December 11, 20204 yr Had to share this picture I took this morning. The views from these apartments are simply amazing.
December 14, 20204 yr I haven’t made it downtown at night yet to check this building out. Is it even lit up at all at night? Miles away it’s hard to even see it
December 14, 20204 yr I was downtown last night and The Lumen doesn't seem to be lit up at all. It was kind of hard to see even from a couple blocks away, haha. Looks great during the day, though!

But the Lumen does lack distinctive lighting like the Beacon has with it’s two bright horizontal stripes. I would guess decorative lighting can be done on the Lumen at it’s crown, maybe we’ll see that in time.

Yeah I just assumed with a building called the Lumen, you would have some sort of distinctive lighting. Love The Beacon reference. Those bands around the middle are unique and I’m a big fan of them.

March 13, 20214 yr The Lumen’s presence in the skyline is really noticeable, especially from the East. It’s hard to even imagine what downtown (and this view especially) was like without it!
March 14, 20214 yr My favorite part of that photograph is how the vertical white stripes have disappeared in the light
March 14, 20214 yr A couple daytime shots...WITH the stripes. 😉 Just to show the comparison. I honestly don’t think they look bad at all. They’ve definitely grown on me. What DOES annoy me is the black/gray paneling on the very top floor. I wish they could have kept the glass going all the way up, or at least used white / another color that looks better. It seems sort of ugly and unfinished the way it’s plunked on top. But other than that minor critique, this is one sleek and good looking building.

March 15, 20214 yr I would hope PHS is a recipient of funding from the recently passed Covid relief bill.

March 15, 20214 yr I hate the stripes. If it has to have stripes, then be bright yellow or orange or something. Or be illuminated. Then it would add visual value to the bldg. As it is, it just kills the beauty of the vertical glass.

It’s a video screen & not just pictures or banners, plus there’s audio that goes with the videos that are playing. When I first saw the design I wasn’t real sure how I was going to like it, but it’s pretty amazing!! P.S. posting here because The Lumen thread is gone. When is the last time I-71 turned a profit?

June 10, 20214 yr ^ Good news. Tallies with my highly scientific observations over the last few months. I look at how many apartments have lights on in the evening. My hovercraft is full of eels
July 8, 20213 yr Walked by this again today on my way to the office and thought damn, she's pretty. But those vacant retail units 👎 I would imagine once the offices in the neighborhood start filling up again (it's happening), the playhouse events return, and CSU is back in full swing it will be a hot retail opportunity. And then... hopefully we'll see something happen with those Frangos lots
July 23, 20213 yr Lumen is now 89 percent leased -- only 35 out of 318 units are available according to the coolest leasing site I've seen.... https://thelumencleveland.com/floorplans/ "In the souls of the people the grapes of wrath are filling and growing heavy, growing heavy for the vintage." -- John Steinbeck

But leasing began in early March 2020. They've been offering some deals -- 1 months free on a 13 month lease for non-penthouse units OR 2 months free on a 13 month lease for penthouses. July 24, 20213 yr 89% leased. Absolutely great news. @KJPI think you mentioned a while back that the success of The Lumen will impact whether PlayHouse Square Foundation decides to explore the feasibility of a potential second tower across from the Greyhound station. Have you heard anything on this front? thank you so much for all your reporting
July 24, 20213 yr Some notes on this: the cast of Choir of Man is being housed at the Lumen. Traditionally traveling casts have stayed at the Crowne Plaza (former Wyndham). Let’s be careful about reading too much into the “available units” as a way measuring the leasing success. And for a little Hollywood, apparently Nick Jonas is also temporarily living/staying at the Lumen - in town for the shooting of the movie version of Jersey Boys. He’s playing Frank Valli. Hey @Ruken - any sightings? When is the last time I-71 turned a profit?

This is wonderful and ads to the magic of PHS! Hopefully, there will be historical programming. User mobile programming/user submitted photo/videos showing their visit to PHS. Also, these billboards bring in a ton of advertising dollars. PHS gets plenty of 👀👀, so advertisers would want to take advantage of that.

July 2, 20222 yr It still bothers me that this building has zero illumination. Those white/gray strips most of us seem to dislike would look so cool if they lit up at night. Or even that weird gray paneled roof thing lit up would add some pop. Idk, if you are going to be called the Lumen you should output some damn lumens lol. Rant over, see you all at the City Club private parking lounge.

July 22, 20222 yr Lumen tower no longer for sale By Ken Prendergast / July 22, 2022 If you were gathering up spare change in the hopes of buying The Lumen, Cleveland’s tallest residential building, you’re probably out of luck. The reason is that The Lumen’s owner, the Playhouse Square Foundation (PSF), is reportedly taking the 34-story apartment tower off the market. And it wasn’t just out of your price range. It was out of everyone’s range. July 22, 20222 yr All things considered l think this is bad news. PSF, besides the theater biz is also in the real estate development biz. They have done a bang up job with both but it sounds like getting the Lumen built was just a little more than they could handle. It's not surprising though. It was their first attempt at a large construction project. While l think it should be considered a success l can understand how difficult it was for them. I'm sure they learned a lot and will also be successful on their next big project. It's just that might be a ways off with interest rates rising and a recession probably around the corner. Guess we'll have to wait a bit for Phase Il.
March 24, 20232 yr Playhouse Square refinances $50 million on The Lumen tower "The latest loan replaced a construction loan, also from Key, which was due to expire in June, according to Cindi Szymanski, Playhouse Square spokesperson. She said the rate for the new loan is for a little more than 5%. The construction loan was for $55 million, but she said the foundation paid down the debt by $5 million. ... " "The time wasn't quite right last year," Szymanski said, as the property is now 98% leased while it was 94% last year, just shy of the 95% rate that secures the best sale terms. She said the foundation does not need to sell the property and intends to retain it at this time. It may explore selling the structure in three to five years if it can obtain what it considers appropriate value for the property." https://www.crainscleveland.com/real-estate/lumen-tower-cleveland-nets-50-million-refinancing
