Could anyone point me towards rendering of the Pride One apartment project on Hilliard in Rocky River? I haven't seen them published anywhere.

The site is where the Zimmerman condo project burned down during construction.

Port OKs $170M financing for major projects
By Ken Prendergast / September 12, 2024

The Cleveland-Cuyahoga County Port Authority’s board of directors today approved $170 million in bond financing to fuel a series of high-impact projects, including a large redevelopment of land that contained a former Veterans Administration facility, a major manufacturing expansion, and refinancing bonds for a nonprofit school that will free up more resources for more renovations.

1 more down, like 6 more to go I think lol. Progressive amassed quite a few satellite offices around there. Good to hear though it's being repurposed.

This isn't a bad spot for a car dealership.  Hopefully the current location on Mayfield Rd. is repurposed to something more fitting for that street.

It might be cool to have the city park expand onto that land.

Bedford, UH reach settlement over hospital site
By Ken Prendergast / January 22, 2025

The City of Bedford has reached a settlement agreement with University Hospitals (UH) that includes the transfer of the former Bedford Hospital site and surrounding properties to the city and a $2.1 million payment. This settlement ends a two-and-a-half year legal dispute stemming from UH’s controversial August 2022 hospital closure.

D*ck's House of Sport will be 'huge deal' for SouthPark Mall

TL;DR (dunno if this is new information of not)

  • First one in Ohio
  • Replacing existing store, twice as large
  • Demolition phase (former Sears building)
  • Indoor fields, rock climbing, golf sims, cages, etc.
  • Article mentioned how ownership team has been bringing in new businesses to the mall lately showing positive growth

Guess I have to censor the name lol

Nothing says "Canyons" quite like townhomes at a freeway exit!   😜

Those will sell in seconds. 55+ new housing minutes from Ahuja, Pinecrest, Eaton, Lander, Heinens, Chagrin Falls...

In seconds.

that's such an interesting weird little enclave that i periodically forget exists

North Ridgeville’s new traffic solution is driving people nuts – for all the right reasons

https://www.cleveland.com/news/2025/03/north-ridgevilles-new-traffic-solution-is-driving-people-nuts-for-all-the-right-reasons.html

You could read the title also as "Northeast Ohio discovers what a roundabout is and thinks it's cool"

Idk why we don't build more roundabouts here like other cities/metros are doing. Like if you look at other suburbs in Ohio they're like all roundabouts now lol

Roundabouts are absolutely awful for pedestrians and bicyclists.  Basically, they should only go in places where we've completely written off anything but the car for transportation.

I haven’t seen any study results but from my own personal experience Biking and walking, 1 lane roundabouts are far in a way preferred than a 4-way intersection. Traffic is far more predictable, cuts 4 way travel to 1.

Sounds like a interesting roadway/development project in North Ridgeville is in the works, not dissimilar to what occurred in Green on Massillon Rd:

TL;DR

  • Replace almost every intersection in the area with a roundabout, including the on and off ramps of Lorain/I-480

  • Better sidewalk infrastructure

  • Complete the Cypress Ave extension to Lorain Rd

  • Replace the Lorain/Lear Nagle intersection with an RCUT

  • Info session at LCCC campus on Lorain Rd on May 12, 6 PM

You had me at roundabout <3

The Netherlands, the most bike friendly county in the world, would like to have a word with you.

At a signalized intersection, right turns on red are often a big safety problem for pedestrians. And sometimes left turns too.

Whatever intersection style needs to be carefully selected with a thoughtout design. There is no one size fits all approach with either.

I think this statement is true in many cases (especially in extremely car-dependent cities), but when talking about roundabouts it's not very useful to speak in absolutes; that applies to both the "every intersection should be a roundabout" people and the "roundabouts are always bad for pedestrians/cyclists" crowd.

The issue is that both large multi-lane circles that cater only to cars, as well as compact ones with separate bike lanes, fall in to the "roundabout" category. Just like most design choices there is a right and wrong when it comes to both appropriate location and implementation.

In the case of North Ridgeville, I would argue that it provides a physical means (more than a light) forcing drivers to slow down for crossing pedestrians. In a suburban setting like this, it is also relatively appropriate for a cyclist to walk a bike across a crosswalk if biking through the circle is not feasible.

Middleburg Heights unlocks the secret to a development boom

https://www.crainscleveland.com/real-estate/middleburg-heights-finds-formula-development-success

image.png

TL;DR

  • Pride One's $50 million new mixed-use development in Middleburg Heights at old Sears site

  • Meijer supercenter to replace old Sears

  • 170 luxury apartments planned

  • 14,000 sqft of restaurant, bar, and retail space

  • Outdoor plaza

  • Walking paths connecting to existing trails

Despite the reference to walking paths, this picture says something about welcoming pedestrians. Front and center -- parking, and some plantings blocking the viewer from walking directly from this position to the building, hinting that "this is a place for cars, not pedestrians. You should drive to this place, not walk to it."

It's in Middleburg Heights. That's what people do there. It's going to be a long time before that changes, if ever.

Visible parking is a safety thing some places. In Middleburg Heights, not so much. But it's still a comfort thing. They mean "pedestrians" walking around the complex while walking from their cars.

The residences are called "luxury". There's no mention of "mixed income", let alone "affordable housing". What kind of restaurants, bars, and retail spaces are we expecting?

They are awful for cars as well, especially when:

-Designed too small.

-Designed to block drivers' view across.

-In unbalanced traffic flow.

-When a significant portion of drivers have a competitive mindset.

1-3 describes Richmond - Pettibone, but 4 is this area in general.

Whatever they do will be a huge improvement over what's there now, which has an insane amount of parking:

image.png

They're adding a multi-use path along Smith Rd to connect to Big Creek Parkway, which is a long off-street path that goes near pretty populous areas by suburban standards in Parma, Middleburg, and Strongsville. It may not be perfect, but it'll be a big step in the right direction.

Industrial user lined up for Highland Hills site

By Ken Prendergast / June 10, 2025

NEOtrans has learned that the developer of a 30-acre spread of land in suburban Highland Hills isn’t marketing the assembled parcels to a new, job-rich end-user. The reason is that the developer already has one lined up for the land, located in the 22700 block of Millcreek Blvd.

^^^^ I'm going to go out on a short and sturdy limb and say Pierogis of Cleveland doesn't place a high premium on walkability. TBH I wish my pierogi spot would do that LOL.
