I don't think any building design can get over these obstacles. I think the building is OK on it's own. It is how they deal with the parking that is my main complaint. The buildings are ok I guess, and even the layout. The way they deal with and place the parking is problematic for me. One six story garage for the parking would allow for space for another building or more greenspace. No reason for a two story garage and a surface parking lot here. But it is by far not the most important part of downtown so meh basically.

Surface lots are antiquated in an urban setting, but the good thing is that they are easily buildable.

I take EVERY proposed project from Schottenstein with a GIGANTIC grain of salt. Of all the developers in town, they are the least reliable in my personal opinion. My guess is they will develop this land someday long down the line, or pawn/sell it off to someone else because they can't get their stuff together to make anything materialize. I will say it is definitely a unique site with some complicated workarounds, however I don't think they are the developer with the skill to make it happen. Again just my opinion, very unreliable and "schotty" track record.

Edit: They said they were 'in talks' but I'm still not entirely sure it was ever a serious thing. ESPECIALLY when schottenstein said 'oh. It was a developer basically playing Sim City. Thank you for clarifying, I didn't realize they didn't own the land. I will say working around/with the rail companies is horrendous. They still have a ton of power and don't budge or coordinate easily with projects. Considering this already oddly shaped piece of property is bound on all sides by rail lines, it's definitely gonna take some creativity in the end to make it happen. A one-and-a-half story commercial building has been proposed for a 0.8-acre site at the development’s northern edge. ArchAll’s Brad Parish told the commission that the building would be a little less than 10,000 square feet in size and would likely hold a “destination restaurant and/or retail” tenant. I wouldn't be surprised if they kept that, it has more to do with store operations than the HQ. A lot of companies maintain those type of "regional" offices when the HQ is right down the road. edit to say: I wouldn't be surprised if any training that took place in that building moved to HQ though. March 27, 20205 yr I am so pleasantly surprised with the aesthetics and material quality of the HQ building. A truly unique and dynamic building that really does situate that entire parcel. It'll be so great with the park right out front and the activation by the event space.
July 20, 20204 yr That park pavilion is a nice little treat for this project. The one advantage of the one-story (probably indefinitely delayed at this point) restaurant up front is you'll retain a glimpse of that pavilion from a good length of Goodale

Construction plans for the intersection show full replacement of the signal using the decorative mast arm standard, so it'll actually match the new signals installed in the Short North rather than the one at Goodale and ORR.

November 20, 20204 yr I have been pleasantly surprised by the execution of this project. Despite being isolated in the middle of a highway interchange, they've managed to build what I think will be an inviting mixed use development when finished. (Thur. 11-19-20) A potential future roadway connection between this development and what was Schottenstein's Grand Central Project (the large empty lot south of Vine) would start here at a bend in Reach Boulevard, then travel underneath I-670. A roadway connection could be made to Confluence Village and the Crew Stadium, however it would require an at grade crossing of 3 sets of CSX tracks. Again its isolated, but close to a lot. December 15, 20213 yr I don’t think I’ve seen this, but apologies if I missed it. Elford shared this rendering on its Instagram for the restaurant space that i believe is the last piece of this development. I’d guess this is probably subject to a whole lot of creative input from the restaurant given that (to me) it looks like the construction crews are all slowly leaving that site. I bet they’re waiting to start until they lock in a restaurant operator.
