I'm going to take a guess and say it's because you can barely see it from the west side because of the surrounding buildings. East and South side are far more visible.

October 1, 20195 yr Once the residential floors and roof are completed, the mechanical mezzanine can be built. Looks like the penthouse residential units will be a little taller than the lower residential floors. As mentioned before the mechanical mezzanine looks to be at minimum a few stories tall. October 1, 20195 yr Drove down Kinsman towards downtown this afternoon. The view of this building from close to where CMHA is headquartered definitely adds to the skyline. I'll snap a pic the next time I'm around there.

There are quite a few windowless blank facades in downtown that used to be obscured with other buildings that were razed that need to be rebuilt on those locations to improve the aesthetics of the city imo.

October 2, 20195 yr Jersey City for the best view of lower Manhattan at least on the Jersey side. I’m surprised Newark’s on the list, except that it has been underpriced and undesired compared to other cities near NY. In Cleveland’s case, I think it’s much more complimentary being on that list.

I'm pretty sure there was never anything blocking that side of the Keith Building, but they likely thought that something would be coming along when they built it to cover that backside.

October 2, 20195 yr I toured The Lumen tonight and DANG is this building a beauty.? The views from the upper floors (the highest we went was 29) are absolutely stunning, and the lower levels peek directly down Euclid Ave into Playhouse Square, with views of the Chandelier and theatres. The units are slightly small IMO but the massive floor to ceiling windows, natural light, modernity, and perspectives of the city definitely make up for it. Edited October 2, 20195 yr by urbanetics_

October 2, 20195 yr A few other interesting pieces of information / picture updates / observations of the project: -The 5th floor is entirely the resident amenity lounge and connects directly to the outdoor terrace (with a pool, dog run, seating areas, and trees to divide it from the adjacent parking garage). -The ceilings in the lobby are SUPER heigh and I’ll be really curious how this space looks when finished. I bet it’ll feel really grand. -Someone asked how much rent will start at but I never heard an answer, so still TBD I guess. I’m sure it’ll be a pretty penny though. Overall I’m really impressed with this place. The upper units will be popular for their dramatic skyline and lake views while the lower ones make you feel “part of the action” hovering right above Euclid and being closer to eye level with the PHS signage, chandelier and marquees. Interiors, while on the smaller size, do feel cozy and have nice finishings. Nothing crazy luxurious but doesn’t seem cheapy either. October 2, 20195 yr Thanks for the great pictures @urbanetics_ Have to agree with you about the lower level apartments, at least the units facing west. Probably the best feel and views of any lower level units downtown (along with those in the Terminal Tower facing the square).

We got to see several different units, including both 1 and 2 bedrooms. I *think* the image I shared was from a one-bedroom. The 2 bedroom kitchens overall might have been slightly bigger, not a significant amount though. It seems like there are a couple floorplans for each unit type so some may be smaller / larger than others but overall don't expect anything much more massive than what is shown. Sunshine would be a compelling reason. Also, I don’t know if it would be an issue here because of the building height, but I do know that other central city residential buildings have tried to position outdoor pools so that nearby buildings do not have an overlooking view.
