That kinda surprising because such a large percentage out their current housing units are apartments/multifamily. The previous plan was nice, but this current one sounds much more like Mayfield Hts.

I'm just speculating here but the AA population in Mayfield Heights tend to be renters and there is somewhat of a stigma on the apartment properties in MH by many homeowners.  The stigma is mostly unfounded because the apartments in Mayfield Heights are generally nice.  But they are living in another era when everyone should be a homeowner. It's too bad because they are trading what could have been a great renovation into a meh redevelopment. Ant they will be demolishing the Art Deco Mayland theater for this lackluster project.

I would hope that's not the reason, but alot of times it seems to be around here (or anywhere). My understanding is alot of the apartments are populated by Russians though - Mayfield Hts is called "Little Moscow" for a reason lol. I was hoping Mayfield Hts was turning the corner though, with their focus on walkability, connectivity, and biking with the run up to their recent income tax increase, as well as them working with Lynhurst, South Euclid, and Cleveland Hts, on improving Mayfield Rd to be less of a freeway-lite. But with this I guess they're still pursuing the standard suburban model with their built environment.

 

The east side is not all lost though. There is a mixed use project coming along near the Cedar-Green intersection in South Euclid that I hope to be able to share more about soon.

A lot of the Russian population is likely to be living in single family homes in Mayfield Hts., Solon, and other East Side suburbs.  Most of the Russians tended to be educated professionals back home and as such moved up the housing ladder quickly.  MH has the right density to really have a great walking and cycling community but they are blowing this opportunity because of apartment stigma.

PEPPER PIKE, Ohio -- Voters will not be asked at the polls Nov. 3 to decide whether the Beech Brook property should be rezoned for mixed-use development.

 

That became the case Friday (Sept. 25), when Axiom Development Group President Bryan Stone sent out a release stating that he has pulled the plug on his effort to rezone and develop the 68-acre site at 3737 Lander Road.

That’s a bummer. In normal times I drive past this everyday. I thought it was a great use for that area. It is so odd to me that people don’t realize how much they are missing out when they don’t have anything worth walking to within walking distance. 
 

And this REALLY hurts Beech Brook. Their non-profit mission is very important. Selling this property was incredibly important for providing the money for them to operate. With this whole disaster they aren’t going to be able to get anywhere near as much money for the property. Very unfortunate.

Industrial Commercial Properties in Solon, Ohio, says it will pay homage to the former Geauga Lake amusement park when it redevelops the 377-acre property on which Geauga Lake was built in 1887.

 

Named Geauga Lake District, the development in Bainbridge Township and the city of Aurora will include retail, restaurants, residential and commercial uses.

I just went by this site today and it looks like they’ve finally broken ground on this project.  I was really expecting it to never happen after 4 years of delays now.

Amazon planning more Cleveland-area expansions

 

E-commerce giant Amazon continues to add distribution facilities to Northeast Ohio and is considering expanding its existing facilities. The result will be hundreds if not thousands of more jobs provided by Amazon as well as by transportation and delivery services, including independent ones.

 

That's according to two sources who spoke off the record this week to NEOtrans. The sources were not authorized to speak publicly about the expansions but are directly connected to them. And there's circumstantial evidence that confirms the projects are for Amazon which doesn't like to publicize its planned expansions.

While sprawl, I guess I can't really complain with how lucky Cleveland/Akron has been with all the brownfields redeveloped for Amazon up until now. Hundreds of new jobs for the region is great, and from a sprawl perspective, these warehouses locating out here are much better than the lifestyle center that was proposed a few years ago!

 

I'm even more excited for the possible North Randall expansion. That area has cleaned up tremendously recently since Amazon opened there. It's been a great stabilizer for an area of the metro which had been on a slow bleed for decades (Maple Hts finally officially exited their fiscal emergency yesterday). I don't think you've mention it, but there is also a recently opened Amazon delivery warehouse on Miles Rd right next to Lowe's in Bedford Hts, as well as a new giant Speedway gas station out front. Next door in Bedford, Mazda just opened a new dealership/service center on the SW corner of Rockside and Northfield, and across the street, Boiler 65 is opening their third location where Applebee's used to be. I'm not sure how long it's been up, but there is also a giant "coming soon" banner up for Simon's Supermarket in Meadowbrook Square, across the parking lot from Ihop along Rockside. There really has been quite a bit going on under the radar in this area. 

While I'm not a fan of this sprawl-area development either, I do understand why big distribution centers are opening here, at the Interchange of Route 8 (recently upgraded to Interstate standards north to I-271) and the Ohio Turnpike, midway between Cleveland and Akron.

The business park rebrand of the city view development is underway, I believe called Highland Park. Building facades have been redone or are being redone to create new spaces, parking lot resurfaced. Saucy Brew Works adding new brewpub, triple production

 

It's been a banner couple of years for Saucy Brew Works and their founders, Brewmaster Eric Anderson and entrepreneur Brent Zimmerman. And the long-time craft beer fanatics are teaming up for their biggest expansion yet.

 

Earlier this week, they closed on a property deal in suburban Independence where they plan to build a new $15+ million brewpub and production facility that will allow them to more than triple their beer-making capabilities.

