There’s not much to see yet, but work has started on the Lockbourne Greene multi family affordable housing project.

I didn’t stop for a picture, but ground has also broken right up the road, at 1530 Lockbourne, for a new Dollar General store.

From the article I posted in the BD thread, an update on the E Livingston mixed use dev also from Schiff:

 

“Schiff Capital Group is also working on a $45 million, five-story mixed-use project across the street from Nationwide Children's Hospital. Schiff and Northstar Realty are redeveloping 459 E. Livingston Ave. 

 

Both buildings on that site would be demolished to make way for the new building and 179-space parking garage. There will be three or four restaurants in about 19,000 square feet of commercial space.

 

Those plans are being finalized and will be up for city council approval in the next few months, Schiff said. 
 

He hopes to have both the Brewery District project and the Livingston Avenue project under construction at the same time.”

I know the project went before the South Side Area Commission last month, but I haven’t seen the meeting minutes yet, so I’m not sure what they recommended; however, I would be pretty shocked if City Council doesn’t approve this.

Today, an update from the Dispatch on this site. I think this is an appropriate use for this space, especially given the critical need for more industrial space in the region. And it should bring in many more jobs for the area too.

“The owners of the former Columbus Castings site on the South Side plan to invest at least $100 million to build three light-industrial buildings that would bring new life to what for more than a century had been a manufacturing anchor for the neighborhood.

 

Dusten Estes, vice president of Stonemont Financial Group of Atlanta, said Wednesday the company plans on breaking ground within 90 days, contingent on tax breaks from the city of Columbus.

 

He said the company has talked to several potential tenants, though Stonemont has not nailed any down yet.

 

The three buildings — 600,000 square feet, 115,000 square feet and 100,000 square feet — would take about 18 months to construct.”

Could be. The article mentions the developer has talked to potential clients, but nothing concrete yet. Would be nice if the city proper sees more benefit from Intel. 

I post this in jest. And I'll probably post it again periodically.

 

Is speculative light manufacturing construction moving forward after previous plans for similar facilities on this site fell through related to Intel? Perhaps it's enough to push a new owner to follow through so I'll give it *some* leniency...  but still....

Building on the discussion of S High development started in the Random Development thread (regarding The Fort), the Dispatch is reporting this morning on a couple of large affordable housing developments for which the Far South Columbus Area Commission recently gave recommendations of approval for zoning variances at their June 2 meeting. 
 

The first one:

 

”If all goes according to plan, NRP Group would demolish the Rice Bowl, a Chinese restaurant at 2300 S. High St., and build three, four-story buildings in its stead and on surrounding property.

 

The complex's 240 one- to four-bedroom apartments would serve families making anywhere from 30% to 80% of the area's median income, according to Scott Skinner, vice president of development at NRP.

 

The first floor of one building would also be occupied by a child-care provider.“


Currently, however, the owners of Rice Bowl have no plans on closing and NRP does not own the property. City Council is expected to hear the proposal next month. 
 

The second project:

 

”LDG Development would like to build an affordable apartment complex on nearly 8 acres of vacant land immediately south of Lowe's on South High Street. 

 

The complex remains in the design phase, but could include hundreds of one- to four-bedroom apartments, available to families making an average of 60% of the area median income, according to Zac Linsky, development manager for LDG.”

 

The developer has stated they are in negotiations with COTA to extend service closer to the project. The current closest stop is a ten minute walk.

The Dispatch’s Mobile Newsroom setting up camp on Parsons has kept this thread busy lately. Google has apparently started work on their new data center on S High St, not too far from the previously announced redev of the Columbus Castings site.

“More tech jobs are coming to Columbus with the construction of a $300 million Google computing center on land that was once part of the historic Hartman Farm.

 

Quinten Harris, deputy director of jobs and economic development for the city’s Department of Development, said this month that crews have cleared the site and are slightly ahead of their construction schedule.

 

"They were planning to be in the ground by June of this year," Harris said. "They probably got started a couple months in advance of that."

 

The data center is expected to be completed by the end of 2025 and will employ 20 people, according to Harris. "You can anticipate anywhere from probably 20 to 70 contractors that wouldn't be employees of Magellan Enterprises, but would be on site and paying payroll taxes to the city," he said, referring to an LLC owned by Google. "That's not including the numerous construction jobs that will be on site for the next couple of years as well."’

Crews are currently running high tension power lines along Rathmell to the Google Data Center thats being built off Parsons on the far south side

New 3-story, 46 unit multi family from Woda to be built at 33 W Morrill on the site of what is now a vacant industrial building. CSSAC votes on recommendation of demolition of that building this week.

Looks like NRP Group will be back before Council this month to get approval for a second affordable housing dev right down the road from the above, previously approved dev. 
 

