Sorry for the late update, but some interesting findings after stopping by Athens for a greek salad and baklava roll today and speaking with the owner. Athens still has 3 years left on their lease. They found out the plaza was sold when we did, and they aren't happy with how they've been treated by Visconsi recently. Not sure what Visconsi's plan is to redevelop the lot when they haven't settled on lease termination with their tenants.

THE GOOD NEWS: Either way, Athens plans to stick around. They're already looking at new spots on State Rd. apparently.

I couldn’t snap a photo unfortunately, this is just from ole’ Google Maps for reference, but this storefront on the corner has a good looking new façade and they’re doing remodel work inside. I’m glad this particular structure is staying, but any guesses what it is? New pierogi shop? Fur coat emporium? I couldn’t find any permits on the city site.

I know it used to be a Boost Mobile. As far as I know, however, it's looked the way it does now for awhile from what I recall. Haven't been by it lately, hopefully they're doing something there.

Oh man, definitely neglected lately but love love love this spot (even if it might fall into the valley eventually lol).

 

PS- advertising it as an AirBnB, these real estate schmucks love love love to sell our city out to "investors". 

 

PSS- this probably fits more in the weird real estate thread.

I wish Cleveland Bagel Co. would open a shop in Old Brooklyn... I hate having to venture all the way to up to Detroit. What's a guy gotta do for some lox in this city?

This seems to be a recurring issue with local shops. My wife has to get Starbucks instead of buying local because literally no one is open at 5am except for them. There's a massive market these shops are missing out on for sure between cops, nurses, firefighters, and pretty much anyone on shift work who start their day before 7pm.

Or manufacturing, where most plants start at 6 or 7am.   Dunkin (my preference) and Starbucks, some fast food places open that early.   That's it.   To be fair, the drive thru is pretty much mandatory for me at that hour as well.   I'll hit up Six Shooter sometimes when I start late.

I used to joke that you know it's a "hipster" neighborhood when the coffee shop opens at 7 or later, but have found it's more universal than that.

Well it was just announced today that the NASA location is also closing due to lack of business, so there goes that theory...

Listen, I was in New England for 1 week, and while I was gone, Cleveland couldn’t help itself from tearing down more storefronts in Old Brooklyn. I perused the city site, but didn’t come across a demolition permit. Anyone know what’s going on with this property? 4718 Memphis. It’s completely razed.

I always hoped someone would revitalize this site, it was a charming building. I fear it’s going to get turned into another gas station or something with a parking lot out front. If it were being redeveloped as a denser building, I could live with that. But by the looks of Memphis now, I’d be shocked to see such a proposal.

Maybe we can turn it into more parking for Dina's with a shuttle bus. What a bummer though, this had some real potential... Memphis is really a crap stretch of stroad which stinks bc there are some really nice neighborhoods/housing surrounding it.

Years back, we bought our stove from an appliance store that was in the corer store.  It'll be interesting to see what happens with this lot!!

Old Brooklyn CDC Picks Desmone for Memphis & Pearl Revitalization Project

 

Dec. 21, 2022 – Architecture and Development firm Desmone was selected by the Old Brooklyn Community Development Corporation to revitalize the corner of Memphis and Pearl. Now, the two groups and other stakeholders will work together in the first quarter of 2023 to turn the proposal into an actionable project.

 

The OBCDC board evaluated two quality proposals from development groups after receiving input from over 275 community members through an online survey and in-person community meeting.

“We were so pleased to have two strong plans submitted for consideration. We also are especially pleased that so many neighbors gave their feedback about those proposals and what they want to see happen in Old Brooklyn’s main street district,” says Lucas Reeve, executive director of Old Brooklyn CDC.

 

The proposal includes the adaptive reuse of the abandoned St. Luke’s church and the addition of new structures to accommodate:

74 apartments: 23 studios, 42 one-bedroom, and nine two-bedroom units

3,600 square feet of apartment amenity space

6,500 to 9,600 square feet of retail/restaurant space

6,500 to 9,600 square feet of community space

Old Brooklyn development plan wins support

Plans for redeveloping the northwest corner of Pearl Road and Memphis Avenue in the heart of Cleveland’s Old Brooklyn neighborhood were set in motion yesterday when a Pittsburgh-based architecture and development firm and its conceptual plan were selected by the Old Brooklyn Community Development Corp. (OBCDC). Desmone, OBCDC and other neighborhood stakeholders pledged to work together in the first quarter of 2023 to turn the proposal into an real project.

