Does anyone have any idea as to why the verticle white strips are only on the east and south sides of the building; those being the sides facing away from the downtown area?

I'm going to take a guess and say it's because you can barely see it from the west side because of the surrounding buildings. East and South side are far more visible.

Once the residential floors and roof are completed, the mechanical mezzanine can be built. Looks like the penthouse residential units will be a little taller than the lower residential floors. As mentioned before the mechanical mezzanine looks to be at minimum a few stories tall. Completion of that will allow for the final height of this project to be viewed as compared to the rest of the skyline.

Drove down Kinsman towards downtown this afternoon. The view of this building from close to where CMHA is headquartered definitely adds to the skyline. I'll snap a pic the next time I'm around there.

I missed 1&2. Thought that was one tall first floor at first glance. Didn’t count the top floor if it didn’t have a roof. #31. This’ll be the coolest building downtown nonetheless. High rise balconies are $$$$. Manhattan stuff.

The height of the surrounding buildings makes this building much more prominent. It's only about 50 ft taller than the Beacon for comparison. As a general rule 400ft and above in order to make a significant dent on the skyline.

The back side of the Keith is rather ugly. That's the side that should have been blocked with a modern building.

Lets just hope they don't use those balconies to hang their cloths out to dry.

Definitely.  Need a taller Hofbrau Haus or Greyhound station -- or maybe build on one or both of the parking lots at Chester/E13th.

There are quite a few windowless blank facades in downtown that used to be obscured with other buildings that were razed  that need to be rebuilt on those locations to improve the aesthetics of the city imo.

They would’ve had a much harder sell selling potential renters on that view.  It’s not so much the back of the Keith Building as what is immediately behind it.

Jersey City for the best view of lower Manhattan at least on the Jersey side.  I’m surprised Newark’s on the list, except that it has been underpriced and undesired compared to other cities near NY.  In Cleveland’s case, I think it’s much more complimentary being on that list.

I'm pretty sure there was never anything blocking that side of the Keith Building, but they likely thought that something would be coming along when they built it to cover that backside.

I toured The Lumen tonight and DANG is this building a beauty.?


The views from the upper floors (the highest we went was 29) are absolutely stunning, and the lower levels peek directly down Euclid Ave into Playhouse Square, with views of the Chandelier and theatres.

 

The units are slightly small IMO but the massive floor to ceiling windows, natural light, modernity, and perspectives of the city definitely make up for it.

Those open floor plans and tiny kitchens with no storage.  ??

^ I'm not a big fan of open floor plans either.

Unfortunately this is what most "new-build," urban high-rise, developments provide.

It's not just multi-family housing.  All new housing and some renovations are all open floor plans.  It's the HGTV effect.

A few other interesting pieces of information / picture updates / observations of the project:

 

-The 5th floor is entirely the resident amenity lounge and connects directly to the outdoor terrace (with a pool, dog run, seating areas, and trees to divide it from the adjacent parking garage).

 

-The ceilings in the lobby are SUPER heigh and I’ll be really curious how this space looks when finished. I bet it’ll feel really grand.

 

-Someone asked how much rent will start at but I never heard an answer, so still TBD I guess. I’m sure it’ll be a pretty penny though.

 

Overall I’m really impressed with this place. The upper units will be popular for their dramatic skyline and lake views while the lower ones make you feel “part of the action” hovering right above Euclid and being closer to eye level with the PHS signage, chandelier and marquees. Interiors, while on the smaller size, do feel cozy and have nice finishings. Nothing crazy luxurious but doesn’t seem cheapy either.

Just so everyone knows:  when quoting a forumer to make a comment on a post, especially a post that has a lot of pictures, it is not necessary to quote all of the pictures.  It takes up a lot of space.  Just delete the pics out and make your comment.  Thanks.

I wish they would’ve placed the pool and outdoor lounge on top of the garage overlooking Euclid. Not sure why they want to hide it in the back.

Have to agree with you about the lower level apartments, at least the units facing west.  Probably the best feel and views of any lower level units downtown (along with those in the Terminal Tower facing the square).

On the other hand, the pool will see more sunshine to the south, where it is spaced further from the shadows cast by the Hanna (and the Lumen itself).

The unit you toured? Was is a 1 bedroom? I just wonder how big the kitchen will be in the two bedroom units.

Don't like the ugly view of the roof of the Keith from the top floors. Better to stay below it I think. Love the view of the theaters!

 We got to see several different units, including both 1 and 2 bedrooms. I *think* the image I shared was from a one-bedroom. The 2 bedroom kitchens overall might have been slightly bigger, not a significant amount though. It seems like there are a couple floorplans for each unit type so some may be smaller / larger than others but overall don't expect anything much more massive than what is shown.

Sunshine would be a compelling reason.   Also, I don’t know if it would be an issue here because of the building height, but I do know that other central city residential buildings have tried to position outdoor pools so that nearby buildings do not have an overlooking view.
