I see why you were questioning what was going on. I forgot the ‘not’. I would hope no office buildings will be torn down on main. 

 

 

They are going to take down the two County owned buildings next to it that have been vacant since Job & Family Services relocated. (Most likely) Next to those is a parking deck that is privately owned and serves buildings on E. Market St.

The front step has a dip in the middle.

Like a mighty river polishing a granite rock, nearly 90 years of footsteps have eroded the stone entrance. Wingtips, high heels, oxfords, loafers, boots, wedges, sneakers, galoshes, clogs, sandals and even some flip-flops have entered the building at 44 E. Exchange St.

Now the footsteps are exiting.

Akron’s first medical marijuana dispensary to open Friday

AKRON, Ohio – After receiving final approval from the state, Greenleaf Apothecaries announced Sunday that its fifth medical marijuana dispensary in Ohio is set to open in Akron on Friday.

The Botanist, located at 46 South Summit Street in downtown Akron, is scheduled to open at 10 a.m. Friday. The shop’s hours will be 10 a.m. to 6 p.m. on Tuesdays through Fridays, and 12 p.m. to 6 p.m. on Saturdays.

Pritt Entertainment Group to move to Carlton Building in downtown Akron

Pritt Entertainment Group (PEG) is moving up South Main Street in downtown Akron to the Carlton Building, which the video production company is renovating.

PEG recently announced the project in a news release on its website.

A look inside The Botanist in Akron, Summit County’s first medical marijuana dispensary

AKRON, Ohio – More than nine months after the first medical marijuana dispensaries opened in Ohio, The Botanist in Akron is set to welcome patients as Summit County's first dispensary.

The Botanist, at 46 South Summit Street near East Market Street in downtown, is scheduled to open at 10 a.m. Friday. The shop’s hours will be 10 a.m. to 6 p.m. on Tuesdays through Fridays, and 12 p.m. to 6 p.m. on Saturdays.

The only thing I've heard was Royal Docks brewing was considering it but they are going to another location now. I had not heard anything about a grocer. Where did you hear that?

 

 

 

Main Street construction drags on through June

Akron won’t be unwrapping a new Main Street for Christmas, as some had hoped.

Instead, city officials expect a downtown Main Street Corridor to be ready for two-way vehicle traffic by June.

Still stunning to me, though.  When I moved out of Canal Square (just a block down Bowery from this project) in 2013, my rent for my final year was $906.  I had a 2br 1.5ba unit with 1000sf.  A 2br-2ba 922sf unit is quoted there at $1940, rising to $2672 for what I presume are the slightly larger (still only 946sf) and better (higher) ones.

 

Granted, I had serious maintenance issues my final year at Canal Square (one main reason I moved, the other being getting married), so I'm sure these will be better units.  But still, that's extraordinary rent growth in a comparatively small amount of time.

 

That said, it was known even then that there was a shortage of middle-class (non-student) rental units downtown.  And this project is definitely at one of the most prominent and centrally-located corners in the entirety of downtown, almost perfectly located between the ballpark and the main library & art museum and everything in between.

I don't think this issue is unique to Akron. The same is true in Cleveland and almost every other major city in America; as these new developments come on line, there's a desperate need for a more affordable component for the middle-class.  Not everyone can afford $2000-$3000/month in rent.

Akron’s Bowery project meets major deadlines, nears finish line

The Bowery redevelopment project intended to revitalize a prominent part of downtown Akron made it to the Thanksgiving finish line — with some pieces not quite over that line just yet.

Most of the six downtown buildings have met their major construction deadlines, although finishing work on the long-vacant and blighted smaller structures will continue into upcoming weeks, said Don Taylor, head of Welty Building Co., general contractor and partner in the Bowery Development Group.

FirstEnergy Solutions to move headquarters to old post office in downtown Akron

FirstEnergy Solutions (FES) will have not only a new name, but a new headquarters in Akron next year, assuming it exits its Chapter 11 bankruptcy as planned around the end of this year.

The FirstEnergy Corp. subsidiary announced on Thursday, Dec. 19, that it has leased space for a new headquarters in the former Akron Post Office Building at 168 E. Market St. early next year, when it also plans to operate as an independent company under the new name Energy Harbor.

Akron's new BLU-tique Hotel opens its doors to overnight guests

For developer Tony Troppe and his new BLU-tique Hotel, the number one means a lot.

"We may not be the first (downtown hotel), but we are the one," Troppe said Tuesday, Jan. 7, as he gave a tour of the new spot that sits at 1 S. Main St., right in the heart of the city center.

