Second Lakefront Tower Coming?

Barrett-Lo has made plans for second tower next to The Couture.

The Couture, the proposed $122 million, 44-story lakefront apartment tower, is being designed to have an attached, neighboring tower. Barrett-Lo Visionary Development, the firm developing The Couture at 909 E. Michigan St., is designing the apartment tower and its mixed-use base in a way that will allow for a second tower on the site. Design documents recently filed with the city detail the first tower’s ellipse-shaped footprint on the northeast corner of the site and show an area at the southwest corner of the site that leaves space for the foundation of a second tower.

Milwaukee: The Couture Developer Secures Financing

"Barrett Lo Visionary Development has crossed a major milestone for the The Couture. The firm has secured the necessary private financing commitments to advance the 44-story, $122 million apartment tower according to a statement from developer Rick Barrett."

Cross-posted from Light Rail thread - 44 story Couture apartment tower has secured final financing and will break ground in January. Originally proposed in 2012. The best part about this project is the street level transit center for the Streetcar and BRT transit center. (In fact, this loop of the Streetcar has been held up for a few years because the developer had trouble getting the financing together and the proposed route goes right through this building.) According to the developer, 97% of the ground level of this multi-use development will be public spaces. The second best part is that the ugly US Bank building will no longer be the most prominent skyscraper in Milwaukee’s skyline (although it will still be the tallest).

The Couture, A Downtown Milwaukee Lakefront Skyscraper, Begins Construction After 9 Years Of Planning

Groundbreaking FINALLY happened a few weeks ago on this project which was originally proposed in 2012.  Lots of great info in the article.  Some highlights:

When the construction is finally completed, the building will have 44 stories, 322 high-end apartments, around 4,300 square feet of restaurant and shopping space and a transit concourse on the street level. The entire construction project is projected to be completed in 2023, but the transit concourse is expected to be done sooner and help expand Milwaukee’s downtown streetcar. “In June of 2022 when the transit concourse is done, we’ll finally be able to run lakefront loop of the Hop,” Daykin explains. “That’s been awaiting the transit concourse because we have tracks that run down Michigan Street off of the main line, we have tracks that run Clybourn Street parallel to Michigan that run down the main line and where do those tracks connect? Right through the transit concourse.”

The lakefront loop of the Hop isn’t the only project The Couture has unlocked. The city of Milwaukee has proposed developing a park across Lincoln Memorial Drive from The Couture and building a pedestrian bridge to connect the lakeside park and the new skyscraper. Daykin says the city is looking to fund this project mostly through private funds, which it can now look to raise as The Couture has finally broken ground.

“[The park] would tie together both The Couture, Discovery World, you’ve got the Milwaukee Art Museum in that location and then of course, you also have Maier Festival Park where we have Summerfest and Irish Fest and all those other great festivals,” he says.

I’m in the good land of Milwaukee this week and I’m staying just a couple blocks from everyone’s favorite coming-soon streetcar station, the 36-story Couture residential mixed-use high rise. I grabbed some pix and was relieved to see both progress and active work. 
 

Maybe this several years old station will finally see use:

This place is going to have great views of Lake Michigan and is close to the Calatrava designed art museum and the science museum (Discovery World).

I’ll be in MKE next week - hopefully I get a chance to pop over and some first hand looks. Very curious how the streetcar station under Couture is coming along.

I was in Milwaukee the last week of August and I visited some of the new development sites, including Couture. This one is particularly exciting with the Streetcar running through the first floor.

The Neutral Project selected to build $700M project on Marcus Center parking site

 

The city of Milwaukee has selected Madison-based The Neutral Project to redevelop the city's Marcus Center parking garage in a $700 million project slated to include the tallest building in Wisconsin and the tallest mass timber tower in the world.

 

Up to 750 housing units, 90,000 square feet of office space, 40,000 square feet of retail space, 300 hotel rooms and 1,100 structured parking spaces could be included in the project, according to a Wednesday announcement by the city. The city owns the site and leases it to the Marcus Performing Arts Center.

 

The Neutral Project was among three developers to respond to a city request for proposals to redevelop the site at 1001 N. Water St., which has long been seen as underutilized. Milwaukee development firm New Land Enterprises, which is known for its Ascent mass timber tower in downtown Milwaukee, also submitted a proposal for the site. The third respondent has not been identified.

The Neutral Project proposes $700M development in Milwaukee

 

A Madison developer unveiled plans for a $700 million development in Milwaukee, which officials said might become the tallest timber building in the world and tallest in the state.

 

The Neutral Project was picked to redevelop the Marcus Performing Arts Center parking garage at 1001 N. Water St., according to a news release from the City of Milwaukee Department of City Development. The city chose the developer in a request for proposals for what will happen to the parking structure next. The city has been trying to redevelop the parcel for more than a decade.

 

“Designed by MGA | Michael Green Architecture, a global leader in mass timber buildings, the project could include the tallest mass timber (building) in the world and the tallest building in Wisconsin,” officials said in a statement.

 

The developer proposed to build multiple mixed-use buildings with a total investment of over $700 million, officials said. The project will span several phases and will include:

  • Up to 750 residential units
  • 190,000 square feet of office space
  • 40,000 square feet of retail space
  • 300 hotel rooms
  • 1,100 structured parking spaces
  • Public plazas and walkways
