Posted July 8, 20168 yr Hey everyone, College Hill & Mt. Airy have been dramatically growing in the last few years - thought it would be appropritate to start a form discussing their projects. Right now for College Hill the two biggest projects are Marlowe Court (5,000 square feet, $11.1 million investment, mixed use, 53 senior living apartments, Corner of Hamilton & Marlowe) and College Hill Station (12,000 square feet, 100+ apartments, mix used, corner of Hamilton & North Bend). Mt. Airy is working on the Mt. Airy Commons - it's a small 20 car parking lot and a beautiful pocket park located at 5536 Colerain Ave. Would love to answer any questions and provide more information on the developments!
July 8, 20168 yr $11M mixed-use project coming to this Cincinnati neighborhood Developers are set to break ground next week on an $11 million mixed-use project in College Hill that will include 53 apartments and 5,000 square feet of retail space. The project’s apartments will be for seniors and will be developed by a consortium of Episcopal Retirement Services, Model Group and the College Hill Community Urban Redevelopment Corp. July 8, 20168 yr Those mixed used developments (Marlowe Court, College Hill Station) are just what the doctor ordered to fix the holes in College Hill's NBD. Kudos to CHURC's Mike Cappel for putting these together! www.cincinnatiideas.com
July 8, 20168 yr It was going to kill me having a merged College Hill and Mt. Airy thread. If you have a specific Mt. Airy topic to bring up, feel free to create a thread for that neighborhood. We'll leave this thread specifically for College Hill.
July 9, 20168 yr College Hill has also seen the development of a couple very successful Citirama subdivisions. With all the new housing, it will be very interesting to see if it's a population loser or gainer at the next census. I'd have to imagine Northside will show substantial growth, so it would be awesome if the whole Hamilton Ave corridor could become a successful, growing part of the city. Good for College Hill, and yes, congrats to Mike Cappel who has put in so much work with the CHCURC over the years.
July 11, 20168 yr Author Thanks Ryan, the only reason I combined the two neighborhoods is because College Hill and Mt. Airy CDC's have a fiscal partnership together. Makes sense to be separate though
March 24, 20178 yr Group buys College Hill building for apartments, retail A College Hill neighborhood group purchased a building on Hamilton Avenue for renovation into apartments and retail. The College Hill Community Urban Redevelopment Corp. (CHCURC) purchased the Marquet Building at the southeast corner of Hamilton and Cedar Avenues for $182,500. It's the sixth building purchase in the last two years for CHCURC. December 7, 20177 yr Housing could be coming to former Mount Airy hospital site A developer is looking at turning the site of the former Mercy Health Mount Airy Hospital into a subdivision, and he hopes to secure the city’s support in making it a future site of Citirama. Joe Farruggia, a principal of developer Beaver Creek Interests LLC, has a purchase option on the 52-acre site at 2446 Kipling Ave. and hopes that up to 160 single-family homes will be constructed on the site by homebuilders. He discussed his plans with the Mount Airy Town Council last week and said he has talked to the city about his idea. May 24, 20187 yr College Hill redevelopment group was on WVXU today. It was a great interview. They are doing at least as much as Walnut Hills but without all of the publicity.
May 25, 20187 yr Oh no!!! I think the tanks should be preserved and be used as a centerpiece for a great new public space that could create some momentum for the neighborhood www.cincinnatiideas.com
May 25, 20187 yr Yeah, why not just build a new functional tank elsewhere and keep the existing building standing?
May 25, 20187 yr That would really be a short-sighted and poor decision to demolish the tanks. That's literally the most recognizable building I can think of on the West Side, and one of the most unique in the whole city. Hopefully they can save it and maybe get it included into Mt. Airy forest. If their argument for demo vs keeping the building is maintenance maybe the park board could take it over and include it in the park just like the Eden Park Standpipe.
