November 28, 200717 yr ^ Blinker, or anyone else, what stretch of Euclid is subject to form-based zoning? Are the requirements primarily 3 stories fronting the avenue? Does the height requirement vary based on what stretch of Euclid it is (more stories required as you approach the CBD)?

There are looser requirements for Carnegie and Chester, which are also in the overlay district. November 29, 200717 yr Okay, so now I am really confused (by oengus1963's post). Does this mean that the new construction on the vacant lot fronting Euclid is not going to happen (see the pictures at the beginning of this thread)? I was under the impression that the law firm was going into this new building. The rehab I was asking about (including the new floor) is behind the vacant lot and does not front Euclid. It is now suggested above that the law firm is going into the rehab (although another poster suggested the building was being rehabbed for the Center for Families and Children). Again, is the new construction at 4600 Euclid going to happen?

I have a hard time looking past the following things: it's gated off from the city; it looks like it should be surrounded by trees within some suburban office park; it greatly discourages workers to venture out onto Euclid Ave. Do these issues not bother the urban designer in you? What redeeming qualities do you find in this building? I'll admit that the building itself (*not* the site) is a breath of fresh air along Euclid and/or Chester. The bluish-green glass along with the "radar dish" crown sets it apart from the more somber surroundings. However, those positives are really outweighed by the fact that it's surrounded by ashpalt and flimsy fencing. The construction project will maintain parking on the first three floors of the structure and convert the 15,000 square feet of space on the fourth floor into the beautiful new offices of Cowden Humphrey, which is presently located in the Terminal Tower. Some of the amenities will include conference centers, work-out facilities and a driving range. November 29, 200717 yr ^Am I crazy, or does the photo they include with this blurb have nothing to do with this project? Not a knock on this project at all, but it sounds kind of weird- until the 5th floor addition, this is gonna be turned into three floors of parking with one floor of offices on top?
November 29, 200717 yr ^Well, I think they have serious plans of constructing the office building, that we discussed earlier in this thread, infront of the building. Therefore, the site would call for additional parking for the new office building. When I saw the plans for so much parking in the building, I was actually relieved knowing that they are going ahead with investing in more parking space for future. They must have definitive plans in place.
November 29, 200717 yr ^^ I think the majority of the 5th floor addition would be completed by the time the law firm would be occupying the 4th floor. Could you imagine how loud it would be adding another floor directly above yours? They are putting a new roof on our building right now and it is noisy as heck on our top floor right now. I couldn't imagine attorney's putting up with that.