This new proposal is for 30 Fornof Rd, and it calls for a 4-story, 80 max unit building with 6,000 sf for retail. It is also targeted at those making 30-80% AMI. Currently, an Asian restaurant is on the site. The Dispatch previously reported the owners had no intention of selling; however, the application package now notes the land is in contract, contingent on full approval.

This is a great spot for some units. Hopefully there isn’t pushback with this. The retail just makes it even better.

The first phase seemed to pass pretty easily, and the Far South Columbus Area Commission recommended approval, so I imagine pushback should be minimal. It is, however, contingent on OHFA funding, so hopefully that materializes. 
 

Unrelated, but I saw the South Side Area Commission recommended approval for the E Livingston dev from Schiff, so I would imagine we should see approval from Council, once it goes up for a vote.

Columbus City Council to consider tax breaks for project at Columbus Castings site
 

“Columbus City Council will consider incentives for the company redeveloping the former Columbus Castings site. 

 

The 70-acre Columbus Castings foundry on Columbus' south side has been vacant since 2016. Atlanta-based Stonemont Financial Group plans to redevelop the site with speculative industrial buildings.

 

Michael Stevens, development director for the city of Columbus, said the city and Stonemont have been in conversations for a few months on potential incentives for the site. Columbus City Council will consider three 75%, 10-year enterprise zone agreements for Stonemont's project at the site; a first reading of the incentives is scheduled for Monday's meeting. 
 

Stevens said the goal is to get higher-wage jobs with benefits for Columbus residents, so any incentives given would aim to create those kind of jobs.”

Variances/re-zoning for both of these were approved by City Council last night. Obvi, both projects are still contingent on approval of OFHA funding. 

An article in The Dispatch today about the Parsons Avenue Transmission Project included an interesting comment...

 

"Known as the Parsons Avenue Transmission Project, the endeavor is aimed at improving electrical service for area residents and upcoming development, according to an American Electric Power Ohio official.

 

Recker said the project will benefit both residents and a "future AEP customer" coming to the South Side, but he would not name the customer.

 

Two substations, one of them new, will be located just north of a $300 million Google data center being built on a portion of the former Hartman Farm, located on the east of South High Street, south of Rathmell Road, west of Parsons Avenue and north of nearby Scioto Downs.

 

The project will remove five miles of electrical towers running from Marion Road to just south of the Rathmell and Parsons intersection. The towers will be replaced with three miles of modern electrical towers that will run from Interstate 270 to the Route 23 interchange, Recker said."

 

 

Wonder who the "future AEP customer" that can't be disclosed yet is?

This is also from the article:

 

"The transmission line project will remove all electrical towers from residential lots within the work zone.

 

Construction began last fall and is expected to continue through the summer of 2023. The electric tower removal process will begin in 2023 after the Cyprus substation is completed."

 

 

So, if I'm reading it right, sometime in 2023 or 2024 all of those huge old unsightly electric towers along Parsons will be gone!

I can’t imagine a major power intensive project going into the Castings site. The AEP project was started shortly after the data center was approved. I believe Google bought ~500 acres, so they certainly have some room to expand. 
 

 

 

I had never driven that far south on Parsons until a few weeks ago, and it was crazy seeing those huge electric towers right in peoples’ front yards. I’m sure they’re glad they’ll soon be removed!

The Lockbourne/Parsons/Rathmell area has some serious momentum right now.

 

They definitely need to widen Rathmell (from High to at least Lockbourne) and they need to do it soon.  Has anyone heard if this is already planned?  I haven't heard anything, but it needs to happen and fast.

 

I'm wondering if that 400 unit apartment building that Dubinsky is saying he's putting up "adjacent to Buckstone" is going where that old little store at Lockbourne and Rathmell is now?  I was in the store last week and the lady working there told me they're moving to a new location because someone bought the property and is redeveloping it.

I thought it was 400 units but I guess it's actually 288 units. Anyways, it's mentioned here:

I was just through there today. It was shocking 😉 how old it all looked. I've been going through there since I was a teenager but hadn't been in a while. That electrical stuff is 100 years old and it looks like something out of a history book. I think I just took it at face value when I was younger because I can't say those kind of lines were all that common 25-30 years ago either, outside of industrial areas. 23 is starting to look old and haggard too between 270 and 665 since it hasn't changed much since the '50s either. It didn't seem that way when I was a kid. There is so much more traffic volume than even 10 years ago. Rathmell is currently closed at Parsons. The poles were already up for the replacement power lines on 23.

This also got approval at last night’s City Council meeting. With how low the area’s warehouse vacancy has been, this shouldn’t have any trouble filling up.