May 25, 20187 yr This seems like it came about a bit suddenly, which makes me suspicious that a developer wants to build a Walgreen's or CVS.
May 25, 20187 yr I hope not! That would be such a travesty. They should create publically accessible stairs/elevators (maybe inside one of the tanks?) and put an observation deck on top. One of the highest points in the county (~960 Ft.) www.cincinnatiideas.com
May 31, 20187 yr Item 9 in the 6/1 planning packet: Proposal to build 128 (!) home subdivision on the former Mercy Hospital site. Homes would start at $280,000. Would be a big win for this part of the city! https://www.cincinnati-oh.gov/planning/about-city-planning/city-planning-commission/jun-1-2018-packet/
June 5, 20187 yr Plan to convert former Cincinnati hospital to subdivision moves forward Plans to convert a former Cincinnati hospital property into a single-family home subdivision took a step forward last week. Developer Beaver Creek Interests LLC is working to convert the former Mercy Health Mount Airy Hospital into a residential subdivision. The developer received unanimous approval from the Cincinnati Planning Commission to change the roughly 50-acre property’s zoning to single-family from institutional residential. June 27, 20186 yr Plan to convert former Mount Airy hospital to subdivision shelved for now A developer has put a plan to redevelop the land where the former Mercy Mount Airy Hospital was into a residential subdivision on ice because a potential new user has approached it. June 28, 20186 yr I was in the area so drove past this house tonight: https://www.sibcycline.com/Listing/CIN/1585540/6261-Cary-Ave-College-Hill-OH-45224 Cary Ave. is no doubt one of the best streets in the city. Much more idyllic than any street near Hyde Park Square, and for less than half the price for the exact same house.
July 24, 20186 yr Developer selected for $25M mixed-use project in College Hill College Hill Community Urban Redevelopment Corp. has selected a preferred developer for the College Hill Station site at the intersection of Hamilton Avenue and North Bend Road. The nonprofit community development corporation picked Pennrose LLC as the preferred developer for the 7.5-acre site. Philadelphia-based Pennrose plans to build a $24.6 million mixed-use development with 140 apartments and 11,500 square feet of street-level commercial space. July 24, 20186 yr ^That really isn't a particularly large development. At least 10 140~ apt complexes have gone up in the city in the past 10 years.
July 24, 20186 yr Hopefully this won't be as much of an eyesore as the retirement home built down the street. yuck.
July 24, 20186 yr It's about the quality level of Suzy Wong Phase 1 in Walnut Hills, but I do like the slight inward angle.
April 19, 20196 yr Major College Hill project gets key approval The Cincinnati Planning Commission voted unanimously on Friday to sell five properties on 7 acres in College Hill near its business district for a major redevelopment that will bring more than 200 new housing units to the growing neighborhood. April 19, 20196 yr They've been trying to get a development at these sites for so long. It sounds like this time it might finally happen. Wonderful news for College Hill, which has slowly and quietly turned into a very solid neighborhood with a strong business district. Also, Lasserre Bradley of Pennrose was formerly with the Model Group for many years. It's great to see that he's obviously advocating for Cincinnati in his new (?) role in Philly. It'd be excellent to attract other east coast developers to town. If they're developing in College Hill, no doubt they'll be interested in the even hotter neighborhoods like OTR, Northside, Oakley, etc.
