Should these Far South stories go in the South Side thread or this random dev thread? Anyway, this looks like a pretty cool idea, based on the Dispatch’s article:

“The former owners of the Rambling House music venue and bar are looking to build an entertainment and recreation complex across South High Street from the South Drive-In.

The complex, called Rambling House South, would include a kayak and canoe launch on the 19-acre site, which overlooks a pond and the Scioto River.

Well I guess this is still alive!

“Columbus City Council Monday night approved the rezoning of nearly 20 acres at 3075 S. High St.”

“The campus will feature a canoe livery, an amphitheater and an indoor event space with the possibility of a restaurant and beverage production down the line as well.”

“This new Rambling House is still a few years from reality. Site work is expected to begin this spring. They hope to open in late 2025.”

The article also mentions Steelton Village and City Winery nearby. Has anyone heard any updates on that? It’s been so long for City Winery I kind of figured it was dead. Has anyone driven by to see if there’s action on the site?

It isn’t listed on their website as a location, so who knows. Seems like it is probably dead

This has been in the works for a while. I don't think you can just drive by. It's a little off of High like a lot of these South Side developments.

Sorry! I understand you can’t really drive by the Rambling House development. In relation to the drive by, I was mostly talking about City Winery. As I recall, it’s in the old Via Vecchia (or at least was supposed to be), which I think is much easier to do a drive by. I don’t see that side of the city much, so was just curious if there was actually action there, since it’s supposed to open next year.

We live in Merion Village about a mile from there.  My neighbor works at the Fort, so he fills me in from time to time.

Here's the latest I've heard on both City Winery and Steelton Village:

City Winery has already bought the building and has a sign up.  Apparently, they are currently finishing up on a new location in another city. Once it's up and running, they will turn their focus to the Columbus location on South High. They still plan on work to start on the Columbus location in 2024.

Steelton Village is a couple years away until we see vertical construction. Currently, they are renovating the inside of a couple of the buildings on the south part of the site along South High. Once those projects are complete, those will hold multiple retailers.

They've already cleaned up some of the land that's on the far north part of the site closer to where the property hits the tracks behind where Dan's Drive Inn was.

They plan on using the bulk of the Brownfield Remediation Funds they were awarded for cleanup in 2024.

Demolition of most of the buildings on site isn't expected until late 2024 or early 2025.

They plan to start vertical construction in late 2025

South Side housing development ready to start construction

New affordable housing on Columbus' south side will start construction in January.

Cleveland-based NRP and Community Development for All People plan to break ground in the next 30 days on 245 apartments at 103 Fornoff Road.

The development will have a 6,000-square-foot SproutFive early learning center on the ground floor.

Scott Skinner, vice president of development for NRP Group, said more than half the units in this project will have three or four bedrooms in order to cater to families. Having childcare services on site will help residents and others in the area he said.

Wait, *that* is the layout? Another spectacular waste of space. It's a bit contradictory for city officials to keep claiming there's a huge housing crisis that has to be addressed and then continuously rubber stamps every proposal that uses like 50% of their sites for surface parking and useless green space setbacks. I don't think the new zoning codes are going to fix things like this. It's not a zoning issue, it's a zero standards issue.

Columbus community touts public-private partnership in opening of South Side affordable housing

Sixty new units on Columbus' South Side are now ready for residents.

Development team Woda Cooper, Community Development for All People and Healthy Homes, an offshoot of Nationwide Children's Healthy Neighborhoods Healthy Families initiative, recently finished construction on Lockbourne Greene, a $16 million project at 1840 Lockbourne Road.

The new apartments stand on a former Columbus Land Bank property. Rents will range from $760 to $999 per month, depending on income category and the size of the apartment. Apartments are being held for those who earn 40% to 70% of area median income, or approximately $39,680 to $69,440 annually for a family of four, according to data from Woda Cooper.

The apartment project behind Dan's Drive In on South High St appears to be winding it's way through the process...

It received a zoning variance recently:

"One zoning variance, at 45 W. Barthman Ave. just west of High Street, on the city's South Side, will permit a 200-plus-unit apartment complex in a manufacturing district adjacent to active railroad tracks.

