Damn! Are there no more surface parking lots in downtown Nashville?

 

There are plenty of surface lots in downtown Nashville, old money is holding on to them, like they are in Cincinnati. Either waiting on a huge cash buyout, or to just go to the grave with them.

There are all sorts of odd pieces of land because of the railroad tracks and weird street layout...will we see anything go up on this tiny traffic island?:

The long side is about 50 feet and the side is about 25.  If they can get a parking variance and let a tower overhand the sidewalks, they could do a tower there with one small 800-1000~ sq foot unit per floor.

It's actually a pretty brilliant business model.  Pay $18 million for a tear-down 1980s apartment complex, spiff it up and market it to trust funders on vacation, then in 10 years, just as all of the decor needs to be replaced, sell it for $40 million to a developer who'll bulldoze it.

^That might be the city park site that isn't actually a city park.  So the homeless advocates have been up-in-arms.

The Tennessean reports that Nashville's growth rate shrunk significantly in 2018, but it still added 30,000 residents:

The metro probably won't surpass 2 million in the 2020 census, but will likely surpass all 3 C's by 2030.

Not saying I have experience with bachelorette parties, but from my experience with bachelor parties and similar:

 

Chicago > Detroit = Vegas = Cincy (being a Cincy quasi-local helps) >>> Nashville.

 

I don't get the Nashville bachelor party / bachelorette party draw.

 

Nashville certainly would have Gatlinburg beat IMO

Briley, who inherited the mayor's seat after Barry's resignation, is defeated by John Cooper.  So the last vestige of the Barry scandal is gone.

My cousin is there for work right now and says all of the locals are HEATED about lax building codes leading to more collapses and damage

Renderings have been released for a retractable roof stadium for a major league baseball franchise in Nashville...a group of investors is looking to poach either the Oakland A's or the Tampa Bay Rays or make a bid for an expansion team.

Thinking about this...this stadium location permanently blocks a bridge at the foot of Broadway.  I have long thought that a low bridge with a draw span might be possible here since commercial shipping on the river is light in this area.  A low pedestrian-only draw bridge is definitely possible.   

 

Unfortunately, they messed-up big-time when the Schimerhorn was built where it was, with its front entrance facing the former ramp to the small bridge that was shuttered to vehicular traffic when the Korean Vets bridge opened around 2005.  Now they have to wait until Martha Ingram dies before they entertain any idea of extending the entrance ramp to the arena and reopening the thing to traffic.  The very expensive facade will be blocked by a ramp but...too bad.  Plus, the damn thing has faced a surface parking lot for the past 15 years and nothing has been done about that.

^Look at where all of these 20~ story buildings are going up between the tracks and the interstate - I don't doubt that there is planning in the background to bring regional rail into Union Station.  The downtown railroad yard is not very big but it is active 24 hours a day.  It's where all of the local freight for various local industries are sorted.  No doubt there have been conversations re: getting all or almost all of that activity out of there and turning the railroad yard over to developers and giving over the feeds to that yard to passenger rail and commuter rail.

Nashville's new mayor proposes new transit plan, but it will not involve any rail, only a BRT from suburban Antioch.  The West End/Broadway BRT that was the subject of 2014's Amp gets no revival.

This significantly discourages more development near the new I-840 and will put more pressure on land values in Davidson and the other neighboring counties.  

 

Davidson is where DT Nashville is - Cheatham County is almost completely undeveloped thanks to its rugged terrain and lack of water and sewers.  Therefore the suburbs are going to keep pushing to the north, east, and southeast.  We might see development leap frog Williamson and start happening in Hickman County, but that is a LONG 45-minute drive into town.

Nashville has almost zero historic buildings as compared to any northern city, so it's a shame that several Second Ave. buildings lost their front facades.  No news yet on how they will be rebuilt.  Hopefully a developer doesn't get greedy and seek to insert a narrow skyscraper in this spot since these buildings are over 100 feet deep and the backs are okay.
