The westerly march of new warehouses continues from Rickenbacker toward 23 along London Groveport Rd

 

Early site prep work is well underway for yet another cluster of warehouses on the far south side.

 

This one is in the 6700 block of Lockbourne Rd just south of the new roundabout at London Groveport Rd

Not 100% sure what jurisdiction that specific plot of land falls under but you can see a Columbus Corporation Limit sign from the far southern edge of the site

After a slow start, things are beginning to pick up at the Parsons Solar Field Project, located across Parsons Ave from the Google Data Center site on the far south side.

 

Kind of hard to see because I couldn't get real close but it's much busier out here today than I've seen so far

Kind of a shame that a warehouse probably won't reactivate that neat little corner there.

Looks like Scioto Downs is getting a Guy Fieri restaurant. Not sure which one.

If there was ever a time to test out a new concept called Flavortown.... this is the opportunity.

 

More pieces of equipment have arrived at the Steelton Village site over the last few days.

 

Hopefully this means the pace of the cleanup will pick up soon

The apartment project behind Dan's Drive In on South High St appears to be winding it's way through the process...

 

It received a zoning variance recently:

 

"One zoning variance, at 45 W. Barthman Ave. just west of High Street, on the city's South Side, will permit a 200-plus-unit apartment complex in a manufacturing district adjacent to active railroad tracks.

 

"This is a site that has seen a lot of challenges, and we're really excited about replacing those challenges with really, really high-quality, affordable housing," said Scott Skinner, vice president of development with Cleveland-based NRP Group.

 

The Barthman Avenue project will serve residents who make between 30% and 80% of the area medium income, with one-, two-, three- and four-bedroom apartments, Skinner said. At 80% AMI, a single person could make up to $55,550 annually to qualify, while a family of four could make a total of up to $79,350 per year."

These are warehouses.

 

I don't think any data centers are going to locate close to Rickenbacker. It seems like land price per acre is actually pretty close for both uses but I think they don't want to take up Intermodal-adjacent space with data centers.

Makes a ton of sense. Have logistics operations near an airport that has a lot of cargo planes. Probably a pretty attractive feature to a lot of manufacturing operations.

This is true, also you’re not getting that close to a data center under construction. The next big one in Ohio is supposed to be in the northwestern part of the state.

Multiple Tenants Lined Up For Renovated Historic Building

 

A Merion Village building with a long history has undergone another transformation. Located at 116 E. Moler St., the 100-year-old building has been renovated and is now fully leased, home to four new tenants in various stages of the opening process:

  • On the second floor, The Well Center for Movement and Dance has been open since July, offering classes and workshops in its new, light-filled space.
  • Jennings Java recently moved its operations to a spot in the back of the building’s first floor, but has plans to open a full-service coffee shop in the corner storefront previously occupied by Bake Me Happy (the gluten-free bakery moved to a new space on Whittier Street last year).
  • Chef Andrew Smith will be opening a new restaurant in Bake Me Happy’s former prep kitchen space. The new concept will be called Isla and is aiming for an early 2024 opening.
  • The balance of the building’s 20,000 square feet has been transformed into a new wedding and event venue called The Century. The space has a capacity to hold 300 people and features an outdoor patio that could be used for wedding ceremonies.

Eh, just like some other projects with massive surface lots and underutilized space, I kind of hate this. Just not all that impressed with some of the "urban" projects the city core is getting.

Has there been any announcements of tenants for these yet? Hopefully something goes in that provides a good number of jobs, accessible to those in adjacent neighborhoods

 

Snatched a few quick ones of the Parsons Solar Field project as I passed by.

 

Crews began installing solar panels on the eastern part of the site this week. You can see them in the distance in the first two pics
