CLEVELAND, Ohio – A decade after the YMCA of Greater Cleveland shut the doors at the Brooklyn Y on the city's West Side, the four-story building is stripped, strewn with broken glass and set to be demolished.

 

On Thursday, the Cleveland Landmarks Commission gave its approval for the 1950s building to be razed later this year. The Y isn't a city landmark, but it sits in a local historic district that falls on the commission's watch. On Wednesday, a city design-review committee also lent its support to the demolition request.

 

Since the YMCA closed the facility in September 2006, the building has been a subject of debate, frustration and strife in the city's Brooklyn Centre neighborhood. Now a plan is afoot to replace the structure, and a vacant warehouse next door, with an apartment building that will house chronically homeless people.

This 5.44-acre property has been for sale by GCRTA for at least a decade since it consolidated its bus garages into fewer, larger facilities. I don't know much about MCPC Holdings Inc. except that it's an information technology firm that was incorporated only last year and that its Secretary is attorney David Hildebrant, who is also treasurer of the Cleveland Youth Rowing Association and involved in The Foundry development along Columbus Road in the Flats. MCPC has a charity arm that is apparently running The Foundry project. MCPC's treasurer/CFO is Robert A. Young. Perhaps mjarboe[/member] has more information about what is planned at the Brooklyn Garage?

If things really are on the upswing in Old Brooklyn, this could be a heck of a redevelopment site!

MCPc is the company that moved into part of the Plain Dealer building at 18th and Superior about four years ago - they came in from Strongsville. And at least part of that company is moving on to MidTown.

Old Brooklyn set to succeed Slavic Village as the next Cleveland Chain Reaction neighborhood

Businesses like Old Brooklyn Cheese, City Diner, The Noun, and Vino Veritas Winery are just a few that have popped up in Old Brooklyn in the last 16 months—with several more including Lilly Handmade Chocolates, Atmoscapture, and Metropolitan Coffee set to join their ranks soon. Now, thanks to Cleveland Chain Reaction, five more businesses will set up shop this year.

 

This morning, on Fox 8’s “Kickin’ It with Kenny” morning segments, officials announced that Old Brooklyn will be the location of this year’s business competition. Old Brooklyn beat out Midtown, Shaker Square/Larchmere, and Collinwood to be the investment neighborhood.

 

“We’re excited about it because it builds off the already-existing momentum of forward progress we’ve made over the last few years,” says Jeff Verespej, executive director of Old Brooklyn Community Development Corporation (OBCDC). He cites Drink Bar and Grill and Cake Royale as companies that spurred the more-recent arrivals like Sabor Miami and Coffee, Coffee, Coffee.

While Verespej is reticent to use that exact phrasing, he feels confident and excited about the direction Old Brooklyn is heading. “Our growth is undeniable and should be recognized,” says Verespej. "Our housing prices have increased significantly, and the neighborhood has seen more small business growth in the last couple years than it has in generations.”

My comment about Orlando was circa 2006ish.  So as far as I know it is very possible actual bread was made there in 1990s.

Yes that’s right. I might be putting too much confidence in my adolescent memories but I think it was Hough first.

As far as good smell memories in that stretch of Broadview, Michael’s was (is?) maybe a half mile down the street and smelled great!

 

Then it became Fred's Breads about 10-15 years ago.

The building went up in the late 1940s. After Ohio Bell closed up shop around 1974-75, it was vacant for a while and then became a Wonder/Hostess thrift shop.

 

When I was a kid we used to sneak behind all the tan & beige Ohio Bell Dodge vans parked in the lot, and rifle through the dumpster to find old telephone parts and wires for elementary school science projects. I wish I could find a snapshot of the place as a Bell Phone facility, but all I could come up with was an old toy version of those vans.  Fun memory!

Shouldn't be relatively that difficult of a conversion; it (and perhaps the parcel immediately to the south as well) previously was nursing home/assisted living until it became vacant 5-10 years ago.

It seems like the CDC is really starting to focus on the Pearl/Broadview section and surrounding streets/spokes (Broadview/State/Pearl) instead of spreading thin throughout the neighborhood. For instance Pedal for Prizes is moving from the Estabrook Rec. Center and the farmers market is moving from Loew Park, both to the Pearl Road Methodist Church, and it seems like they're overall focusing more on the 'downtown' area. I mapped property values around the neighborhood a couple years ago, and again just recently and it's shocking how much they've gone up in just a few years, yet are still relatively low (and despite saying that, as an OB renter please let me buy a house before y'all development minded folks price me out :P!).

Apparently the Family Dollar store at Pearl and Broadview is going to be a Jamaican restaurant. Family Dollar sold this store in 2012 for nearly $2.3 million. It continued to operate as a Family Dollar store until now. So this is going to be a $2.3 million Jamaican restaurant?? OK, mon....

hmmm, when I was talking with Michael from OB Cheese a while back, I was under the impression it was going to go into the former chinese restaurant next door (4162 Pearl), but he had also mentioned a transformative restaurant coming in- this must be it!

Dateline Old Brooklyn:   From town dump to town park --- ?

That's a transitional housing facility by CHN as lead developer/co-owner and EDEN as manager/co-owner.

 

This project on the north side of Selzer Avenue is being pursued by Ariel Ventures.

Not sure how much of an improvement this is over a junk yard. At least it's got a decent street presence on Pearl.

Like you say, it's better than a junkyard, but for a hopeful 'up and coming' neighborhood, this stinks. Especially with all of the uhmph they've put into the Pearl road stretch, the neighborhood should be more inviting to pedestrians and cyclists.

 

Speaking of, I wonder if anything would ever be built on the HUGE Rite Aid parking lot on Broadview. Some new businesses have opened up in the Valley/Broadview neck of the woods (Corner of the Sky Bookstore, Buckland Museum, and hopefully some more).

I think the YMCA site is housing with supportive services, not market rate. 
 

I think it’s been mentioned before, but NRP is partnering with Metro on the housing aspect of their master plan. Not sure where on 25th it is but one of those vacant lots west of Metro is a good guess.

Idk, but the fact it says W. 25th street and not Pearl Road indicates this is north of 71.

Sad. I really liked that old building. Now what exactly is going here? This is all confusing.
