"As work on the (Great Southern Metro) park progresses, so do plans for 200 apartments that LDG Multifamily LLC wants to build just south of the Great Southern Shopping Center. The property is owned by a limited liability company connected with Casto, the Columbus real estate company that owns shopping center property, as well as the Walmart store at 3579 S. High St. that closed this month.

 

Zac Linsky, LDG's development manager, emailed recently that pre-development work continues, and that the company has no details on costs or when construction would start. Columbus City Council rezoned the site in December.

 

In 2022, Linsky told The Dispatch the complex could include one-bedroom to three-bedroom apartments, available to families making an average of 60% of the area median income."

Crews are ripping up the parking lot at the Rice Bowl site today.  If I had to guess, I'd say the building itself will be tore down within the next couple weeks.

"Castings Commerce Park has signed its first tenant: Maryland-based National Delivery Systems.

 

The full-service logistics company is leasing 52,000 square feet in the 2211 Parsons Avenue development. Atlanta-based Stonemont Financial spent $100 million transforming the site once home to Columbus Castings, demolishing the foundations of the old buildings and constructing new ones.

 

The industrial park includes three warehouses, one spanning about 115,000 square feet; another 150,000; and the third nearly 600,000 square feet. There is a cross-dock facility and two rear-load facilities.

 

Estes said the firm is also currently in talks with two more tenants of a similar size."

Yeah I think it was a pretty big waste of some prime real estate within the city.

While I don’t totally disagree, it was a foundry for over 100 years. That really limits what can be done without a very significant investment in cleaning up the site. You’re putting a lot of decent paying jobs close to low income areas, to me that’s a win.

This weekend, I noticed lights are back on in the building and it looks like they have began moving some materials in!

 

(Might be a little blurry as I took this at night, but just wanted to show that there is finally some movement at the future location)

Google to announce new central Ohio investment Tuesday at South Side data center

 

"Google has scheduled an announcement for Tuesday at its data center on the city's South Side on what it says will be a new investment in the region.

 

The tech giant did not release any details about the investment beyond that.

 

Google has used similar events to announce new investments in its data centers in central Ohio or to announce more data centers

 

Google announced its first data center in central Ohio in 2019, a $600 million project in New Albany. In 2021, Google said it bought land on the South Side and in Lancaster, and then last August, Google said it was spending an additional $1.7 billion on its data centers."

Photos: South Side New-Build Designed to Look Like German Village Duplex

 

Workers are putting the finishing touches on an unusual new duplex in Merion Village. Built with the short-term rental market in mind, the 4,600-square-foot building has a total of eight bedrooms and six bathrooms across its two units, and will sleep 24 people comfortably (in a total of 12 beds, eight of which are pull-down Murphy beds

 

It’s also designed – down to the last detail – to look like a historic building.

 

The exterior is modeled after a specific style of two-family home that is still common in German Village, just a few blocks away. Known as a Dutch Double, the building type dates back to the 19th century and is unique to the neighborhood. The interior features an eclectic mix of antiques, found items, and several large bookshelves that have been stocked with approximately 7,000 hardcover books.

Columbus Metropolitan Library set to break ground tomorrow on new, larger Marion-Franklin branch

 

"The Columbus Metropolitan Library has announced plans to break ground on the new Marion-Franklin Branch at 2800 Lockbourne Road.

 

The ceremony, set for 10:30 a.m. July 29, will feature library leaders, city officials, and community members. The event is open to the public.

 

The new branch is expected to more than double in size, expanding from 4,000 square feet to about 10,000 square feet.

 

The library anticipates the opening of the new, standalone Marion-Franklin Branch in 2025.

 

This development is part of the library's broader expansion plan, which already opened new branches in Gahanna and Reynoldsburg.

 

Renovations are also underway at the Linden and Barnett branches, and plans are in place to begin work on a new Canal Winchester Branch later this year."

Columbus' south side gains new affordable housing with help from Nationwide Children's Hospital

 

Columbus' south side gained four new duplexes, thanks to Nationwide Children's Healthy Homes initiative.

