Yeah, I'm not that sad.  Brooklyn is an established suburb and we need to keep those viable as part of the fight against outer ring suburban and exurban sprawl.  Not to say it wouldn't have been nice if they had consolidated Downtown.

Given the political field-of-play regarding health insurance, I'm not sure we should criticize any board or health insurer for not building a new HQ.

In time I think they AG will regret downsizing to an office building in Westlake and not downtown or a reemerging neighborhood like Midtown, D-S or AsiaTown/Midtown.

Looks like they’re finally starting to fix the broken windows in the Rose Building today. Over the last few weeks the brass work on the entrances has been polished and the scaffolding is still up as they refresh the facade. Hopefully it will all be looking good again and ready to receive more office workers soon.

The decision for Medical Mutual of Ohio to abandon its downtown Cleveland headquarters for suburban Brooklyn was apparently less of a strategic move and more of a matter of which city’s public incentives got used first. And according to a local real estate insider, it was a short-term decision that could end up biting the Fortune 1000 company and downtown in their hind ends in the long term.

Gotta admit that is one good looking building.

The Rose would make for a great conversion into apartments. Great location close to Progressive Field, on E. 9th, a couple blocks from Playhouse Square.  I think the building has a future if they choose to sell it to a developer.

 

As for Medical Mutual- they might not be in Brooklyn for much longer than required if there is no “bad blood” between the company and Cleveland. They may end up realizing the move was a mistake and end up coming back in some form in a few years; in that case, they may choose not to sell the Rose. That may me just wishing, but I guess we’ll see.

Totally agree that it is a beautiful building, one of the handsomest downtown. If it's turned into residential l'm not sure how successful it will be, at least initially due to competition from the Millennium project and the old SHW Landmark space. Then again, the Rose building may jump to the head of the line because of its smaller size. The only thing l worry about is where the top is in downtown residential. I don't think anyone knows at this point. 

 

Aside from potentially adding another conversion as a plus l think losing another office (and headquarters to boot) is a net lose for downtown.

I don't think filling it would be an issue. Ever since the pandemic ended and the amenities that people moved downtown for opened up, vacancy has been below ten percent for residential. 

Worked at MMO for 35+ years.  Interesting builing.  Large floors, like May Co.  Some fantastic views of E 9th and Prospect, and some alley views.  Plenty of room for amenities on the first floor.  Wonder how they would slice it up.  The annex floors do not line up with the Rose floors.  It always amused me that 3 Rose was higher than 4 annex.  The annex is pretty nondescript and could be marketed as less expensive apartments.  Have at ir!

I currently live about 150 feet from this building, at least for another month. I always felt like a "City Target" would be perfect in the retail portion of this building. Trader Joes or the "Market Meijer" would also be nice. It will be interesting to see how much of the space is dedicated to retail and if they can attract a large tenant. A Target type store with homewares and cheaper clothing would be an absolute game changer for Downtown's livability and appeal to prospective residents. It would be even nicer if they were condos rather than apartments, but that will come in time.

 

Regardless of how the retail is utilized, it makes me very happy to see more housing in Downtown, and furthering Cleveland's reputation as the nation's best at converting offices to housing. Not to mention how refreshing it will be to see that gorgeous building being used again!

I hope Ken does an article about this soon.  I have many questions about this "developer" including whether they have the experience and resources to pull this off.  Also wonder if Cleveland Construction will just be doing the proposed reno work or are actually equity partners.

Very happy to hear this.  I was worried this building would sit empty for 5 or 6 years with no news. 

 

Hopefully this and the Ten60 apartments can add more foot traffic to the area on days we don't have any games going on.

The Hampton Inn on Superior two blocks north of the Rose Building was bought by Spark GHC some time last year. Part of the joint venture, Spark Hotels, also manages multiple suburban hotels. It looks like it includes IHG and Marriott brands. GHC (Green Harvest Capital) is focused on "B & C multi-family assets in Cleveland-Akron-Canton North to South corridor." 

 

A Rose building redevelopment with a boutique hotel brand would seem to be higher end than the rest of their portfolio up to this point. Its good to see newer local development teams get involved with downtown conversions.

Always glad to see a new local firms getting involved in Cleveland's redevelopment.  That said, and not to be a Debbie Downer, I am a bit concerned about their lack of actual development experience (at least from what I can tell from their website) and especially renovation experience which is its own animal.  Some of those fears are mitigated by the involvement of Cleveland Construction which has lots of historical reno experience.  But they are not the owner.  I guess I am still smarting from recent events surrounding Centennial and the Rockefeller Building where high hopes are now in limbo

In their favor is that fact that the building is already in good shape.  The shared elevators in the connector between Rose and Annex were replaced in 2021/2022, Rose's water pumps were rebuilt within the past couple of years, there was some major replacement of steam pipes in the basement, and as far as I know there aren't any hazardous materials to be abated like asbestos, lead paint, etc.

Yea, Medical Mutual took good care of the building, so that's a huge plus.

Sorry, we're not allowed too many coffee shops/restaurants downtown that are open past 5pm or on the weekends. Despite there being 20k people living there lol.

Something like this would be great for that corner. Right next to 2 of the nicer hotels in the city, across from the county HQ, and a few thousand residents in a 5 minute walk.

Should the title be Rose Building Renovation?

Since there are so many professionals in here as well as those that are in trades and specialty trades I wonder how much it would cost to wire this entire building for Internet with CAT 6 type cabeling. This would require wires to be ran to each apartment and hotel room with servers and networking equipment in a main networking room. Would be curious to know how much just that type of work (not to mention, plumbing, HVAC. etc..)

Thank you for the synopsis! It made me listen to the entire podcast. Had to look up what the current industry understanding and use of “Branded Multifamily Project” meant: https://www.bdcnetwork.com/hotels-extend-market-reach-branded-multifamily-residences.  Sounds like Kasouff’s long-rumored W Hotel/Apartments at Erieview?  Anyway…The Project Scarlet project sounds solid but appears there is some more financing to secure. I wonder if they applied for the final FY 25 TMUDs that just closed on Friday. For that matter can’t wait to see who else applied!!!

I heard a few months back that they were preparing to apply for a TMUD.

Rose Building and the neighboring Sloan Building won max historic tax credits today

Apartments are apart of this as well? I'm excited for this project! Hopefully they can fill the ground floor space quickly.