June 11, 20196 yr City set to approve development agreement for major College Hill project Cincinnati City Council is expected to approve a property sale and development agreement on Wednesday to bring more than 200 new housing units to growing College Hill, including the sale of five properties on 7 acres. Philadelphia-based Pennrose Properties plans the $29.5 million College Hill Station project, with 170 apartment units and 11,000 square feet of commercial space. It also will include a 240-space parking lot. The project is located in the northwest and northeast corners of the intersection of Hamilton Avenue and North Bend Avenue. “It warms my heart to see everything that’s happened in College Hill,” said Councilman David Mann, the Democrat who chairs council’s budget committee. June 13, 20195 yr Steady progress is being made on the Mt. Airy Forest mountain bike trail, but we're a year into construction and they only have about 1.5 miles done. The mountain bike trail is located in the sliver of land between West Fork Rd. and I-74. The parking area is near Putz's Creamy Whip. It has a drinking fountain but no bathroom - this means a lot of people will keep heading down to Putz's or the BP gas station. This area previously saw almost zero use. Part of the "E" trail is here but as of last winter, the last time I tried to hike it, it was largely overgrown. So far the mountain bike trail has taken over some of the other trails in this area but they've had to abandon some of them since they're too steep for mountain biking. I have now hiked the mountain bike trail 3 times and it's going to be pretty difficult. It's going to be as hilly as Devou, so you're going to get pretty shot just getting up into the trail since it's uphill right out of the parking lot.

August 20, 20204 yr “MashRoots is coming to 5903 Hamilton Ave. in College Hill's emerging restaurant corridor, which also houses Kiki Ramen, Tortilleria Garcia and Brink Brewing. The goal is to open by November. MashRoots will be a fast-casual mofongo restaurant, serving up variations of the Puerto Rican plantain dish. Traditionally mofongo is a dish of fried green plantains mashed with salt, garlic, broth and oil and then topped with fried meat. MashRoots will offer multiple variations of mofongo, some decidedly non-traditional. September 23, 20204 yr The front addition (c. 1950s) at 5906-5908 Hamilton, is proposed to be removed as part of a renovation that will return the building to its original (c. 1920s) facade, including the original storefront. Even though the building initially had commercial space on the ground floor, the proposed project will be all residential with 11 units (due to the goal of adding more residents to support existing commercial businesses nearby). September 23, 20204 yr It's interesting that the block will no longer be a contiguous line. I'm curious of the history of this block as developments started to become linear over time.
September 23, 20204 yr Very interesting! I don't mind the storefront added on, to be honest. It creates a more continuous streetscape. But I understand the intention. It would be cool if that open space next to the other commercial structure on the left could be leased for outdoor seating to a business if one moves in that wants it. Or to create a pseudo public space with an outdoor table or something. But I can also understand not wanting to encourage loitering outside of a residential building.

February 5, 20214 yr I'm excited for these projects in College Hill! It would be great to get some traffic calming in this stretch of Hamilton. Could be as simple as removing the rush hour parking restrictions and re-painting the street to show where parking is allowed. That will help local businesses in three ways: 1) providing street parking even during rush hour, 2) making the sidewalks safer and more comfortable, and 3) slowing commuters down so that they are more likely to see/discover local businesses where they might shop. To the extent that traffic calming measures increase commute times for people who commute through College Hill, I see that as all upside. If anything, that improves the relative value of living within City of Cincinnati limits. The border of City limits is somewhere in between College Hill and North College Hill. February 17, 20214 yr Apologies in advance for the camera phone pic, it's been a while since we've seen an update in the neighborhood, and I drive here every Tuesday for tacos. July 16, 20213 yr I was driving by yesterday to go look at a house a couple blocks away (that apparently already had an offer accepted before I looked!) and took a couple of quick pics of the progress at College Station. I was really hoping I'd have a chance at that house as I think the area will be insulated from any kind of housing downturn with all of the development going on.

It's definitely attempting to be "West" Walnut Hills with the built environment, which is nice. This development is massive for the look of the neighborhood. To really complete the Hamilton corridor in their neighborhood, they need to add a development where Hook Fish & Chicken and the massive parking lot is now. I doubt anything ever happens to college hill plaza, but that would be target #2.
July 16, 20213 yr It seems like the retail portion of the Marlow Court project is not doing all that well. I think there is a bank and the fitness outfit and thats all. Here’s to hoping the College Station ground level retail will fair a bit better. also, I am excited for the Sleepy Bee cafe which is set to open in College Hill.
