    Reviving this thread after a while… the old Newton D Baker site is closing as part of CMSD’s school closures. That’s a pretty big parcel that could be redeveloped in the heart of the Kamms neighborhoo

I mean what I've gathered from this thread is that there IS some development in Kamm's, just not as much as it should be. It should essentially be compared to part's of Lakewood in terms of how well it's coming along.  But look at what the local politicians are talking about, it isn't much other than the standard talk. Kamm's hasn't shone like it should because of a lack of care from those in charge. It is a middle neighborhood now, on the brink of decline unless it receives some attention. But there are still a few gems in terms of businesses for sure.

That’s what I’m concerned about. Kamm’s has a lot of things that can be capitalized on but if nothing is done, decline can happen

These are just two places and ideas I think would really add to the fabric of WP and give it more of a destination feel.  These are completely out of my own boredom and please do not roast me I am still learning how to use photoshop lol. I have also made an attempt at a master plan on google maps as well, but thats mostly out of self-interest of mapping out my own ideas for WP, so it's probably not be of interest to anyone else.

New animal hospital renderings were in the Kamm's magazine.  It says it got design review approval but I don't see an agenda posted on the website.

I heard Arby's was taking over the old Steak n Shake, but I agree that a park would be better.

Kamm's magazine is probably put out by one of the local print media companies - a little bit of editorial content, then the rest of the stories are "pay to play". Most suburbs have similar magazines that come out once a year, or in this case for a fairly identifiable city neighborhood.

Google Maps does show an Arby's at the address in place of Steak N Shake.

Arby's has pulled themselves out of that location, it has since been confirmed. It was listed on their website and no longer is. Therefore, turn it into additional parking and a small park. 

Also everyone, I have started a petition to see our historic Kamm's Building saved from further neglect. The owners have simply asked way too much for rent and have squandered every chance for a small business to succeed there. Its time leadership steps in and figures out the viable alternative (which I believe is additional parking and a small park). Here is the petition if anyone is interested: http://chng.it/mNbbBNQt

I honestly thought that might make a nice smaller market or something like that. But Im not particularly sad to see it go. Defintely need to get along with demoeing pretty much that whole section of Lorain besides the Marquard Building and Funeral home.

Hearing (but not confirmed) that part of the former Ohio Pipe Supply building may be demolished or rehabbed. This is unconfirmed but there has been a clearance of the bushes and small building. Also there are trucks and dumpsters on the site.

No permit applications were filed for this property. However it was purchased on Aug. 31, 2020 by HEBA, LLC for $388,500. Their tax bills go to Wael M. Hamad, 3300 Dover Center Rd., Westlake. The incorporator of HEBA LLC is Danny Andrich of Andrich Insurance Group, 19303 Lorain Rd., Fairview Park.

Commercial permit filed for former Harley Davidson building at 14550 Lorain Ave

Curious what this is for. The "offices" for the former Michael Ray Auto Group at this location measured about 1,000 square feet. It was next to a small, two-bay repair garage. But that used car dealership has permantently closed.

There were rumors that an international market was going in the building. But this is unconfirmed.

I thought WPKND announced that in like 2018, but I believe the owner has changed since then. I have no clue what their plans are, I remember seeing christmas trees in the windows one or two years ago and then all the sudden it had paper wrapped all over the windows. Interesting developments on Lorain lately...

@nate Turns out it is for a Commercial Drivers License driving school, called Ctown Driving School. Look up the same record number above again -- B20023829. It's been updated.

 

I wonder if RTA gave them permission (after some $$$) to use their bus driving training area in the back lot of the West Park Rapid station property. There's a faux street grid back there for RTA bus driver training.

Pretty disappointing given CSU's study which suggested TOD on that site and the parcels around it. But disappointing has been West Park's game for some time now. 

Another thing... and I'll throw in this disclaimer: this is a totally unsubstantiated rumor that I discussed with another WP resident.

He says the Marquard Building (14741 Lorain) is going to be demolished when the leases are up for the residents. He claims Walmart is looking to build on the site. His source is apparently someone who lives in the apartments. The owners of the Marquard Building are separate from the owners of the Kmart lot, but both reside in NY.

