Cease-and-desist dashes Terrace Park man's dreams for Airbnb in Glendale

 

A local homeowner’s dreams of transforming an historic church into a seasonal vacation rental were upended following a cease-and-desist notice from a Greater Cincinnati community.

 

Built in 1889, Quinn Chapel in Glendale was recently renovated for use as a short-term rental, a violation of the village's zoning code.

What was this individual's expected payback period?

I don't know Cincinnati well and had never heard of "Glendale" (which I could easily confuse with GlenOak or Glenville up here in NEO).

 

That picture looks cute and the other homes around it look fairly normal.

 

I just idly searched for Glendale on Zillow to see if that offered feel for the neighborhood.

 

Holy s***.  First three homes are 7000+ square feet.  Is this like a baby Bratenahl without waterfront?  Is this another Rich NIMBYtown USA?

It's the Middle Side's East Side so to speak. Though Evendale (nearby) is somewhat similar.

It was Cincinnati's first commuter suburb for wealthy people.  It was laid out in the 1840s-50s right after the railroad to Hamilton opened.  Most of the big estates have been broken up and subdivided and some of the big old mansions have been torn down, like The Procter Mansion (which no doubt would have made a show-stopping Airbnb).  I was told by a Procter descendent that the mansion was torn down out of spite - one of the brothers was getting back at one of the other brothers, or something like that.  

 

In the 1900s it came to be surrounded by industry and working class housing, but it survives as an island of 1800s charm in an otherwise bland part of the metro region.  It still has gas lights and oddly gets its water from an aquafer rather than the Cincinnati Waterworks.

It's one of Ohio's oldest suburbs and is larger than Bratenahl.

this reminds me of when i came very close to buying an old church in downtown westerville to convert to a home. that would have been something and quite a different life choice lol.

a friend of my spouse's is thinking about starting up a business to stage and arrange airbnb's for owners.

 

does anyone think that can work?

 

i'm not sure.

 

seems like a lot of ongoing work once you get it started.

Do you mean decorate and then photograph the unit for a listing?  Or clean the thing 3-4 times per week?

definately decorate and manage the listings.

 

i suppose she would need help for cleaning -- at least eventually if it goes well.

My brother's girlfriend works as the contact person for someone who owns several units in Los Angeles.  She is their personal assistant/secretary and managing the units is part of that job.   Another girl does the cleaning since she works as a maid for other properties in that area.  Obviously those two jobs could be handles by an individual for just one or two units, but I think it would be a mistake to underestimate how unpredictable the time commitments could be, especially when units in different areas have guests arrive or leave at the same time.

In related news, Cincinnati Public Schools board member Ryan Messer rehabbed a 2-family house on the W. Clifton hill about 4 years ago and they weren't able to sell it for a good price so they've been doing Airbnb.  About two months ago I drove by and saw a huge party spilling out onto the street...it might have been the one described here.

In April, a neighbor called to tell him she heard gunshots and a party. Messer called the guest, who said nothing was happening but decided to check anyway.

 

He said they had trashed the whole property, stolen the television and even the pictures off the walls. It took a month to repair.

 

The woman he had rented the unit to said it was a friend who was responsible, he said, recalling that she directed him to a Facebook.

 

He said he gave the police names and live-streamed videos where the guests were wielding guns and smoking pot.

 

Messer said the officers took a report eventually but told him there wasn't much that could be done and that it was a civil matter.

 

"There are problems all around. You have Airbnb and they don’t support you because it’s a customer-first mentality," Messer said. "And the police don’t want to help when you need help."

I read an article about how there's a huge problem with violent house parties in Cincinnati after DeWine's bar curfew went into effect. I guess there's some truth to it. I never understood the logic in that policy since bars closing sooner inevitably leads to more crowded bars full of super-spreaders as people have a smaller window of time to go and be there.

I've heard nothing but horror stories about people renting their property through AirBnB. Is it really worth the $50 a night or whatever the homeowner's cut is, to risk that? It seems like people would only do it out of desperation. I've also only heard horror stories from people that rent from AirBnB. One of my favorite comedians, Tim Dillon, went on a rant about how he is banned from AirBnB after getting into it with the host via text message. The host lied and said he tore up the house, broke her furniture, left the place a mess and even claimed he snapped her cactus in half, lol! She completely trashed him in a public forum right after he gave her the 5 stars she solicited. He said the only thing he did wrong was leave a dish in the sink but he felt entitled to that after having to pay $200 in deep COVID cleaning fees which is clearly a scam. Like they're really cleaning that thoroughly in between bookings... I wonder if some AirBnB hosts are looking to make fraudulent insurance claims...

Airbnb claims NYC’s strict new rules could spur ‘de facto ban’ on service citywide: suit

Airbnb and several of its hosts sued New York City on Thursday to stop officials from enforcing “extreme and oppressive” registration requirements — claiming the tough new rules could effectively put Airbnb out of business in the Big Apple this summer.

 

The San Francisco-based home-sharing site is fighting a law that took effect in January and is slated for enforcement beginning in July which requires hosts to register with the city, certifying that their homes comply with complex building, zoning and other codes.

 

Penalties for hosts who fail to comply include fines of up to $5,000, according to a complaint filed in state court in Manhattan.

I had never put a house on Airbnb so I was unsure of the process, but I assumed that the listing would appear quickly. 

 

I didn't realize until this past Tuesday that there were no houses available for the Taylor Swift weekend in Cincinnati, and that easy money was to be made.  I put my house on the site...but...the listing didn't appear until late Thursday night.  When nobody rented the house by noon on Friday, I assumed that it wasn't going to happen, and so I didn't get the house ready. 

 

WRONG. 

 

At 5:42pm, just 2-3 hours before the concert began, someone tried to reserve the house, but I had to turn them down since there wasn't enough time to get the house ready.

Moral of the story - if you want to rent your house out for a big event, sign up for Airbnb 2~ months ahead of time and have a sibling or someone you trust "rent" it from you so that you can go through the process and get one positive review (just send them the money back).  That way you learn the process and are ready to go.

Today, he’d be lucky to get $1 million for it.

 

As L.A. continues its crackdown on Airbnb, city officials can turn toward the desert for an example — perhaps a cautionary tale — of the potential side effects of curbing the short-term rental market. 

 

In Palm Springs, a cap on short-term rentals in specific high-demand neighborhoods has all but frozen the market in those communities.
