    Reviving this thread after a while… the old Newton D Baker site is closing as part of CMSD’s school closures. That’s a pretty big parcel that could be redeveloped in the heart of the Kamms neighborhoo

I get that they are probably adapting the existing Kmart structure for this, but man if they just had the stores lining 150th/Lorain with thr parking behind it, it would make such a difference. The shops in Kamms proper all have that and it makes the street feel so connected.

If I recall correctly planning commission was hardly in love with this re-vamp but approved it any way given the alternative (vacant store for years to come).  The council rep was very supportive but I got the feeling that it was mostly because the neighborhood was tired of the blight.

An unusual proposal to rebuild a vacant, one-story medical building in Kamms Corners with renovated offices and a restaurant topped by apartments and crowned by a swimming pool won final approval from Cleveland's City Planning Commission Sept. 3.

 

SSA CLE, LLC plans to convert the 1954-built, 7,300-square-foot Riveredge Medical Building, 17730 Lorain Ave. into a mixed-use structure over the next year. The building is located across Lorain from Fairview Hospital. SSA CLE acquired the property in 2019 for $375,000, county records show.

Bravo!  Much more of this in abandoned Cleveland buildings please! 

I'm surprised they aren't demo'ing and starting from scratch.  Plus, apartments with an indoor pool and rooftop terrace?  This project is really surprising and unique to me- in a good way.  Cool.  

Pretty cool in itself, but even more when you factor in the owner will be moving into the penthouse unit himself. Can't think of any better way to show confidence in the city/neighborhood as a whole, and his project in particular.

I do like how the Aldi is at the corner of the property closest to the West Park rapid - makes redeveloping that area into a 15 minute neighborhood a bit easier.

The Starbucks should be built to the corner with the drive through behind it. The Aldi could be closer to the sidewalk too.

Sadly, despite the presence of a rapid station, this is one of the least walkable stretches of Lorain Rd. (through Cleveland, at least) no matter what they do at this site.

Unfortunately, most of the Red Line's stations fall into that category.  The only stations that are in walkable areas are Mayfield Road, Cedar-University Circle, Downtown and West 25th Street.  That is what happens when a transit rail line is located along railroad lines.

I love it. Especially the Big Lots and the Starbucks. I purposely try to shop within the city limits whenever I can. I can’t think of another big lord in the city. And I’m always at a Starbucks lol, so I will be here. And I’m sure people in the area are gonna use this shopping center as well.

Perimeter fencing has been installed  around the old KMart and the Marquard building.

The Rapid station sorely needs to be moved directly onto Lorain. Much like the Little Italy station is on Mayfield.

Great News about the Oswald Kamm Building in Kamm's Corner's 

 

WPKND is excited to share that plans to update the Oswald Kamm Building at the corner of Rocky River Drive and Lorain Avenue are underway. Plans will align the building footprint more closely with its historic layout with the demolition of the rear addition and outdoor tiki bar. West Park area developments emerge

While big developments in and near Downtown and University Circle continue to be announced, a lot is going on in other Cleveland neighborhoods, too. Among those seeing activity are the West Park and Bellaire-Puritas neighborhoods, with new market-rate housing, jobs and educational projects planned. All three investments are critical to keeping Cleveland’s westernmost neighborhoods fresh and vibrant, said their City Councilman Charles Slife, of Ward 17.

West Park building form is truly a mystery to me. It's like every building there tries to be urban while at the same time being as anti-urban as possible. They surely won't shake the "suburb in the city" mantra any time soon with developments like this.

In a significant project in Cleveland’s Kamm’s Corners neighborhood, a phased expansion of Cleveland Clinic’s Fairview Hospital, 18101 Lorain Ave., is in the works. The project is proposed to start by replacing older structures with new ones on the hospital’s North Campus. After those new structures are built, three groups of older structures on the South Campus will be demolished and their land redeveloped with future hospital facilities. The group of three structures are the seven-level Groveland Avenue parking garage, attached medical office buildings and, across Lorain Avenue at the North Campus, the Moll Cancer Pavilion.

It is nice to see some redevelopment and job growth. But it's a shame to lose housing in such a nice stable city neighborhood.

I guess I am not really up to date with the terms out there, but does affordable housing mean CMHA, sec 8, rate based on income, or just plain cheaper than market rate?

I don't want rta thinking too small with these TOD projects. trisket, west park, west blvd can each support major projects with several hundred housing unit

i hate to say it, but i think set back off the street is better than fronting the street because afaik there is no way to make big box shopping plazas appealing.

 

at least the abandoned eyesore kmart lot will be reactivated and it will be very useful. this is why steelyard is the best i have seen and experienced because its site is out of the way.

 

even out here in ny with an urban as it could get mall style, that is, with the big box stores stacked on top of each other and a parking garage, its still a bad street face — ie., behold bronx terminal mrkt:

this seattle example is lowrise too, so its more reasonable to build.

At a community meeting this evening at Fairview Hospital, Cleveland Clinic Foundation officials showed five design options for developing a new clinical building containing the Moll Cancer Center and medical offices plus a new parking garage on Fairview Hospital’s North Campus, north of Lorain Avenue. While there were some variations in the scale and shaping of the clinical building, the greatest difference between the options was where and how to construct a new parking garage or three.

Cleveland Clinic may reduce size of proposed buildings in $150 million refresh of Fairview Hospital

CLEVELAND, Ohio — After hearing residents’ concerns, the Cleveland Clinic says it may reduce the size of its $150 million construction project to refresh Fairview Hospital’s campus on the far West Side of Cleveland.

 

The Clinic during a community meeting Wednesday night shared two options for the possible layout of its new medical office building, cancer center and parking garage structure on the north side of Lorain Avenue.

 

The Clinic said in late 2023 that Fairview Hospital’s seven-story medical office building, the two-story Moll Cancer Center and 700-space parking deck — all built in the 1970s and 1980s — will be razed and replaced.

Three vacant drugstores, three possible outcomes

In Councilman Danny Kelly’s Ward 11 on Cleveland’s West Side, there are three vacant drugstores. Each is facing a different potential outcome. A former CVS on Madison Avenue at West Boulevard may be replaced by a fire station after a gas station was rejected by the neighborhood. An abandoned Rite Aid at West 117th Street and Lorain Avenue may become a senior center. And a vacant Walgreens at West 130th Street and Bellaire Road could turned into a supermarket with a gas station.

Although a conceptual plan for Fairview Hospital’s North Campus $150 million redevelopment won unanimous support from Cleveland Planning Commission on Friday, commissioners attached a few conditions to it. At the same meeting, the commission also recommended that Cleveland City Council approve rezoning the hospital’s properties with a more appropriate classification. The hospital is located at 18101 Lorain Ave. in Cleveland’s Kamms Corners neighborhood.

@KJP no more updates on the Fairview Hospital project?

Reviving this thread after a while… the old Newton D Baker site is closing as part of CMSD’s school closures. That’s a pretty big parcel that could be redeveloped in the heart of the Kamms neighborhood where houses are selling from 250-350k.

Combine that with the vacant Ken Ganley Dealership on Lorain and you’re looking at close to 9 acres. That’s a real opportunity to add new housing and amenities in Kamms.