Looking at property information for this site, it does say the rental registration is about to expire. I don't see why or how this building would need to come down for ANYTHING to be built on the Kmart lot, its massive. On top of the fact that this is a historic building that should be preserved. The Marquard Family ran their real estate business out of the building in the 1920s, and the family mansion on Triskett was destroyed in 2019 after years of neglect from the church next door. 

IF these rumors turn out to be true, it will be another tragic loss for West Park. I would say its even a building worth fighting for. I will post here if I hear anything else related to the matter.

It wouldn't shock me, we're in the middle of a Walmart blackhole here (that's not a bad thing).  Two Target stores within 5 minutes, but the nearest Walmart is 15 mins away.  Between Lakewood/ Rocky River/ Fairview and WP the population and demographics are there.

That lot might be still be too small for a Walmart, even if they demolish the entire plaza and the Marquardt building.  It would be just over 10 acres, but all the Walmarts that I'm seeing around the area appear to be 12+ acres.

Could this ^^ be related?  I think It's adjacent to the plaza.

I want to reiterate that this is all speculation. That being said, It could be, but there's no way of knowing because whoever is doing the work on that site hasn't filed for any permits whatsoever. Nothing on the plaza parcels either. I bet Walmart could pull it off with 10 acres, but I don't even want them in my neighborhood. It will result in another suburban development pattern, destroy a decent building with historic value, and overall not be beneficial to the neighborhood. The lot needs to be redeveloped for housing and mixed use with buildings close to to the front of the street. WPKND has previously said they are looking to encourage more pedestrian oriented development. If the rumors are true, I'd hope to see them fighting against this with the developers. A Walmart would do fantastically well in that area as far as sales/numbers are concerned. As noted, it has the population in and around the neighborhood to support it. If true, I’ll shop there when I need to go to a Walmart 

I've got inquiries out there. I hope to find out something in the next couple of days.

Cleveland Public Library West Park Branch is poised to be restored to its former glory along while receiving modern upgrades to serve patrons for many years to come.

Original architect was Walker and Weeks. Vocon is leading the renovation. 
 

Highlights of the planned renovations include removing the dropped ceiling that was added in the 1970s and restoring the original vaulted ceiling and dormers, which will flood the interior with more natural light. Access to the building’s lower level will be improved through the addition of an elevator, while a new central staircase will create a striking vertical space.

Furthermore, the original entrance on West 157th Street, which was closed in the 1970s, will be reopened to offer a gracious entryway and improved pedestrian access. An accessible pathway from Lorain Avenue and an RTA bus stop will lead to this entrance, ensuring the library is easily accessible. The aesthetics of the branch, meanwhile, will focus on open, light-filled, flexible spaces with additional meeting rooms, an improved children’s area, and modern amenities, all to bring West Park into the future while simultaneously returning to its roots.

4406 Rocky River Dr. (middle) has pending demolition permits. It's a shame because it's actually a decent house still, but Chambers funeral home owns it. Wonder if there's any plans for expansion or if it will just be another vacant lot.

Also per Councilman Brian Kazy, a new "Autism Awareness" mural will be installed in March next year on Puritas Ave. He said it's just west of 161st, and yet I see no connection between the two roads on google.

Funny that I couldn't find this given its proximity to my house. I think it has to do with it being closed off for the Allied Tool factory. Ive been doing monthly trash picking under that bridge, as it gets pretty bad. Should be refreshing to see more art under the bridge!

It figures. Lots of WPers love to talk like everything’s a sure thing. The only thing i’m sure of is it’s going to sit for a few more years at least, before there’s any movement.

I guess i’m the only one who thinks this is a really horrible idea. There doesn’t need to be fast food in the main business district. Could’ve been turned into a small park or green space. Anything but fast food, especially an Arby’s.

I too think this is a horrible idea. The Kamm’s neighborhood could be the next Gordon Square or Ohio City. Instead, it wants a economy based on minimum wage workers selling sandwiches to each other. Just a few miles north, Lakewood, which has a similar demographic and housing stock, is a hip trendy community. Kamm’s needs to tap into that.

Not gonna be stopped unless there is a vocal majority. Im really losing faith in leadership here.