Old Brooklyn has soooooo much potential as an option for people/families who'd like a little more space, but don't want a commute to the suburbs. 

 

I love the momentum, just hoping Holton Wise & Co. can have its grip on the neighborhood wrestled from them. 

No joke!  I was just talking to someone recently on how Old Brooklyn needs a brewery...plant some more seeds of redevelopment.   And it specifically came up: "how cool of a name, Old Brooklyn Brewery...or the OBB."

Demolition permit application filed for the for the Pearlbrook Shopping Center and the construction permit application for the Sheetz gas station. With the Building Department shorthanded, it may be weeks if not months before they're approved.

But we haven’t yet learned the “what” in terms of what they intend to bring. But according to permit applications filed last week with the city of Cleveland’s Building Department, it appears to be a very large project.

I'm sort of confused. Why would whoever is actually behind the curtain not want to be in dialogue with the city about what will happen to this site? Have any other sites of this size been developed where nobody at the city knew what was coming before initial investment activities started?

I assume the site is not suitable for any residential development.

How about a jail?

That's what I was thinking.  But if so, why the secrecy?

Speculative at best though...lots of site testing before it'd even be considered. But makes sense, kind of.

Makes sense, it looks like an atomic bomb test site. 

I know this sounds crazy, so don't hate on me:  Could this possibly be Ikea?   The site is big, along a freeway, I think at least partially visible from said freeway, and located somewhat in between the 2 earlier rumored sites (480 & Tiedeman and site along 480 on the other side of Valley View bridge.

Those dividers were most likely scrap storage.   I used to work for Wabash's biggest local competitor, Aluminum Smelting in Maple Heights.   Their Indiana plant was the biggest aluminum recycling site in North America, we were 2nd.   

 

Thing is, we had a landfill and as far as I know, they didn't.   Could be dross, flux, oil, even some lead buried there.

I doubt it. IKEA prefers clean, virgin land.

Anyone know what’s going on at the corner of W.56th and Memphis? There’s construction fencing up and a backhoe on site

Better on Memphis than what they were shooting for on State/Pearl. Also there was a worry that DG was going to move into the old Rite Aid spot, so not a full on win, but eh, there are much worse places.

Old Brooklyn greenspace gets community input as neighborhood eyes redevelopment 

Previously a community garden, a public elementary school, and a church, the property at 4103 Memphis Ave. has a long history of public use dating back to the early 1900s. For the last six years, Anthony Nunes Insana (together with his winery Vino Veritas) has been a sub-lessee of this property. The sublease is with the Cuyahoga County Land Bank, but the city of Cleveland has owned the property since 2005 and can change its agreement with the county and any sublessees, says newly elected Ward 13 Council Member Kris Harsh. Despite objections from Insana, the city is moving forward in determining a new, public use for the property and is asking Old Brooklyn residents to weigh in.

Personally, I've never heard a good thing about Insana and their business dealings. Glad that the City and Land Bank are looking to move on. I haven't been to one of these meetings about the site, but curious where it goes.

 

 

^he got busted a few years ago for not having the proper permits and licenses to host weddings. He then canceled upcoming weddings and kept the deposits. There were criminal charges involved. 

 

One of the wines used to be called cougar juice. That's how you know it's quality.  The wines are made from grapes brought in from California. If only grapes could grow here. 

A couple of rennovations/rehabs along Pearl rd south of the State rd split. 

 

The place next to Nunzio's with the construction wall had a fire early on in covid shutdown. Glad to see its getting rebuilt. Entire upfloor was completely gutted. 

 

The place next to Star has been boarded up and smelled like the wet dog Scooby-Doo buildings that used to be on Euclid Ave. The rate of construction makes me think it's a single person doing the work. 

 

The Geek Peek looks cool. Sadly it looks like one window pane has already been broken. Hopefully it was just construction related. 

 

There are a couple other buildings that have recently had work done. Now if we could only get some new construction on empty or underused lots, this neighborhood could achieve the dream of being another Gordon Square.

I'm pretty sure this was supposed to be a BBQ place, at least that's what the word was at last year's Farmers Market. I could also be off in location.

 

Sixth City also had some glass that looked kicked when I was in there last week - seems like some punk kids had a weekend of it.
