These are the last warehouses that can be built in Groveport proper as things stand right now. All future Rickenbacker warehouse development will be to the west or in the Pickaway County JEDD unless infrastructure is built further down Pontius Road or Ashville annexes all the way north to Duvall Road. Which may happen since DHL apparently isn't going to do their massive Ashville project like they thought due to drainage issues.

That is not Groveport proper. It's in Columbus at 1489 Rohr Rd.

Meh, I wasn’t expecting anything great here, but I did have my fingers crossed for a Bojangles (are they still planning on opening units here?)

 

Former Long John Silver's near German Village could be redeveloped

 

”According to documents filed with the city (which also at times list the address as 1108 S. High St.), the nearly 2,400-square-foot building could be demolished to make way for a new Take 5 Oil Change operation.
 

The demolition permit has not yet been approved and the zoning variances that would allow the project to move forward are still in the city’s approval process. 

 

Curtis Davis, chair of the South Side Area Commission Zoning Committee, said the committee held a site visit over the weekend and the project is on the commission’s agenda later this month. If approved there it would proceed to the city. 

 

He said that there are some people who don’t want to see an oil change use on that site. On the other hand, the building has been vacant for many years and others would welcome new development.“

I’m not usually against development, but I hope this gets a no. That is a horrible place for an oil change company. South high needs to start having mixed use development, not more of this suburban crap. Didn’t the city also have plans to buy that land and reconfigure the intersection?

Seriously. I was so disappointed upon reading that the planned development is an oil service station. There needs to be more of what Schiff is building further up on S. High:

Bojangles is still planning on entering the Columbus market soon. The plan is to open 15 of them across Central Ohio.

 

The first location set to start construction is on the west side of the city on Hilliard-Rome Rd on one of the plots in front of Menards. Construction is supposed to start in late summer/early fall...  (So hopefully soon)

 

It was held up by a sewer easement on the property. According to the notes from the Far West Side Area Commission minutes, they had to rotate the building a bit. Changes were approve at the end of April.

Not sure about the land purchase, but the article does mention an easement and that the intersection improvement is currently in the plan phase. The intersection definitely needs work, I think.

The 130-year-old former Seagrave Co. fire manufacturing building, which Fortner Upholstery owner Justin McAllister bought in 2017, is already home to furniture makers, coffee roasters, architects, web designers and photographers. Pending city approval, McAllister plans to work with Buggyworks developer Kyle Katz to create a new mixed-use district dubbed Steelton Village, complete with 400,000 square feet of commercial space and 1,000 apartments.

This project was already awarded some money through the Brownfield Remediation Program to help clean up the property, so hopefully that makes it more likely to come to fruition.

 

This is how it was described in a recent report about brownfields that were awarded funding:

 

"Developed in the late 1800s for industrial use, this property was occupied by slaughterhouse packaging companies for the next 70 years. In the 1990s through 2010, the property operated as a transfer facility to collect and accumulate construction and demolition debris. The property is currently vacant and contains a significant amount of buried gypsum and waste that will require excavation and disposal prior to redevelopment. The buildings on the site are inhabitable and are slated to be demolished. Cleanup activities include the removal of hazardous materials and remediation efforts on the site. After cleanup, the property will be redeveloped as a mixed-use development including 120,000-square-feet of new commercial and restaurants, 33,000-square-feet of maker space and studios and over 500 units of mixed-income apartments, flats, and townhomes and 50 single-family units."

I liked this but from the CU article, 

 

Although there is still work to be done on the final design and layout of the new development, McAllister said he expects the buildings to top out at about five stories. 

“We will be working to achieve maximum density on this site,” added Katz. “When you have a site like this, you want as many bodies as possible, as much energy as possible…especially with what’s happening in the city, and especially with the proximity to downtown.”

Yeah, trying to tie in the waterway and the park space with R5 is prob my favorite part of this project. They should really focus on that aspect of it. If this takes off, having this big entertainment/res/work node makes it that much more important to have multiple modes of transportation to get to and from. Hopefully S High can be made more pedestrian friendly too. 
 

The res portion seems like it fits right in Thrive’s wheelhouse, plus they’re one of the R5 founders, so I could see them being chosen to developed that aspect.

5 stories is not bad for the location, but I have to chuckle at the suggestion that "max density" is coincidently the maximum height before steel. 

Max density ... "that they're able to actually finance and get built" is probably the more accurate addendum to that statement

I've been making it out to that area about once a week lately and i can't believe how much progress they make from one week to the next.  (Unfortunately, the pics don't really do it justice, because its hard to get real close.)

 

While i was out there last night i swung by the Buckstone Flats site as well and it looks like they should start vertical construction soon!

There was an article out in 614NOW today confirming what I said a couple weeks ago, but with a sliver of new news...  Apparently, the first Central Ohio location (in front of the Menards on Hilliard-Rome Rd) will open this coming spring.

I was able to check out the entire site tonight, and it's much bigger than I realized!

Yeah lol you are right-unless they were able to go for five over six and all like the awful Columbus Commons-topping out with top floor ceiling heights just at or below the 75 foot crossover point to where the steel or concrete is required over the stick-built stuff. Funny that. lol

In the Far South Area, a developer wants to expand the Spangler Farms development on vacant land by adding 109 units to the existing twelve.

The developer behind the ten new SFH builds  under way on Kossuth in Southern Orchards—East Kossuth LLC—is now proposing to also build a four unit townhouse adjacent to the current dev site atop what is currently a parking lot.

