There are caissons.....I was just going thru old pics and the mat was poured a year ago.  Mat over caissons

And it occupies the nicest intersection in Cleveland looking west down Euclid and Huron. I like the  triangular intersections that Huron creates here and also Prospect.

I'm amazed how quickly this thing went up. What a way to close out the decade that began with the E@Y building.

The matt was poured on top of 9 Caissons.  The Caissons were roughly 185' deep.  None of the steel ties into those caissons however.  The caissons were for a counterweight effect of the matt.  Think more stability for the matt.  The matt is actually the support for the building.

And barring some unforeseen  national/international catastrophe, there’s every reason to believe it will be the Roaring 20’s in development in Cleveland this next decade.

A fair point but the Gilded Age is generally considered the era from the 1870s to 1900, not  the 1920s.

From a construction/development  perspective, I think most of us would be ok with the kind of decade that produced the world’s 2nd tallest building at the time, not to mention the Ohio Bell Building, Public Hall and one of the main buildings of the Cleveland Public Library.

California isn't doing a very good job this time around with their tent cities. This could happen here and elsewhere as a common occurrence  if this trend continues … but I'm veering off topic.  

I had the opportunity to see The Lumen at full height this afternoon as I merged with I-90 East off 77 North... Impressive! It really does pull the skyline eastward and connects well with Rhodes Tower at CSU. I love the contextual fit and anticipate it getting even better when completed and the surrounding buildings and sky are reflected in the glass curtain wall

We really have to give PHSF their props. They've magnificently restored the theatres, some of which were borderline non-restorable, created a new neighborhood in the CBD and developed this iconic high-rise that will set a new standard for high-rise living in Cleveland. They've demonstrated it can be done and done better. Kudos PHSF!

absorb these units before they consider Lumen II

The parking lot next to the Greyhound Station at East 13 & Chester Avenue is REQUIRED BY THE CITY to be developed by the Shaia family's Victory Properties, Inc.

 

They leased the parking lot from the CITY back in 2016.

They agreed to upgrade the lot by repaving, restripe, new lights, and new landscaping too.

 

And they also will be required to build a NEW residential building there in 2020-21 because of the five year time limit the City gave them to develop the former CITY parking lot. 

 

They also own several more parcels of property next to that lot and so that it maybe a sizable project.

Thanks for setting me straight. I just hope that they do justice to the site.

But the Shaia has no experience in building a property, just in parking lots.

I think they would have to partner up with someone.

And I had the opportunity to see it in person tonight being in town for Thanksgiving and catching a Cavs game at the Fieldhouse ( which looks awesome, by the way).  I was impressed with what a very big difference the Lumen makes on the skyline as you come up I-77 and then make your way into downtown approaching the RMFH. With its grid of construction lights  it had a very cool ”big- city” vibe in the rainy night skyline. As Artmaster said, it does s good job of extending the downtown sight line eastward and kind of bringing  the Rhodes Tower into one’s perspective of downtown. Thankful for PHS’s great contributions to the city!

Tenants will be moving in this spring even though completion of the building is not expected until the summer.  How common is this?

Pretty normal, I'd presume - staggering the suite availability by floors makes the moving process a bit smoother. I moved into the leader building in April while the rest of the building wasn't complete until several months later.

Makes sense to get that revenue stream flowing as early as possible.

Makes complete sense - imagine having a significant percentage of residents trying to move in within the same week or so ..they also did this at The Beacon.

Also, it seems people are chomping at the bit to live there; someone has told me that the building is already 90% "spoken for."

And you don't want a significant percentage of residents whose leases are all up at the same time

Pre-leasing hasn't even started yet, so there's no way the building is 90% spoken for. Also, they can't move more than 3-4 people in per day. Management discussed this last month at the Colliers event at Music Box.

Makes a future Lumen Phase II a very real possibility in the not too distant future. I would be surprised if phase 2 is not already in the planning process. PHSF is very deliberate and quality oriented.

color or black and white are pretty much the same this time of year