^Amazing to see.  This has been blighted for so long, I'd had my moments of doubt that this would happen.  On another note, it seems that the main street revamp has been taking a lot longer than planned.  

Looking very good. It’s really too bad that the city tore down the first/last building that was once part of the block redevelopment.

I was actually down in Akron this past Thursday and was impressed with the development that's going on.  Got a ways to go, but it's coming along nicely!!

Akron’s Main Street project in home stretch

City construction crews shifted lanes last week on Main Street as the complete road and sidewalk reconstruction project is now six months from scheduled completion.

Akron broke ground on the $31 million road project, mostly funded with federal grants, in the fall of 2018. Businesses have struggled as southbound traffic has been cut off during what’s turned the heart of downtown into one big construction site between Cedar and Mill streets.

Akron City Council expected to approve $306,000 for moving city employees from CitiCenter building, making way for development project

AKRON, Ohio – City Council is expected Monday to approve payment of $306,000 to cover the cost of moving city employees out of the downtown CitiCenter building as part of plans by a private developer to transform the property into apartments and offices.

Brad Beckert, the city’s developing engineering manager, told a council committee this week that the 11-story building needs to be at least 90% vacant for two years to improve the chances of Cleveland-based Weston Inc. receiving historic tax credits for the project.

Akron's downtown development weathers COVID and road construction

Things are progressing on Main Street in downtown Akron — and not just on the street itself, which has been undergoing a major redesign this year.

Developers of the $42 million, seven-building Bowery District next to the Akron Civic Theatre and the $30 million Law Building renovation across the street — two landmark projects downtown — both report they're on schedule to open later this year.

There was some new-to-me news in this. The Law Building project has been moving forward.

 

Rybak said he's made substantial progress on the top seven floors of the Law Building, which he's converting to high-end residential units.

"We've demoed all the stories that are going to be residential," he said. "We have all the framing, all the mechanical, the plumbing and the electrical in. We have (air-conditioning) units on the roof and we're in the process of changing all the windows. … We're also in the process of finishing the terrazzo floors."

The purchase cost was less than $3 million, Mouron said, and he and his wife, Kathy, expect to pay 'multiples' of the purchase price to turn the former newspaper plant and offices into modern office space.

An Akron medical marijuana operation has found business so good, it’s hungering for an expansion.

The Home Avenue facility has petitioned City Council for approval of a $3.5 million addition to its existing cultivation operations.

The two-level addition would add about 30,000 square feet of space.

Akron Civic Theatre bringing murals to exterior walls

AKRON, Ohio -- The Akron Civic Theatre soon will make the outside of its building just as beautiful as its inside, with the addition of large-scale murals designed by internationally renowned artists.

The murals are a part of the theater’s Staging The Future capital campaign, meant to help beautify the grounds of the theater and downtown Akron.

And on a more mundane level, the seemingly endless reconstruction of Main St. from State to Market is finally showing visible signs of progress, though it has gone on for an unforgivably long time now.  I can't believe places like the Lockview have been able to hold on through both the pandemic and the construction that long predates the pandemic.  I've been in a few times this summer after work and I had the place to myself once and almost never shared it with more than 3 other guests.

I recently biked down the new sidewalk path on Main Street. Holy crap, what a different experience. The sheer amount of newly available sidewalk space is staggering - hopefully the long wait and hardship for local businesses was worth it. Plenty of space to activate for pedestrians and restaurants, particularly in the wake of COVID.

I was running down there Sunday and thought the exact thing. Akron could really start setting an example for US cities with the protected bike lanes and massive patio space outside.

Didn't realize that the renovation of Lock 3 was something that was being explored. I really like the preliminary design.

Wanted to add this photo for context. I biked up to the Northside from Bolivar yesterday after bike packing to a campsite down that way for the night. Getting into downtown Akron, with this kind of bike infrastructure, was refreshing after passing through trailside towns (i.e. gems) like Canal Fulton. I stopped at this red light with about four other cyclists, some of whom by happenstance also ended up at the same bar as we did (DBA). The continuity of trailside amenities from Bolivar into downtown Akron made for a fantastic cycling experience. The city will no doubt benefit from continued bike infrastructure investments, which will no doubt continue to reinforce the retail base all along the trail network. Heck, maybe we'll even see some TOD housing investments along the corridor. The idea certainly caught my attention should I ever decide to move back to Akron!

 

Fwiw, while I'm currently staying with my folks in Tallmadge, the Freedom Trail from Tallmadge Circle to the north end of downtown Akron makes for a wonderful biking shortcut. It will be awesome when they can finally finish that trail and officially connect it to the Northside. 

