This sounds like a place Blanche Devereaux would live.  All we need now is the announcement of Hollingsworth Manor, across the street!

I’d love the see the Blue line extended down Northfield. Amazon DC, new development in the area, and perhaps most importantly, extending a bit further to the railroad tracks to connect to a future commuter rail from Solon to downtown (and on to Lorain). It would connect people to jobs both downtown and in Solon. 

When is the last time I-71 turned a profit?

How much would more track cost? A couple hundred million dollars per mile? I just can't see the city/state/fed pumping that kind of money into those... economically challenged areas.

Extension of the Blue Line to Harvard/I-271 was estimated in 2012 at $145 million and extension south on Northfield Road to North Randall was estimated at about $188 million. Of those amounts, $25 million was for extending the Blue Line 1,300 feet to a new intermodal transportation station on the southeast side of the Warrensville/Chagrin intersection.

 

The Blue Line rail extension failed the Federal Transit Administration's pass-fail test that at that time was based on traffic congestion and a rail investment's ability to remove cars from the road. Today the FTA measures rail transit extensions like this based on economic development potential. On the latter score, the Blue Line extension would have passed had this criteria been in place in 2012. Alas, projects must be measured based on the criteria that wew in force when they were analyzed not on what they are now. However, if after a period of time a project is no longer actively pursued then a can be reconsidered under the new criteria, whatever it may be at that time.

And Amazon isn't the only thing cooking alon Northfield Road. The proposed Northfield Town Center is a large potential project...

Ken, how far did the proposed North Randall extension go? Just to the current Amazon DC, or all the way to the 480 split (where it could connect to the railroad tracks that go to Solon)?

 

And do you have the detailed route maps? I sure do like maps. ?

This article technically talks about some potential developments in the city of Maple Heights (like new residential on a closed post office site), but it's mostly an interesting, optimistic look at an inner-ring suburb trying to bounce back from the foreclosure crisis and a recent state fiscal intervention. For example, the median home value is now $69,000 in a city of about 20,000.  The new(ish) Mayor is looking to add dining and entertainment options to the city going forward.

 

I'm guessing the nearby Amazon fulfillment center in North Randall has helped the suburb, as well as the economic recovery in general.  Still, I wonder if this suburb can survive the next economic downturn.  I've always thought inner-ring suburbs like Maple Heights are relatively low hanging fruit when it comes to regionalization.  They're really too small and residential to make it on their own but also big enough that adding them to Cleveland would give the latter a meaningful population bump.  They're also majority minority (MH is 70 percent so), so they wouldn't dilute Cleveland's majority African-American population.  And there's also the domino theory--once Maple Heights goes, why not Garfield Hts. or Warrensville Hts?  So as much as the Mayor in this article deserves credit for her enthusiasm, perhaps she can be a leader towards regionalization and growing Cleveland in the long term?

We need someplace for people without skills or limited education to work!

 

 

There's plenty of businesses like that, both born in Cleveland and not. But two thirds of all jobs are in locations where they cannot be accessed by public transportation in less than a 90-minute one-way trip which limits their ability to attract low-skill laborers and thus limits corporate growth.

This location is right on the 19, which has about as good a level of service as is likely to exist to suburban locations like this- runs 4 am to 1am, 7 days a week.  30 minute headways during the weekdays, 1 hour headways on weekends.

Pretty good for a suburban bus line. If they were all like that, the stat I noted in my prior post might no longer exist. Combined with an effort to clean, clear and redevelop abandoned industrial properties in existing communities with decent transit service, that stat would definitely cease to exist.

I didn't realize TopGolf was that close to 77 and 480. Not a bad drive at all from downtown.

That is surely bum-ugly.  It (EDIT: That parcel) used to be very bucolic there and spoke well for management of the Rockside-480 corridor to maintain a pleasing buffer zone of trees. 

I'm not for hiding the darn thing; their business is important after all, but the city of Independence is negligent in allowing this to look so awful.

EDIT: I also have no beef against the concept, but rather in the execution.

Very pumped to have a Top Golf so close to downtown. It is going to do very well in the area.

