Still on track for end of the year (but probably early next year) groundbreaking

 

I heard the same, which is great news. But just knowing what remains to be done, I honestly cannot see a groundbreaking any earlier than April. I feel like a 2017 groundbreaking would be a miracle.

Playhouse Square Foundation, owner, proposes to construct a new 318 unit residential apartment building and a 550 space parking lot in a G5 General Retail Business District. The owner appeals for relief from the strict application of the following sections of the Cleveland Codified Ordinances:

1. Section 357.08(b)(2) which states that a 193’ rear yard is required and 0’ proposed.

2. Section 357.09(b)(2)© which states that a 97’ interior side yard is required and no interior side yard is proposed.

3. Section 353.01 which states that 250’ height limit is permitted and a 385.5 foot tall building is proposed.

4. Section 355.04 which states that the maximum gross floor area of the proposed building cannot exceed 1 ½ lot area or in this case 65,500 square feet allowed and 597,321 square feet proposed. (Filed October 10, 2017)

Yeah, they still have some par-for-the-course zoning hurdles to overcome... but the financing is - or at least very much appears to be - well settled and ready to roll.

 

In sum, the money will not be an issue and this project will move as fast as city bureaucracy lets it. In this case, I actually like the City slowing it down a bit to ensure that the street-level space is used properly.

Agreed. Get the street right, that's the most important thing.

Is it a bit odd to anyone else that there's no official name for this tower yet? They're going to have to start marketing it at some point, and I would've thought they would have settled on a name at the same time as the design. Or maybe they're saving that for a future marketing push?

- Drama Heights

I was talking about that this weekend...

 

I went and saw Hamilton in Chicago and MY LORD does their theater district pale in comparison to ours. Not only the locations, but also the decor, seating, facilities, efficiency. It really made me realize I was taking PHS for granted. And compared with some of the major errors of judgment we've had as a city, holding onto Playhouse Square is something to memorialize. You're spot on KJP[/member]

I've always wondered why PHS doesn't partner with CSU and have a world-class theater department, just blocks from each other.  CSU could even contribute to the district by building a real theater on campus.

I went to CSU.  Not sure about right now, but back then the theater department certainly wasn't world-class.  There were always collaborations, but PHS should have the power to drop some top-notch faculty and students from around the world.  I just think it's untapped potential.

It seems like a good grant writing exercise in getting a handsomely endowed chair for the department.

Like, when my mother moved to Cleveland in the 1950s, she lived briefly at the Alcazar Hotel in Cleveland Heights. It wasn't very nice back then, so its residents called it The Alcatraz.

I'd name it play-tower-square... but not really because the name doesn't ring...

As long as it doesn't have the words "The Residences at..." in the name I'm fine with whatever.

Authorizing the Director of Capital Projects to issue a permit to the Playhouse Square Foundation to encroach into the public rights-of-way of Euclid Avenue, East 17th Street, and Brownell Court by installing, using, and maintaining an entry canopy, apartment balconies, a building overhang at the northeast corner, and an earth retention system with tiebacks.

All the steps it takes to just build a canopy, and encroach on the public right of way... Small steps, but yet it is progress...

I hate that in the back of my mind this is EXACTLY the thought I have every time I hear good news about the time-frame. I guess it's just the Clevelander in me.

^ I'd love to be proven wrong.  But from what I understand there is still a bit of a gap in the financing for this deal.  This is second hand info from semi-reliable source so take it with a grain of salt.

Early articles stated that they were pushing for a late fall groundbreaking. I'd believe that it just may had been possible.

In this stagnant, low-rent market, I will be grateful for any new high-rise construction, regardless of when it happens. I'm just overjoyed they found a creative way to move past the development barriers, no matter when it starts.

In speaking with Columbus developers the average apartment rental price per SF is $2 for new construction, basically the same as Cleveland's. You would probably consider Columbus higher rent though wouldn't you. This downtrodden Cleveland attitude runs from this forum all the way up to banks and developers regardless of how true it is, or how other places that are seemingly growing compare favorably to our situation...

To piggy back on my comment above, we have landowners here in Cleveland with significant holdings in the central business district that are so afraid of doing anything other than sitting on their surface lots that it's limiting the growth we can actually attain. I am not talking about the Warehouse District parking lots by the way. Think in the areas SE and North of Playhouse Square along Prospect and Chester/Payne respectively. With the size of their holdings the risk is very low and out of pocket cash insignificant, yet due to skepticism and overall malaise of longtime property owners in this market, they're unwilling to make even the slightest efforts to create a more vibrant urban landscape, even when they could be shoveling mounds of cash into their coffers.

To me it looks like some kind of lower-resolution LED screen.  The daytime renderings show the building exposed, as if you can see through the screen.

On the plus side, the upper three levels of the garage's Euclid Avenue side will be faced by perforated metal panels designed to evoke theater curtains. At night, Playhouse Square would flood light the metal curtain with images and graphics related to ongoing shows in the district.

Retail is great, but it's that Euclid Ave garage entrance that really needs to go.  That thing is going to be a serious pedestrian safety disaster.

Not only that, but it can cause quite the log jam. Euclid is only one lane there.