A few renderings of some of the retail/restaurant space in Steelton Village, where an existing warehouse will be repurposed. It shows Honest Friend Brewing, which is supposed to open next year. This is on the east side of S High, the side where the Fort is, and where City Winery will soon open. I believe the west side, where the residential and more commercial are planned, had its first zoning hearing with SSAC this week.

City Winery is a pretty major attraction in NYC, Chicago, Philly, etc. Happy to see them expand to Columbus.

I'm excited that it will add another music venue to the area...

 

This is from a recent article about the plans:

 

"Dorf is excited to bring City Winery's circuit of musicians and another venue to the Columbus music scene.

 

City Winery will take over nearly half of the Via Vecchia Winery facility and event venue at The Fort. The project will also include other buildings and new construction, including a commercial kitchen and an outdoor built-in concert stage.

 

The restaurant will be able to seat 75 people indoors and 75 people outdoors. The indoor event venue will be able to accommodate 250 people seated or 350 to 400 standing. The outdoor venue and stage will be able to accommodate 300 people seated or nearly 500 standing and will include multiple bars and fire pits."

What's really impressive (to me at least) is that they're not opening in the Short North, Franklinton, Campus, etc. but instead on the South Side. I'm hoping that their confidence in the potential of this site and the entire South Side brings more attention to S. High from 70/71 to 104.

Affordable Housing Project Proposed for South Side

 

A plan to build a 70-unit apartment complex at 42 W. Jenkins Ave. will go before the Columbus Development Commission next week.
 

The project is being developed by Community Development for All People (CD4AP), an organization with over 16 years of experience in developing affordable housing on the South Side. 

Jordan Henderson, Director of Housing for CD4AP, said that apartments in the building will be targeted to seniors making between 30% and 70% of the area median income.

The proposed building would sit directly across the street from Jenkins Lofts, a 60-unit apartment building that opened last year and was developed by CD4AP in partnership with Woda Cooper Companies.

New 3-story, 46 unit multi family from Woda to be built at 33 W Morrill on the site of what is now a vacant industrial building. CSSAC votes on recommendation of demolition of that building this week.

“A busy Columbus developer and property management firm wants to create 46 affordable apartments in Merion Village.

 

Woda Cooper Cos. Inc. is seeking up to $850,000 from Franklin County's Affordable Housing Magnet Fundfor the Columbus Renaissance, a proposed 46-unit complex at 33 W. Morrill Ave., just west of South High Street, according to the county's Economic Development & Planning Department.

 

The units will be priced for residents who make at or below 60% of area median income, which amounts to $40,000 for a family of two or $50,000 for a family of four, based on 2021 data.

 

The Franklin County Board of Commissioners will consider the proposed agreement at its meeting Tuesday.“

Community Development for All People adding up to 70 units of senior housing on Columbus' south side

 

“The project has been dubbed Peyton Crossing, in honor of Henderson's grandfather. 

 

The Development Commission considered the project Thursday evening. The project will go before Columbus City Council in December or January, Henderson said. Community Development for All People will apply for a Low Income Housing Tax Credit. If awarded the competitive tax credit, construction on the project could start in early 2024. 

 

This is the first senior project Community Development for All People has worked on since 2017, Henderson said.

 

"We envision a mixed-income community where everyone can have opportunities, and we think housing is a vital part of that," Henderson said. "Columbus is growing and we have to do a better job of providing housing for people of all incomes."’

I’ll have to do more digging, but I believe this includes the proposals on both the north and south sides of Fornoff. The south side is vacant and the north is currently the site of the Rice Bowl restaurant. 
 

Just to the north on High is the planned 1000+ unit Steelton Village development, and to the south is the 200+ unit affordable development from LDG near Lowe’s. Hopefully is S High continues to densify, we’ll see improvements to make the road less of a monster. A BRT line would be good too. 
 

Cleveland-based developer NRP Group, Community Development for All People to bring 245-units to Columbus' south side
 

“Cleveland-based NRP Group and Columbus-based Community Development for All People are planning to develop 245 units on Columbus' south side. 

 

Scott Skinner, vice president of development for NRP Group, said the development at 103 Fornoff Road will have 245 units and a SproutFive daycare on the ground floor. Skinner said the developers hope to break ground at the end of 2023.

 

These units will be held at 30% to 80% of the area median income. Aside from the planned daycare, amenities at the development will include a playground and fitness center. 
 

"As we continue to see growth on the south side, we're excited to put this much affordable housing in the neighborhood," Skinner said.”

“The developers behind The Fort are preparing to add apartments, entertainment and dining to a 26-acre site just south of downtown as part of a $350 million project. 

 

The 130-year-old former Seagrave Co. fire manufacturing building, which Fortner Upholstery owner Justin McAllister bought in 2017, is already home to furniture makers, coffee roasters, architects, web designers and photographers. Pending city approval, McAllister plans to work with Buggyworks developer Kyle Katz to create a new mixed-use district dubbed Steelton Village, complete with 400,000 square feet of commercial space and 1,000 apartments.

 

McAllister and Katz are currently in talks with several developers to take on the multifamily portion of the project. Katz said that construction on the apartments could start as early as next year. The pair anticipates the apartments would be on the opposite side of High Street from where the Fort currently stands. 
 

The residential buildings will be new construction, Katz said, but two-thirds of the project's ultimate commercial space will be in existing buildings.”