 

The rental units stand on the former site of the South Side Learning and Development Center at 255 Reeb Ave. The project was funded through city of Columbus grant funding and the South Side Renaissance Fund, as well as private funding. The total project cost was $2.35 million.

 

The South Side Renaissance Fund launched in 2018 to help fund the acquisition, construction and permanent financing of affordable single-family and multifamily rental housing. It is a $20 million loan fund that has supported 142 rental properties in the south side community.

Columbus-based affordable housing developer Woda Cooper will start construction on a new senior housing project on Columbus' far south side.

 

The project, dubbed Juniper Crossing, will provide 81 units across two phases, which are being built simultaneously within one building at 60 Obetz Road.

 

Juniper Crossing's first phase will be rented to residents 55 years and older with incomes between 30% and 70% of the area median income. The second phase will be rented to residents with up to 60% of the area median income.

Well it least it's not on Cleveland avenue

Walked past 358-360 & 366-368 E Deshler this morning and noticed the 2 apartment buildings are coming down. Anyone know what's going here? This is across the Barrett apartments. I checked the auditor site and there's no recent sales....

City’s South Side seeing changes after lean years

 

Aaron Hopkins grew up on Columbus’ South Side and lived on Wilson Avenue with his family for about a decade in the 1960s and ’70s.

 

“I remember looking out my bedroom window and seeing the dirt being moved for the freeway,” he said. “You could see them driving it all the way to Alum Creek Drive.”

 

Hopkins, now a minister and founder of South Side Family Farms on Wilson, said he also recalls the backyard gardens his family and others in the neighborhood tended. He moved back to the neighborhood as a young adult in the 1980s to find that many of those gardens had disappeared.

 

Today, he runs a pair of urban farms with the goal of increasing access to fresh produce in the neighborhood.

 

He said he remembers the soul food joints that used to dot the neighborhood.

 

“Man, on Sundays after church, you couldn’t get in there,” Hopkins said.

New ADUs come online through Healthy Homes project on South Side

 

New accessory dwelling units are rising in Columbus neighborhoods.

 

Healthy Homes, the affordable housing arm of Nationwide Children's Healthy Neighborhoods Healthy Families initiative, has built two ADUs on Columbus' South Side and has approvals to build one in Linden, with construction likely to start this year.

 

An ADU is a second dwelling unit on a single-family lot.

 

Columbus Business First got an exclusive tour of one of the ADUs developed by Healthy Homes on the South Side on Studer Avenue. The ADU Business First toured is behind a house Healthy Homes also built.

City Winery still expects to be pouring glasses and hosting shows in Columbus

 

"The New York-based restaurant and entertainment venue announced plans to open a Columbus location at 2108 S. High St in 2022. But news on the project has been mostly quiet since then.

 

Founder Michael Dorf this week told Columbus Business First that City Winery still is coming. "We are almost there and look forward to starting construction soon,” he wrote in an email.

 

The project has building permits pending with the city that were filed in May.

 

Plans in Columbus call for a fully functioning winery, a restaurant and both indoor and outdoor spaces for live music and other performances as well as private events.

 

City Winery is part of Steelton Village, a $350 million mixed-use project that will bring more commercial and residential development to the city’s South Side.

The neighborhood was recently featured on the cover of Columbus Business First because of the renaissance it is going through.

 

Projects planned to transform the neighborhood include market rate and affordable housing – an important asset to keep current South Side residents in the neighborhood as the price of housing continues to rise. The South Side could be poised to take on much of the predicted population growth in Columbus.

Projects planned to transform the neighborhood include market rate and affordable housing – an important asset to keep current South Side residents in the neighborhood as the price of housing continues to rise. The South Side could be poised to take on much of the predicted population growth in Columbus.

I am excited for this but feel like it could be on a grander scale, just like most projects in the city. There is still a ton of parking lot that doesn’t really need to be there. This space is so small a middle parking garage would work perfectly

I don’t remember seeing anything about this project, but they applied for TMUD

This was proposed a couple years ago for the empty land next to Lowe’s. This is an app for low income housing tax credits. Just a little to the north, the Steelton Village project did apply for TMUD credit, however.

Ah I do see that at the top of that page now. It was under the TMuD stuff, but I must have just hit the link that shows all applications.
