^that building doesn't seem large enough for a food related use. I always thought the "4292" thing next door would make a great restaurant with space for a nice patio out front.

Definitely a hidden and underutilized space. From what I heard it used to be a porno theater haha fun times fun times.

I assume that was after Cleveland Public Library moved out of there in the late 1970s to its then-new location across the street. ;)

Old Brooklyn Lofts gets early OK

A Parma real estate investor and his development team won conceptual approval yesterday from a local design review panel to convert the vacant, century-old Independent Order of Odd Fellows Temple at 3409 Broadview Rd. in the heart of Cleveland’s Old Brooklyn neighborhood into loft-style apartments. The team will then refine their plans into more detail schematic designs for review by the Planning Commission’s citywide design-review committee prior to construction.

PB Express plans Big Creek container yard


Intermodal freight transportation company PB Express of Rocky River plans to invest about $1.8 million to build a shipping container staging and transition facility at 3800 Valley Rd. in Cleveland’s Old Brooklyn neighborhood. A new office and service building measuring 5,544 square feet plus a container transfer and storage yard are proposed to be built on the site of a vacant warehouse, according to plans submitted to the city. There are several other trucking firms and container/trailer storage yards nearby, as well.

Im really excited for this project. Blending new construction and preservation is a win-win for the neighborhood. OB is on the come up!

a little patience here as they, meaning the community, developers and the city, are getting close —

 

so far its all about preservation of the church, conversion to residential and no to another big brewery in there.

 

this is real deal community in action work and its exciting to see, it should be a model for all neighborhoods  — 👍

Brewery would be cool, esp since there's none in OBC. Just my opinion though.

As someone who's biked to beachland/grog from OB, it'd be nice to have a lil venue in here or something for music. I know we wouldn't be getting those type of acts/venue but having something small to coexist with like Little Rose would be great.

Demo permit filed for 3784 Pearl/W 25th St. This is a one story retail strip, actually fairly decent building with good street presence. Does anybody know if this is part of the developer of the Lofts on Pearl's plans?

2011 Broadview, 2 rehabbed 3-bedroom units above and commercial below.  Developer hopes to have it on the market by summer. The property includes an adjacent lot, which looks like blacktop parking here.  Not sure what he intends to do with that part of the property.

Yeah, I thought that building was gonna be part of the renovation. Hopefully not another parking lot in its place.

Was a bar (The Wedge Inn) for a long time: from at least the 1980s to the early-mid 2000s.; (iirc, it was an afterhours/private club for a brief time after that... ground floor was vacant since then. no idea if the bar equipment has been ripped out.

The term sheet just says commercial use is planned for the first floor; in the property description it says six bedrooms on the second floor.  Sounds as if the place may have had an exciting past.

Design package for this project is online from Landmark's agenda couple weeks ago.

^I have a vague recollection of some significant pushback at Landmarks in connection with the townhomes but I cannot recall exactly what the problem was.  Pushback might have been from staff but again cannot remember why.

It's in an historic district. Landmarks didn't want to see 100-year-old houses demolished even though they're dumps. The developer laughs at America's sense of history because he lived in a 1,000-year-old castle when he was a kid in Greece. Wonder if Greece's landmarks commission complained because it was built near structures that were already 1,500 years old? I'm writing the article about the Lofts on the Pearl today and planned to write about the second phase in a week or so. Hard news articles are tough to come by at this time of the year.

A Masonic rehabilitation has a different meaning in Cleveland’s Brooklyn Centre neighborhood these days. At 3804 Pearl Rd., it means the renovation and repurposing of a 25,536-square-foot Brooklyn Masonic Temple into 26 market-rate apartments over two ground-floor commercial spaces bracketing the building’s terrazzo-, marble- and wood-laden lobby.

Respect to any developer who restores an old building rather than tearing it down in favor of a new build.

A nationwide health-care provider is planning to establish its first Northern Ohio location at the former Brooklyn Polish American Home, 4737 Pearl Rd., in Cleveland’s Old Brooklyn neighborhood. Built in 1930, the old fraternal hall is also planned to have a space provided for a future coffee shop on the lower level while the second floor will continue to serve as an AmPol Club & Halls event center for the time being.

