertical city" in downtown's RiverSouth district, complete with 10 floors of condominiums and apartments primarily targeted at millennials.

 

Arshot Investment Corp. said its Millennial Tower would incorporate retail, office, residential and entertainment uses in 400,000 square feet towering above Scioto Mile riverfront park. It called the project an "integrated vertical city tailored to the unique urban fabric of Columbus’ revitalized downtown."

Seven floors of parking for 600 cars because Millennials are so in love with driving. Pardon me for being curmudgeonny, but this looks like something drafted by a Marketing Department that read an article about Millennials and decided to build a playground for them.

This article from yesterday's Business First suggests that the large electronic display boards proposed to cover the internal parking levels on floors 3 thru 8 of the Millennial Tower might be a tough sell to the City's Downtown Commission:  http://www.bizjournals.com/columbus/news/2016/05/23/millennial-tower-s-giant-electronic-billboard.html

 

I'm not sure that's correct.  Only city staff voiced concerns in the article, not any commission members, who review the project today.  But we'll see if any reports from today's Downtown Commission meeting show any concerns about the electronic display boards.

^ Also, according to the plans submitted to the Downtown Commission, here is the floor by floor organization of the Millennial Tower:

  • Subgrade: 85 parking spaces

  • Floors 1-2: 40,000 square feet of retail

  • Floors 3-8: 515 parking spaces

  • Floors 9-14: 180,000 square feet of offices

  • Floor 15: Conference center, fitness facility, pool, sun deck, dog park

  • Floors 16-25: About 100 residential units in a mix of apartments and condos

Jeez, how do you remember? I think once my dad smuggled some back from like Sawmill in 1994?

Change the name and re-do the video boards to something like the ad space on the side of the parking garage at the corner of Natonwide and Front.  There are some simple designs on the west side of it that cover up the garage (if that's what they're going for).

Love the proposal, though the parking and video board I think are a tad much. Hopefully with some fine tuning a truly great building will rise from the ground there.

Also don't quite get the name.  If they stick with Millennial Tower, I demand that someone build a Gen X Tower nearby to complement it.  Give it some sort of plaid design.

When it comes to green or living walls, I am going to need to see some examples of large scale green living walls in temperate climates like Central Ohio-and at different times of the year. I can't think of anything that would not die out naturally by going dormant, or brownout from cold or windburn in our climate, so the green wall would be a dead looking brown wall much of the year-and possibly the dead growth could be a fire hazard.

 

I know they work in warmer climates, and those two pics look like a much warmer climate than here-notice the palm trees in once of the pics. Even the hardiest everygreen cover like English Ivy might brown out in a large vertical exposed setting.

Office Leasing Team Selected for Millennial Tower

 

Arshot Investment Corporation announced today that Colliers International has been selected to lease the office portion of Millennial Tower, the first sign of life for the project since it was first announced in May of last year.

 

After an initial hearing before the Downtown Commission, the project has not been back before the board, leading to speculation about its future. Today’s announcement seems to confirm that it is still an active project, and that efforts to lease 157,000 share feet of office space in the proposed building are underway.

...and was this pic taken in December of February? They look good I think during the warmer months. If that is indeed a pic from late Fall to early Spring, then I am impressed.

 

And good news on ANY news on this tower. Now what about theNorth Market tower proposals? *taps foot impatiently*

 

 

*actually since I missed this first posting and I look more at it, I can see where this could look good through the year-especially if they did seasonal stuff on parts of it that 'browned out'. Breaking it up into smaller tall panels like this one would be good idea too. They could alternate panels with green living walls with other panels that had other things.

2 things... height is already being reduced and I remain very wary about Arshot being involved with their track record of announcing big projects only to see them completely disappear after several years of "updates".  I don't have much hope for this one and won't believe it until there's a crane on site and steel is going up.

Millennial Tower may be off schedule, but it is apparently still very much alive.

A year to the day since Arshot Investment Corp. unveiled the high rise planned for downtown’s RiverSouth area, no progress has been made to clear the project with the city’s development review body, much less put a shovel in the ground. That could soon change, said Daniel Thomas, Columbus’ urban design manager.

 

“They’re making a preliminary request about coming in (for project review) and it might be June, it might be July,” he told me. “The expectation right now is that they’ll be coming in soon."

 

Millennial Tower is not on this month’s Downtown Commission meeting agenda.

Thomas said he has not seen updated designs since the developer last May outlined the “vertical city” with retail, office, residential and entertainment uses in 400,000 square feet towering above Scioto Mile riverfront park. It was initially described as a 25-story building, but appears to have been revised to 24 stories, according to an announcement last month that identified Colliers International Group Inc. as the office leasing manager.

 

Last May's proposal was generally well-received by commissioners, apart from a large video board wrapping around the tower.

 

Asked in April about the likelihood of Millennial Tower being built, Colliers’ Daniel Dunsmoor said,

“We wouldn’t be working on this project if it wasn’t very real."

 

Here's to hoping this turns out better than their past projects. I'll hold excitement however till I see crews on site.

I actually like the design as it stands. However, I do not think a design like that will age well with the city's skyline, and that is a problem.

Wow. I am even more skeptical now than ever of this thing happening.

 

Arshot has a long history of appearing like clockwork every year to chime up with some superficial new "detail" as a way to keep their stalled projects in the news. They did it for years with the Cooper Stadium SPARC proposal, and now they appear to be doing the same with this.

 

A giant red flag to me is the fact that these renderings of the "updated design" are so exactly similar to the first ones we saw a year ago, and have not changed AT ALL the number one issue the commission had with the design - the giant ad screen (or even updated the bizarre, out-of-scale, Windows 95-esque, nonsensical image shown on it). That leads me to believe that this "new design" is actually an alternate option that was prepared by the architect from the beginning, and that Arshot has had this entire time but is only releasing now to drum up buzz.

 

Hope that I am wrong, but as of now I'm ready to assume this is dead.

Well every other tower Downtown looks like it was built in 1988 except Leveque.

It's Arshot, so North Market and this project gets replaced or never built at all. The Schottenstein families development capabilities are subpar at best, which is a shame because they have the most money and connections.  I'm looking at you also Kaufman, the only good thing they have done was the Leveque and that's because it's existing structure was already in place.

Sorry, but are you kidding me? Kaufman has been very consistent with getting things they propose done. 250 High, 600 Goodale, Leveque, and their complexes in New Albany and at Polaris are all completed. 225 Commons and Gravity (500 W Broad) are under construction with steel rising as we speak. The VV project has moved through a lot of big design changes and finally won approval. Kaufman have shown themselves very quickly to be one of the most capable developers in the city. That you would even mention them in the same breath as Arshot is nuts.

Funny part is, Kaufman himself used to work for the Schottenstiens and said they really knew what they were doing. Something must have happened... maybe Kaufman leaving

Here’s the new look for taller Millennial Tower

 

The tallest building planned for downtown Columbus in years is set to be even taller.

 

Arshot Investment has filed revised plans for its Millennial Tower project, now proposing a 28-story building - 330 feet tall - with a mix of uses on the vacant lot at the northwest corner of Front and Cherry streets in the RiverSouth area.
