It is expected to break ground in May of this year and wrap up at the end of 2023, Baur said. Daimler Group is the general contractor and Berardi Partners is the project's architect. Baur said the firm's objective is to help combat the housing shortage in Central Ohio by addressing areas outside of I-270, such as Licking and Pickaway counties. The firm has three other projects under contract that they cannot disclose, Baur and Dubinsky said. The development, called Buckstone, will occupy about 800 acres at the corner of Lockbourne and Rathmell roads. It's slated to include commercial space and amenities such as public parks, pools and waterfront access, City Administrator Rod Davisson told Columbus Business First. Buckstone will include a 143-acre commercial section with a wide variety of uses. Davisson said it will make use of a "Neo-Bavarian" design, combining stone elements inspired by German architecture with modern staples such as steel and glass. "It's flexible in the sense that we can adapt to the market changes," Davisson said. "We want to be, and that's the hallmark of Obetz, we want to be nimble. March 2, 20223 yr Construction starts in May. Supposed to have the first 245 acre residential portion built by 2027. This will include 252 SFHs by Pulte, 424 SFHs by Lennar, and 288 apartments by former Blue Jacket Brandon Dubinsky's firm, JBM. Average single family home will be $400,000. Sounds like a cheaper Evans Farm! Editing to add that this has moved super quick. Talks hadn't begun until June of last year! The developers and City of Obetz are specifically talking about the region's lack of housing. They want to be a part of fixing that. There are multiple other housing developments under construction or recently completed in Obetz. Crawford Hoying owns a large tract of land at Lockbourne and London-Groveport. It's had a sign for years saying mixed-use or multifamily; can't remember. Perhaps they could update it to Bridge Park South 😉 The Intel project is name dropped, too. The houses will have natural materials exteriors and concrete driveways. It will connect to the Butler Farms subdivision.

March 3, 20223 yr Frankly, land is getting too expensive in the Cool Crescent to do large-scale development where the houses aren't all $600K plus and the rents aren't all $1500+ for a 2br. Not everyone insists on a top-5 school district or can afford to be in one.

Not everyone insists on a top-5 school district or can afford to be in one. And some people are already planning to send their kids to private school. So who cares if the school district isn’t great? Your kids aren’t going to the schools so you’d rather not pay top dollar for something you aren’t using. There are plenty of private school options close to Obetz. Madison Christian in Groveport is the closest option. There’s also Grove City Christian which isn’t too far. Bishop Ready and Hartley aren’t too far. And if you really want to get fancy, you have St. Charles and CSG as well.

I’m a Madison Christian graduate and I definitely learned about dinosaurs lol. As a matter of fact, I was much more prepared for college than most public school graduates I encountered, especially when it came to academic writing. Half of my freshman level writing composition class had no idea what MLA or APA formatting was. I had been writing numerous MLA/APA format research papers each year since I was in 8th grade, so that revelation was quite appalling to me. Dinosaurs aside, I think we both agree that not everyone requires a top school district and this area of the city has a ton of untapped potential. There’s ample land to develop that is cheaper and much closer to downtown than anywhere else in the metro area. I think we will see a ton of growth down here over the next decade.
March 3, 20223 yr It's hard to compare experiences since I was there 10-20 years before you. Like they only went up to 4th grade then which was out in the trailer. No new building of course, just the one with the tabernacle and the trailer. I don't even know if it's the same trailer but I think so.

April 30, 20232 yr I got so excited when I saw this because they mention how the development will have a new disc golf course. Turns out it was the first thing they did and I've already been playing the course for years.
May 4, 20232 yr We had a project with the city of Obetz back before Buckstone was announced and they were showing off the maps of where things were gonna go. The only question I had for them was if the Area 51 course was going to stay, and they reassured me that yes, they were very proud of it and it wasn't going to be impacted. For a while it was my cool secret course but it's forever busy these days, even in questionable weather. If I want to get in a round, it's either Area 51 or Walnut Hill. At least until Groveport decides it wants in on the action and sets up something at Walnut Woods.

Area 51, Scioto Grove (aka Quarry) and Walnut Hill I've never encountered an amount of people where I would consider the course to be crowded. But I guess my idea of busy might be different since the courses I play the most near the city are Griggs, Hoover and Blendon which are probably the 3 busiest courses in Central Ohio. Huge fan of Area 51 though, actually played there yesterday afternoon and played excellent. And it holding water and being constantly muddy often keeps people away haha. Edited May 5, 20232 yr by TIm

Buckstone Bend (phase two): Work started this week on the 24th SFH Took a quick one from Buckstone Bend while I was in the area earlier. Buckstone Flats can be seen in the distance For reference, Buckstone Flats is the the 15.45 acre spot below in dark blue. And Buckstone Bend is the 75 acres next to it marked in pink.

I didn't know that part of the plan extended north of 270, but seeing how that's park space that makes sense.
January 3, 20241 yr They actually made improvements to the Disc Golf course late 2023 as well. Added in an insane amount of drains in spots where water would collect for literally months at a time sometimes making parts of the course impassable and unplayable. Went out there in the rain a week ago and it was the best wet conditions I've ever encountered. They did an amazing job. This course is still my secret "never busy" course so don't tell anyone and make sure they hear about how bad the rough is!
