Condo project to preserve buildings' unique features

Gates of Eden Park 2 will convert 154 Walnut Hills units

When the Cooper building was constructed in 1928, electric elevators and underground parking were considered high tech. And only the most elite families could afford such luxuries.

 

Located on Park Avenue in Walnut Hills, the Tudor-style apartment building was built by Myers Y. Cooper, who served as governor of Ohio the following year and whose construction company still exists today. The structure has served as an apartment building for 78 years.

 

But this month, developers Ed Horgan and Al Merritt will begin converting the 41 units to condos as part of a $25 million follow-up to their first Walnut Hills project, the Gates of Eden Park.

 

The project, called the Gates of Eden Park 2, encompasses two blocks along Park Avenue, including the Cooper building and the Verona building, which dates to 1900. Total investment in the property was $5.5 million....

I think I found them, the address is 2324 Park Avenue, just south of McMillan.

Yeah, but anything that pumps new life-blood into Peebles Corner is a Godsend!  Hell, call it West Hyde Park Luxuryville if you want...the Verona is two blocks from Gilbert and McMillan - if they can really get those units to move at upwards of $300K, that's just WONDERFUL!!!

Both of those buildings are beautiful.  If they do a quality renovation, they should sell and will be a major asset to the neighborhood.  Things are looking up in Walnut Hills!

You know, I've heard great things about the Brewhouse, right at Park and McMillan, but I've never been in there...that's just about next door to these places...anyone ever been?

They recently finished a model unit in 2324 Park Avenue, called the Cooper.  Very impressive product, it's come a long way since the last photo above.  The building has beautiful historic details that the developer has seamlessly integrated with modern floorplans.  The agent says they've sold 10 of the 40 units since they started marketing them in April.  Not bad without a model.

Here is a pic of the outside of the building (if it is the same building as the interior pic above, then wow) I also did some research, these guys own a ton of land and buildings in Walnut Hills, let's hope they keep going!:

WALNUT HILLS - Condo buyers here could get the sense they're in an extravagant Spanish-style villa rather than just a place to select appliances or carpet when they step into this showroom in a building that formerly housed Jones the Florist.

 

Cincinnati developers Ed Horgan and Al Merritt spent $300,000 - $150,000 to buy the 107-year-old structure and $150,000 to renovate it - to convert the building on East McMillan Street as a design selection center.

 

The renovation was coordinated by Cincinnati architect Denis L. Back.

 

"We're using this building as a showroom to showcase all the beautiful things that people can do to their condos," Horgan said....

Yeah, that's it...it's well worth going to lunch next door at The Brewhouse (which is about a notch above good bar food - it's a great place), then swinging by to check it out...

Looks like units in the Verona are now on the market.

The Brewhouse is barely a notch above bar food if you ask me, but the homemade pies are usually pretty darn good.  I actually like the Brewhouse for a friendly/homey desert, but I could care less about the food...  But, its also quite cheap and I've been known to grab a mushroom swiss burger there when I'm low on cash...

I forgot that I had commented in this thread.  My wife and I bought one of the units in the Cooper and have been in about six months.  We had a few workmanship issues with the renovation, but overall we are very pleased.  I believe 38 of the 40 above-ground units have been sold, and the developer carved out 2 "garden" level units in the lower level that are currently on the market.