I figured something was going on, with how long this was taking to break ground. Kreais is also saying their Whittier food hall may be delayed past 2023 too.  
 

Merion Village townhome development site changes hands

“The development, dubbed Eisen 359, is slated to rise on what is today a surface parking lot at 359 Frebis Ave.
 

Vu Ho, managing partner for investment company VNet, bought the land and the project plans from Columbus Kreais Cos., who had been developing the project, for $950,000. Ho is based in Central Ohio.

 

Tom Trigg, a broker with Keller Williams who represented the buyer, said VNet will now take the project to completion and hopes to break ground before the end of this year. The project is out to bid now.

 

Aaron Kreais, principal with Kreais Cos., said the townhomes didn't line up with some of the other projects the developer is working on. This was Kreais Cos.' first new construction project; the developer has done several rehabilitation projects.“

It was kinda difficult to get pics, d/t the fence screening, but quite a bit of foundation work has been done for the RMH expansion.

Back in June, SSAC approved plans for a…unique…4-unit development at 921 S Champion in Southern Orchards. It is planned to be built in two phases, and include garage parking.

Has anyone else noticed high-speed internet lines being ran along all of the rural roads between this site and the also u/c Lancaster Google data center? Every east/west road from Groveport Road all the way down to South Bloomfield-Royalton Road is getting them. And I don't think they are for the public's use since there is no publicity whatsoever.

Glad this is getting started soon. Looks like it has a name now too.

“Work is about to begin on the long-awaited redevelopment of the former Columbus Castings site, a 71-acre South Side landmark that has sat vacant for years.

 

Stonemont Financial Group, based in Atlanta, plans to break ground the first week in September on three buildings totaling 859,240 square feet on the South Parsons Avenue site, which will be renamed Castings Commerce Park.

 

"The buildings are geared toward distribution or manufacturing," said Stonemont Vice President Dusten Estes. "They are highly flexible."


Estes said the buildings, which will be completed in about a year, have already drawn interest from potential users. "We've talked with probably four or five prospective tenants," he said. "There's been a very good reception."’

Is this a phase 1, or do they not own the property at the northwest side?

That site is still in use. According to the county auditor’s website, it has been owned since 2007 by PSC Metals, a scrap metal company that operates SA Recycling.

“Stonemont Financial Group will start demolishing the old foundations on the site next month and hold an official ground breaking ceremony on Oct. 4.

 

The speculative development, dubbed Castings Commerce Park, will wrap up next fall. 

 

Stonemont plans to invest nearly $90 million in the construction at 2211 Parsons Ave., according to city documents. Stonemont will create 99 net new full-time jobs with an estimated payroll of about $3.4 million at the site. 
 

Alston Construction Co. is the general contractor for the project. Ware Malcomb is the architect and Kimley-Horn and Associates is the civil engineer.“

Former South Side Learning Center to be demolished for affordable housing

“An affordable housing developer plans to transform the site of the former South Side Learning and Development Center on Reeb Avenue. 

 

Gretchen West, executive director of Healthy Homes, Nationwide Children's affordable housing offshoot, said the organization wants to build four duplexes in place of the building at 255 Reeb Ave. The housing would be aimed at families that use the services at the Reeb Avenue Center across the street, which offers childcare, workforce development and more.

 

The building as it stands would be best suited to be retooled as one-bedroom and studio apartments. Healthy Homes wants to build two- and three-bedroom units to accommodate families. 
 

West said the average family they serve is a single mother with two children, so building new made the most sense.”

Absolute waste. It calls into question an organization's purpose for providing housing if they're not going to bother maximizing the housing on their sites. They could've fit 10x more here with little issue. The fact that they took down a perfectly resuable old building in the process makes it even worse.

The site is currently zoned Manufacturing, and would require a rezoning. The project is dubbed Peyton Place. Directly across the street from this proposed project is the recently built Jenkins Lofts, another affordable housing project.

Same issue here.  Why are they only utilizing like 1/4th of the site for housing?  Just don't get the thinking.

Ground has broke on yet another warehouse cluster on the far south side. This one is on Rohr Road not far from Lockbourne Road.

 

Multiple Amazon buildings can be seen in the distance.

Do you know which warehouse project this is? It’s relatively close to the data center, correct?

These are the last warehouses that can be built in Groveport proper as things stand right now. All future Rickenbacker warehouse development will be to the west or in the Pickaway County JEDD unless infrastructure is built further down Pontius Road or Ashville annexes all the way north to Duvall Road. Which may happen since DHL apparently isn't going to do their massive Ashville project like they thought due to drainage issues.

sorry- i looked for the link but i couldn't find it...

(i think i read a few months back that this project will include four warehouses)