 

Lastly, I'd like to note the availability of campsites along the banks of the Tuscarawas River on up from Bolivar. Some of these, while private, reminded me of the strategic importance of camping / accommodations along bike routes. One small town I stopped in along my recent leg from Boston, MA to Cleveland (i.e. Clyde, NY) had a free, municipally managed campground just outside it's downtown along the riverside trail specifically intended for cyclists. While that idea might not be appropriate for downtown Akron per se (squatters anyone?) it could be replicated along the Towpath in the right circumstance (e.g. Peninsula, the new Akron Metropark in Cascade Valley at the old golf course, etc.) as it struck me as a low-cost and creative economic development strategy catered to bike tourism.

Akron’s Main Street reopens to two-way traffic; outdoor drinking area opens near Lock 3

AKRON, Ohio – The repaved section of Main Street in downtown Akron, between Cedar and Mill streets, reopened to two-way traffic this week, and includes an outdoor area designated for drinking alcohol.

The city announced the first phase of the Main Street reconstruction project is mostly finished, with the final touches scheduled to be completed in weeks, including reopening pedestrian access on the west side of Main Street and installing lighting, signs and landscaping. Mayor Dan Horrigan is set to hold a live-streamed ribbon-cutting event on Oct. 15.

Glad to see the improvements moving along with Main Street! It seems like it's been under construction forever! I'll have to stop back in Akron sometime and check it out. I really like how much sidewalk space there is now.

 

I made it down there to Lockview on Thursday just to say I was there for the first day the DORA was open (and Main Street likewise), but I didn't see anyone taking advantage of it.  Not exactly surprising--it was in the mid-50s at most, and more importantly, there was pretty steady rainfall.

 

Incidentally, note for the moment that while Main Street is open, many of the side streets are not yet.  You can't get into the area via University or Church, and likewise can't take State to the parking garage there behind Barley House, above Akron Children's Museum (though you could come in from the other direction, from Children's Hospital, park, and walk to Barley House (easy) or Lockview (not that much more inconvenient).

 

I wanted to come down to the Lock 3 Oktoberfest this past weekend, to see what kind of crowd Lock 3 could draw now that Main is open again and the DORA is there, but the weather was too cold (and it was too late in the day) to take the kids out.  I'm really surprised they didn't start earlier in the day on Saturday; they only went from 7-10 p.m. on Friday, which I could sort of understand, but they also went only 7-10 p.m. on Saturday, which makes no sense, especially in October.

AFAIK there is no streetscape redesign for University and any work on it is beyond its crosswalk at Main Street is just some related utility work. The only streetscape improvements outside of Main Street in (or concurrent to) this project should be the rebuilt State Street bridge.

Akron's Peanut Shoppe reopens after 7-month hiatus during road repairs, pandemic

"The reopening of the specialty retailer is a good sign for downtown, which has been hurt by large portions of Main Street being closed for renovations and infrastructure improvements. Then the pandemic led many downtown businesses to send their employees home to work. Main Street recently reopened, although peripheral work continues."

I'm sure there's a plan I haven't seen for what will become of this length of Main Street near one of Akron's central intersections, but for the moment, I'm really sad to see all the trees along the median and sidewalk torn out.  Heavy machines have been tearing them all out over the last few days.  I didn't know that was in the cards.  Hope they're replaced with something that makes it worth it. ?

I believe that is the next section of Main St to get “the treatment”.  

Its Main Street Phase 2 - from the Mill street roundabout to 59. Construction should finish up sometime in 2022. It will continue with the design features of the first phase.

I can't figure out what's going on with the streets in Akron. Main Street still feels like a highway entering downtown and SR 59 doesn't seem to really be going away?

The OH-59 reconstruction was one of the biggest missed opportunities in this city's development history.  It could be a generation before we'll ever get that kind of capital expenditure approval again and very little changed.  Essentially no land was reclaimed for neighborhood development closer to the urban core.  At least eyeballing it, ongoing maintenance obligations are going to be similar to what they were before.  And the traffic from Howard to Exchange is slowed down just enough to get angry without actually delivering any of the possible benefits of traffic calming, because it's slowed down through areas in which there was no walkable development and still isn't.

 

The reconstruction of the central interchange and the associated reconfiguration of Main and Broadway where they go under the 76-77 merged highway through downtown is a little different, but yeah, it certainly hasn't yet delivered any kind of benefits of convenience or community that I could argue justify the astronomical price tag, though of course it's also not done.  That said, it's eliminated at least one awkward and potentially dangerous offramp into downtown, the base of which used to cross Thornton barely inches before having to merge from the left onto Broadway.