"This is a site that has seen a lot of challenges, and we're really excited about replacing those challenges with really, really high-quality, affordable housing," said Scott Skinner, vice president of development with Cleveland-based NRP Group.

The Barthman Avenue project will serve residents who make between 30% and 80% of the area medium income, with one-, two-, three- and four-bedroom apartments, Skinner said. At 80% AMI, a single person could make up to $55,550 annually to qualify, while a family of four could make a total of up to $79,350 per year."

A Kroger Marketplace is often a sign that there isn't much other viable shopping in the vicinity. Things haven't really changed that much on the South Side since back then but boy did the stores leave.

Things haven't really changed that much on the South Side since back then but boy did the stores leave.

I'll bet shrink is through the roof at that location. My job is retail-related and I've seen many stores over the past few years become unviable, not because of substantial declines in sales but because of substantial increases in theft. At some point, it's just not worth it to keep the store open. A slight decrease in sales coupled with a huge increase in theft is a recipe for disaster.

They also didn’t have fresh produce or much of a grocery selection. Kroger covers that and I’m sure more people just shop there for that reason.

Yes it's very important for a store to have groceries in low-income areas these days since there isn't much left over for discretionary.

Probably wasn't too hard of a decision to make, because they can point to the Stringtown/Grove City Wal-Mart and say it's basically around the corner. Still, was hoping all the increased housing in the area would've been incentive to stay.

Stringtown is very close as the crow flies, but the quarries really cut off that area from being easily accessible to S High. On its face, losing Walmart is not a huge setback, but if Krogers pulls up stakes next then we do have some real trouble. Aldi being across the street is also a nice resource for the neighborhood

Assuming no other big box is interested in the location, developers could fit a lot of workforce housing on the Walmart site. Bus service is pretty good in the area, and the proximity to the new Metro Park behind Lowe's is another plus

I'm hearing rumblings that there is a proposal to tear down the Great Southern Shopping Center, along with the Kroger, Walmart, Tim Hortons and White Castle and build thousands of units of affordable housing.

Supposedly, there is a meeting next month for all the tenants currently in the Great Southern Shopping Center, where they will learn what may be next.  The person I spoke with said they have five years left on their lease, so they think this is something that might happen closer to 2030.  But I've also heard the Great Southern Kroger could close as soon as this July.

I'm wondering if anyone that's good at digging up information has heard anything about any of this?

I heard from a friend of a friend (who is involved with Walmart) that the store closed because the city wanted it closed. I didn’t get any more details, but it sounded like the city wants to build on the land.

Supposedly there's renderings going around on Facebook of what the whole area may look like in the future, but I'm not on Facebook so I haven't seen them.

Yikes...  That may very well be where the rumor started.

Let's hope that last sentence in that rant comes true.

I'd rather Columbus have 2 million new immigrants than one of these people.

Regarding the rumored project, it's hard to imagine they would make such a huge project and limit it to only have affordable housing, so that aspect doesn't sound entirely realistic. I could see a huge mixed-use development, though.

The parking lots at Great Southern are so needlessly large that they could probably build hundreds (if not thousands) of apartments just in the unused parking lots. Add in the Walmart land and that's even more space for apartments.

That’s the damn truth. That parking lot is huge and isn’t even well maintained, probably because it would cost a small fortune to redo it all the time.

Imagine the awesome cuisines and cultural things they'd bring us! We know this person only brings hate and misinformation and we certainly don't need that.

Back to Wellston they go

I'd advise against creating a food desert while adding a bunch of housing units.

So both the Walmart and the Kroger will be gone? So I guess it's Aldi or Grove City for all things groceries then?

In all honesty, everyone should be getting most of their groceries at Aldi anyway. It’s so much cheaper, I get they don’t have a ton of variety, but the basics necessities are all there.

Not sure how likely it is that Kroger will close anytime soon.  I heard "as early as July" but I know someone who works in the pharmacy and they said the lease at that location runs through 2028.
