    Here's a shot from Tuesday from the 26th floor of 1111 Superior ... amazing how different it appears without the crane. I keep doing double takes, lol.

As always great photos. These however are of that seldom captured south and east side that have the verticle stripes. From these vantage points, it looks like a completely different building.

The city could use a few more of these.

The Lumen is beautiful WITHOUT the vertical stripes.

I wish they did not put the stripes on the south & east side.

This is just my opinion.

Yea, those pics are probably the best yet at demonstrating the Lumen’s real impact on the entire downtown skyline. It really expands the feel of downtown’s breadth. I’m not sure if this might’ve been a rationale for those controversial vertical stripes on the East face - but without them, the tower would have an amorphous nature and  an even more mirror-like effect.  The stripes break the reflective glass up and help redefine  the buildings dimensions. I like it, looks like something you’d see lit up in Dallas, for example. By the way, particularly the 2nd picture - it  reminds me how nice it would be to have the  Nucleus Tower in the mix .   Anyhow, stripes not withstanding, I’m pretty sure this is becoming one of everybody’s favorite Cleveland buildings.

Or maybe they could have done stripes that were not as wide.

First, loving all the aerial shots @ASPhotoman  has been posting in various threads. As for the stripes on Lumen I actually think they help tie it into the Keith building a little better but that's JMO. 

It appears that the eastern side of The Lumen is adding white horizontal lines to the center area.  I wonder why this is being done

They haven't finished putting the gray coverings on.  They have removed some as they finish up the outside and are re-installing

Incredible shots! This one building really does have a huge impact on the skyline and area. There's still sooooo many parking lots and garages in the E 14th St/PHS area ripe for development like this...

Anyone know what % of these units are already spoken for? I just heard the Beacon is giving away 6 months rent free...

Crains article said there are 31 units rented right now.  Given the downturn and the pandemic, I don’t find this surprising.

That's a very bad sign for any future apartment construction downtown.

We've become spoiled in Cleveland and in other cities. Until the 2010s, big new apartment buildings were considered a success if they leased out in two years. Now, after the 2010s, we expect them to lease out in the first year. If the Beacon or (as it relates to this thread) the Lumen don't lease out after two years, then I'll be worried. And if a project already has its financing (such as City Club and a couple of others), I suspect that most of those projects will still go forward. Most of the jobs losses that have occurred so far aren't structural (they're pandemic related) and most of the job additions we've seen in recent months are structural.

That's a good perspective.  Hopefully future financings of buildings use the 2 year horizon and not the 1 year.

 

I worry about more fragile urban housing markets, such as Cleveland, in this downturn.

There's some angles to this discussion that don't involve Lumen and, for that matter, don't involve downtown. So I've responded here:

I also think it’s hard to judge the downtown market right now because of COViD.  We haven’t really gone through something like this, and you cannot expect renting to keep up while this pandemic is ongoing.

 

Like you said, if they aren’t mostly full in two years, then we may have an issue.

Id just love to see the Lumen and Beacon eventually shift over to for sale units. Owning in Playhouse Square would be incredible

If there was ever a time to try something a little  “out of the box ” it’s in this market at this moment in time.  I have no idea about all the challenges  or restrictions that apply to rental properties that could interest potential  buyers - perhaps insurance liabilities play a major role?  But I’d love to see choices for buyers become more widely available in many buildings across the city that currently exclude them.

I believe, in total, there are 318 units. 

We may be delayed moving in but the temporary accommodations they are providing..can’t complain about the view.

Apartment paying for it all. The Lumen staff has been top notch throughout this whole

process. 

To provide high-quality, temporary accomodations while awaiting unit completion is indicative of a top notch organization. It demonstrates that they really care about their new tenants.

 

I have nothing but the highest regard for the PHSF for many reasons. This is just one of them. They are first class all the way!

Thanks @Rukenfor that fresh view - that shot also really helps one appreciate the US Bank Centre. (Just wish there was some traffic, but I digress..)

Yes they are. 

I really like the horizontal stripes I wish those were the only stripes on the building (if there had to be some) it looks more cohesive with the design.

I imagine it's on a back burner.  No shows at PHS means no crowds to advertise to!

They're still working on the building. I'm sure that will be the very last thing that gets implemented. It looks like they still need to frame that portion of the deck facade out.

What "projection" are we talking about here?  There was some thought that PHS would "project" advertising for shows on the side of the parking garage facing Euclid.  The parking garage facade seems to be done.  All that would be needed is whatever they need to light it up.  Could be projected from a building across the street.  Likely one of the last things we'll see (particularly with the theaters being shut down I don't think PHS will be in any rush).

Right, that's the projection everyone is talking about. 

 

I took a tour on Wednesday....They told me that there will be projections from the buildings across the street.  But he was not sure when that would happen.  Also said that the Tailor shop on 14th was going to move into one of the retail spots, and also mentioned a convenience store.  The tour is pretty neat....the 5th floor patio is pretty cool and the workout area and meeting areas are first rate.  Apartments are very nice!

Excellent! Many buildings in Miami have convenience stores, but they are very, very expensive. I guess they need to be to cover the cost of rent. While very convenient, everything is 2-3x the cost of the same items in a grocery store. It's nice to just casually run downstairs for an item or two vs getting dressed and hopping in the car for a quick jaunt to the grocery store.

Interesting!  They definitely owe Maestro Tailor a nice spot on Euclid... that poor guy has been broken into a ridiculous amount of times.

When I was at CSU years ago I lived in the Chesterfield on E 12th.  The convenience store on the ground floor was a great asset--especially for a college student coming home after a few too many beers and still hungry!  

And didn't Park Centre have a mnii mall on the lower level when it opened?

I was curious how leasing's going, so I used the cool interactive unit floorplan feature on the Lumen's website to count how many are blocked out and accounted for. I'm not sure when it was last updated, but out of the 318 total units, there are exactly 50 unlisted ones, which I'd assume means they have already been leased.

 

Doing the math, this means that ~16% of the units are called for. I'd say this is a pretty good start, especially considering the higher rents and that they've been having to lease during this pandemic. 

 

It's no surprise, but it's interesting to see on the floorplan feature that the most popular leased units are the NW corners (killer lake and skyline views overlooking Euclid Ave). This will be a fun tool to use to follow along with leasing progress and how the building fills up.

Looks like there are leased units all the way up to the top floor.  The top two floors have only 6 apartments but most floors have 11 units.

That’s one of my main beefs honestly. We got a two bedroom and basically all the two bedrooms are not lake views.  I thought it was an interesting design choice. We either had to decide between a balcony and a lake view.

Couple of shots of my new view.  This building is absolutely amazing. Now that the lobby and 5th floor amenity space are done, I’d recommend touring it, it’s simply top notch.

Depending on what happens with CSU’s changing master plan and some other potential developments (thinking of the Spaghetti House location) that already great view might become even better!