This is great news.   Flexjet already has quite a few buildings on the airport property and this will surely be the crown jewel.  

The City of Cleveland should take notice and try to attract a similar business to BKL.  There is a ton of open land, freeway and downtown access, and the planes would be based within a 2 hour flight of most of the population of North America.   Here's to a potential Bibb administration (or any other mayor that is not asleep at the wheel).

University Heights City Council approves townhome plan

"City Council gave final approval Tuesday (Feb. 16) to a plan to construct 30 townhomes fronting Taylor Road, on property just south of the Delisle Options Center, 14780 Superior Road. ... The townhomes are expected to sell for $350,000 to $400,000. They come with rooftop views of downtown Cleveland."

Just did a street view.  I never realized that Cleveland Heights had such post-war housing and development so close in.

^ For those without a subscription, Mpac Switchback (maker of customized machines for craft brewers, etc) is moving 50 employees from Richfield, with expectations to add another 50.

"Taking a different tack from its acquisitions the past year, Industrial Commercial Properties plans to return to land at a portfolio property for a site to build a 300,000-square-foot warehouse. The Solon company plans to construct its latest project on a 23-acre parcel on the Miles Road side of the former Randall Park Mall. The acreage is divided almost evenly between the suburbs of North Randall and Warrensville Heights. Chris Semarjian, ICP's owner, said in an interview that the real estate company plans to start the project on a speculative basis, without a tenant committed to the site."

I was under the impression that Amazon was planning an expansion of its NR fulfillment center. Perhaps ICP was too and is getting ahead of others in developing an Amazon-compliant building for them or whomever else might want one. The fact that ICP will add 300K on a speculative basis shows the amazing strength of the warehousing/logistics sector in NE Ohio and elsewhere.

Brio is re-opening at Legacy Village on Thursday April 8.

 

Also, across the road, Bar Italia is opening at La Place on April 1 (former Lindey's Lake House).

I work at Progressive and found this on our intranet from 2/15:

...Continuing this path toward sustainability and environmental stewardship, we've contracted to install a 1.8-megawatt solar panel array at our Campus II location in Cleveland. Installation will begin in the coming weeks, and we expect the array to be fully operational later this year. The array will be in the field west of the Campus II Woods parking garage and will be visible from I-271. 

"While for employees or visitors at Campus II these solar arrays may be the first visible example of these efforts, they're part of a much larger initiative that will help demonstrate our leadership in responsible energy use as our company continues to grow," says Real Estate Business Leader Ron Marotto. "Much of the credit for this solar installation has to go to our Engineering team, which identified how strategic uses of solar panels, like this one at Campus II, can reduce our energy consumed from the grid while also reducing our overall costs."

Campus 1 and 2 are basically the same size, 1 is on the west side of 271 at Wilson Mills and 2 is on the east side of 271 a few miles north of that

Motorists are also treated to a solar panel array at I-77 & I-480 in Independence, next to the 150 foot high netting for the Top Golf venue.

CLEVELAND, Ohio — A state appeals court is giving the owner of a century-old mansion in Hunting Valley with ties to the Van Sweringen brothers another chance to argue that the well-to-do east side suburb improperly applied its zoning code to a years-old proposal to turn her mansion into condominiums.

The 8th Ohio District Court of Appeals ruled Thursday that historic Roundwood Manor owner Sylvia Korey is entitled to a hearing to present evidence in her lawsuit fight the village’s planning commission’s decision to deny a permit to reconfigure the 10-bedroom, 55,000 square foot mansion.

Korey sought permission from the village four years ago to turn the mansion in six luxury condos, seeking a variance from village code requiring at least 5 acres per home. The village’s planning and zoning commission denied her request in 2018, after a consultant said the renovations would increase traffic.

^ Most of Nasa Glenn is in Brook Park thanks to the deal where Mike White traded it for the IX Center and the land for runway expansion.

The north side buildings may have always been Fairview Park although the parking lot east of the building is in Cleveland.  Is this part of the defunct Riveredge Township?

Avon Lake says power plant will be closed, torn down, with plans to redevelop lakefront property

"The power plant on the city’s lakefront will close in September, the city announced Wednesday, with plans to demolish it soon after. ... 'We are confident that turning this outdated facility, which currently operates fewer than 50 days per year, into usable public land will not only improve the quality of life for our community environmentally, but it will also beautify our lakefront for residents, entrepreneurs and visitors,' Zilka said in a statement released Wednesday. ... 'The top priority for the City is creating new ways for the public to enjoy Lake Erie', Zilka said. He said the redevelopment will not be solely residential. ...The city would like to preserve the original plant building if it can be incorporated into redevelopment, Zilka said."

The original plant building is certainly grand, so it would be cool if it could be saved.  But it's a huge building, and I have no idea what it lays out like inside.

 

This article doesn't say anything about it, but the plant occupies most of what used to be one of Cleveland's streetcar amusement parks, Beach Park, which was located along the Lakeshore Electric interurban line.  It had one of the best beaches in NEO, and hopefully if Avon Lake is smart enough to maintain public access it will again.

 

The old Avon Lake movie theater was the maintenance shed for the Lakeshore Electric, and current Electric Boulevard runs through Avon Lake along its old ROW.
