My hope is that since the the garage entrance along Euclid is residential only, that it wont be all that active. And at the least it wont be slammed at distinct times such as everyone trying  to leave an event at the same time. Its Not ideal though.

Maybe an automated "Don't Walk" signal can warn pedestrians of cars. At least while the cars are exiting the garage.

Now we're going to have "Don't Walk" signals on the sidewalk?  Maybe we could have "Don't Drive" signals?  Or maybe the garage entrance should be on the alley.

Of course it should be on the alley. I'm just trying to make the best of what's obviously a bad scenario.

There are ways to make the garage entrance safer, like setting the doors back 4-6 feet from the sidewalk, and cutting corners to maximize the view down the sidewalk. Not the most aesthetically pleasing, but it should at least be safe if we're stuck with it on Euclid.

It just looks spectacular! Just what we needed to close the gap between Rhodes and the rest of the world...

^To that point, this tower will - with the Keith Building, really invite the Rhodes Tower as part of the skyline, and not just an outlier.

Any word on when the Playhouse Apartment Tower project might actually break ground ?  Is it something we could see in a matter of a few months, or more like many months or is it just too early to predict at this point? 

I've been saying for a while that everyone is way too optimistic on timeline for this.  I stand by that assessment.

I haven't heard a peep since December. But, if what I had heard then was true - that the financing is lined up - silence would be a good thing.

True, although at that time, the subcontractor had been contacted but no contract was in place (I am referring to the same HVAC contractor in both instances on the forum).  In this case, there is a signed contract currently in place for the Playhouse project but no others (they bid on the Beacon project but were not rewarded the contract, interestingly).

I didn't interpret it as such, so no worries!  Unfortunately, I'm not privy to the details of the contract; only that it has been signed and the company is preparing... I'm as curious about the details as everyone else!  This is one project though that I'm definitely more bullish on it actually being completed since the Playhouse Square District Development Corporation is involved in the financing, and they seem to know what they are doing.

There is a lease agreement in place for a crane already as well. Signed.

I know I'm being Debby Downer here, and I apologize. But I pray that some of these projects see a conversion to condos sooner rather than later.

If this, JHB and Huntington come to fruition, then Euclid Avenue from Public Square to the inner belt will have very few gaps.

I'm referring to the renovation of JHB and Huntington buildings.  The only gap/vacancy should be the former Hippodrome lot.

This tower and the Beacon will significantly change the volume of our skyline.

Where did you see a request for TIF legislation?  I've been told they are not even asking for it.

I found this little nugget from Crain's which seems to back up what I've heard:

 

Being a nonprofit brings Playhouse Square advantages it believes will help it forge a deal. Playhouse Square's tax-exempt status means it will eschew federal taxes on rental income in its downtown district. It also can pursue tax-exempt bonds prized by investors, he said, and take a lower rate of return than for-profit developers.

 

Falco said Playhouse Square hopes to be able to loft its tower without asking for the school portion of property tax proceeds for its tax increment financing (TIF) component, as nuCLEus has done, or a loan from Cleveland Development Advisors.

I'd nickname it QT tower, because it will probably be cute to look at in the skyline, but I only got that from PHSQT... which means i would really be saying tower twice in the same name... bonkers but I'd actually prefer QT tower because it uses an underutilized letter in the English Alphabet...

They didn't mention anything last night, but they said (I believe) the State Theatre will be renamed for Key Bank as they contributed another $10 million to the $100 million PHS campaign (which only has $4 million to go btw) and are sponsoring the Broadway Series for another five years.
