August 27, 20195 yr For reference, here are the prices for Encore (Eighth and Sycamore). At a glance, 1010 looks to be a tad less expensive than Encore, and for people who spend a lot of time in OTR, 1010 may be a slightly better location.
August 27, 20195 yr Definitely agree that 1010 is a better location. Plus, you can go to a Kroger without even going outdoors. But Encore has better appliances, better finishes, better amenities, and better spatial layouts in the units. Both complexes are too rich for my blood, but if I had to choose it would honestly be a toss-up between the two. Perhaps I am just underestimating the demand among the younger folks with high-paying jobs.

I know in some places (like here in NYC) you can't have penetrations in your egress corridor for anything other than egress as of right. They'll occasionally let things like maintenance closets, mechanical rooms, etc. to open into the corridors if you can prove there really isn't an economical/viable way of doing it differently, but they are likely to give you an objection and force you to redo your plans if you present them something like this. The reason being that mechanical rooms are some of the most likely places to cause a fire other than kitchens and having a door, even fire rated, opening straight into your egress path is counterintuitive. Granted, with sprinklers and fire rated door construction these days it's really NOT an issue, but the code in many places hasn't really kept up with reality.

It would be nice if you had to have maintenance fix something, they might not have to come into your apartment. They can just service it from the hallway.
August 29, 20195 yr I've seen this done with plumbing as well, where the PEX manifold is accessed through the hallway so if someones toilet or tub or sink is overflowing and they aren't home someone can turn it off from the hallway. All the individual lines are labeled to make it easy for maintenance.

Like when things roll into the crack underneath the door and you have to wait for maintenance to retrieve it. Or when curious cats shove their paws underneath and pull out dusty bug carcasses. I definitely prefer the hallway access. Good point... they would have to do less visible doors. Like maybe wall color with no molding and just a sign indicating what it was for. August 30, 20195 yr The Husman House in Walnut Hills (1617 E. McMillan St.) has two doors for many units. The extra door opens directly into the kitchen. The hallways do not look cluttered.

September 2, 20195 yr Photos of the inside of 1010 On The Rhine apartments. It's still under construction, but the 11th floor with the deep balconied units will be renting as soon as September 6th. While the 18th floor has a higher view, the 11th floor with its private outdoor space would be my personal choice if I chose to live here. Seems to be the norm in "luxury" living. Also, what's up with the flooring? It looks like they wanted to do polished concrete, realized that was too expensive, so they just put down some LVT that kinda-sorta looks like exposed concrete. Another thing that bothers me is the staging/decor. If they're trying to sell urban living, why hire Nancy from Blue Ash to stage the place?

September 3, 20195 yr The cabinetry and woodwork looks pretty bad. End panels are not well integrated, and I see unpainted edges of baseboards and toe kicks. At best they'll get slapped with paint, but unlikely to be sanded flush or properly sealed. Hopefully that'll be caught in the punch-list, and since I still see some painter's tape around that's certainly not done yet. The cabinets themselves are bog standard commercial full-overlay cheapness though, which is disappointing.

September 9, 20195 yr I'm predicting a crap ton of uscans. Even at suburban Kroger's you have insanely high turn over and have to consistently rely on flakey high school students. It's been a real struggle for them because of there low union wages compared to say target that employees a cashier at 13 an hour.