I must admit, I’ve never heard the Rockside-480 interchange referred to as “bucolic”. To me, that area has always represented the apex of beige, mid-late 20th century freeway sprawl. You’re right. Top-Golf might not be eye candy, but I’m among those looking forward to disposing of some income there.

It seems like in late spring they had half the netting up, but they seem to have stopped.

That netting looks horrible. You can see it for miles. It was the same when I lived in Austin. Very unappealing.

Driving ranges may not be the prettiest thing in the world, but Top Golf's are an awesome attraction for all. I think this is a good use of the space and the location is ideal.

I’ve got no problem with driving ranges but this is a 15 story construction in a highly visible location. Better here than closer to downtown but it’s very ugly.

Yeah a driving range is never going to be pretty. Most Top Golfs are going to be highly visible in wherever location they're in. It is what it is, but I think it was a good location choice for access and agree I like that it ins't too close to downtown.

Unfortunately they're all atrocious. While I enjoy golf (and Top Golf), they're just as unsightly here in MIA.

ROCKY RIVER, Ohio -- A new restaurant concept will take over the former Sweet Melissa space, 19337 Detroit Road, in downtown Rocky River. Char Whiskey Bar + Grille, owned by Julie Mesenburg and Gabe Zeller, should open its doors to the public this fall, Zeller said.

 

Char will specialize in locally sourced meats and fresh burgers, mac and cheese and more. The bar will serve up over 100 types of whiskey. Some vegan and vegetarian options will be available to order too, according to Zeller.

Relatedly, Rocky River has 3-4 parcels along Detroit Ave all for sale in close proximity to each other.  This could make for some interesting infill opportunities...

It's been a long time when on this same page, I refer to a Walmart as "new" that is long since closed.

Moral of the story...don't build on an old municipal waste landfill.  The site is an environmental disaster and one spark away from a catastrophe.

Saucy Brew Works' pint glass runneth over in Ohio City, so they're expanding to Independence

 

More than two years after opening Saucy Brew Works in Hingetown’s Steelman Building, Brent Zimmerman and Eric Anderson are brewing again—this time in Independence.

Co-owners Zimmerman and Anderson, director of brewing operations, will break ground on the new Saucy Brew Works location on Rockside Woods Boulevard, next door to the upcoming Topgolf, in the upcoming weeks. They plan to open the doors by fall 2020, Zimmerman says. The two are also preparing a location in Columbus.

Between University Hospitals and MetroHealth and Cleveland Clinic down the road, Crystal Clinic getting in at this corridor does not come as a surprise. That area has seen so much development in the last 5 years. At least that area is served by the Metrohealth 51B line. Sounds like this project will be underway in time to overlap with the SR 82 widening project.

Rumors are that this is an Amazon development. Doesn't make a lot of sense to me because it is so close to the distribution center though. Anyone close to this project?

UNIVERSITY HEIGHTS, Ohio -- City Council approved legislation Monday (Dec. 2) that gives Mayor Michael Dylan Brennan the authority to move forward with negotiations that will lead to a formal agreement for the city to take ownership of four parcels of property off South Taylor Road upon which townhouses could be built.

“It’s not a large piece of land,” Brennan said of the parcels, "but we believe we can possibly build 30 units (townhouses) there. They would sell for $350,000 to $450,000 each, and to have the kind of people there who would buy such homes would be a welcome shot in the arm for the Cedar-Taylor District. It’s a walkable district, and it’s doing well now, but I believe it can do even better."

Looks like this will be a smaller Amazon Distribution site for van deliveries.

Does anyone know what is being constructed in Rocky River adjacent to one of the bridges over I-90? It's clearly visible on the southside of I-90 when driving west . They look like townhomes but I'm not sure.

That's the Rockport Condos being built by Brent Zimmerman of Saucy Bistro fame. BTW, he bought the land under the name WillieMayesHayes LLC (obviously a Major League movie fan!).

I drive by that every day.  I don't think they started construction til November, and they're just about done framing it out.  Looks like a nice project.

There's a lot of investment coming into Northeast Ohio's from big Japanese manufacturers of medical equipment/tech firms, especially on the R&D side. Canon bought QED last fall and now Hitachi is making a move.