A next step for developer Kostas Almiroudis went forward when the Cleveland Landmarks Commission approved plans for the mixed-use Flats On Pearl. But the commission didn’t take as many steps forward as Almiroudis wanted, in requesting the demolition of four neighboring, decayed houses and a small townhouse development that would replace them.

OB /BC really is looking like the next hot neighborhood in CLE. Let’s hope these investments come to life. Add in the BRT work RTA is doing and this could be great for bringing back this neighborhood to be a mixed use and walkable place. 

Buildings don't have to reinvent the wheel and be the architectural marvels, simply fitting in with your surroundings can do wonders for a project. This won't win any design awards but I love how well it fits into the neighborhood.

If you look at property values in Old Brooklyn ~2018/9 to now it's safe to say it's already there. We're in the midst of getting our second coffee shop in the South Hills, the CDC working to develop the corner of Pearl and Memphis is also going to be transformative. The (almost formerly) poorest streets in the neighborhood exist near the best bones in the hood (Pearl/Broadview-South Brooklyn 'downtown'), I say almost formerly (weird phrasing) because the flippers are ROLLING on some of these streets (woo millennial grey!). We've also got what feels like 39 art galleries on Broadview. 

 

It'd be nice if these two developments in Brooklyn Centre had at least a local coffee shop or something - there aren't many full service amenities in BC, great housing stock in this little pocket off Pearl, but not a whole lot to do.

Here comes another change to the PearlBrook Shopping Center at the northwest corner of Pearl and Brookpark roads in Cleveland’s Old Brooklyn neighborhood. Plans were submitted to the city last week for a new RISE Dispensary of medical cannabis to be located in a building at 5100 Pearl Rd. that was built for a Federal Department Store and later became a Peaches Records & Tapes store.

With the CVS closed, that intersection could become really neat in the next few years.

Stanford Townhomes received final approval at todays CPC meeting. 6 Townhome unit development just west of Pearl across from Metro. The project is on a vacant lot that was once the site of a failed duplex development that stalled sometime before the great recession.

You're entitled to your opinion, but why? These look like the sort of rowhouses common in Europe, just with a more American aesthetic. 

 

To my mind, these are basically condos, but stacked horizontally instead of vertically. No real back yard, but the postage stamp front yard, might make a big difference to a dog owner. 

The reasoning behind my opinion here, even though they're townhomes/condos, you still share a wall and maybe 2. I know it reaches some sort of audience, and I'm glad it takes empty land, however building something cookie cutter, and something that's there to merely improve density will always be a big turnoff to me. I hate cookie cutter, i feel it takes away from a neighborhoods' charm. Call me a NIMBY all you want, but unless you don't care about privacy or not having to care for a yard, then this is for you. I feel this would be marketed for higher incomes as well, but probably wouldn't reach their target for occupancy. It's a lower income style of living which I'm not opposed to, I myself am lower income, but I still value my privacy and own my home. The American lifestyle is normally built around financial independence and the desire to own the land you live on or do business. This ain't it chief.

1. Clearly this type of housing isn't for you, nothing wrong with having preferences. In some sense these make detached homes more affordable by offering an alternative (reducing excess demand)

2. They look like houses because they are houses. Townhouses are one of two categories of houses (detached vs. attached), it's just the case that one type is predominant in Cleveland. Many cities including Philly, Pittsburgh, San Francisco, and even rural towns in PA are full of row homes and it seems extreme to think those thousands of homeowners are just "playing make believe."

3. We have cities because humans built cities. We have open suburbs because we built open suburbs. NIMBYism aims to keep things the way they are, failing to consider that the way things are exists precisely because we changed the way things were before.

4. Townhomes are a lower cost style of living, not inherently a lower income style of living. You may find that decreasing costs actually increases financial independence. Many find this a comfortable middle ground as opposed to an apartment since they can still be sold to recover costs.

 

And of course, as you said some people don't care about privacy as much or don't want to care for a lawn. Increasing diversity of housing stock increases freedom of choice.

To be fair, they are ugly as s**t. Philly and Baltimore rowhouses these are not.
